Definition

Environmental management concerns all tasks relating to:

• Management of energy and fluids (ensuring meter readings and improving buildings’ energy performance)

• Management and optimization of comfort for buildings’ occupants (air quality, thermal and acoustic performance)

• Waste management (recycling collection) • Establishment and management process under regulations such as

environmental annexes and in general any action resulting from regulations • Management of buildings’ environmental certification process • Reporting of these missions as part of CSR policy of mandated portfolios

Mission in details

The Property Manager, has the following missions:

• Fluid Metering (energy, water) and optimization of energy performance • Setting up and regularly re-negociate contracts in order to get the best

pricing conditions • Setting up and ongoing optimization of the fluid metering • Management of the implementation of fluids contracts • Fluids consumption analysis and proposals from any improvement in

operating practices to reduce consumption, or undertake work for the improvement

• Monitoring of energy audits to improve performance

• Overall management of the HQE in operation, BREEAM IN USE, LEED certification or otherwise, with respect to the Principal, AMO, and technical services:

• Overall management of the HQE Exploitation, BREEAM IN USE, LEED certification or otherwise, with respect to the Principal, AMO, and technical services

• Project team management (define roles, educate, mobilize, communicate, control)

• Participation in the development, field monitoring and updating of operating procedures under the relevant certification

• Project planning, ensure that deadlines are respected • Checking on the success of the project

• Environmental management (excluding fluid management)

• Managing and optimizing the conditions for occupant comfort in buildings (air quality, thermal and acoustic performance) by implementing the best operating practices

• Setting up a waste management policy for collection and recycling • Setting up and managing environmental annexes through the

organization of steering committees • Setting up environmental action plan for managed assets • Legal watch in the field of environmental regulations • Reporting of environmental indicators
