QT Hotel Sydney is a fusion of two iconic heritage buildings,

Beyond the Master Architects role, Woodhead also led the

back of house interior design, together with the restoration and

interpretation of the heritage lobbies and the interface areas

together with coordinating the interface between all consultants

and two interior designers, Nic Graham for the public areas and

Indyk for guest room interiors.

The hotel comprises:

− 196 designer guest rooms including eight rooms with disabled

access — on levels 3 to 10 in the State Theatre building, and

levels 4 to 11 of the Gowings building.

− Lobby area accessed through the existing State Theatre Building

lobby recreates aspects of the original lobby space and maintain

the Art Deco and Gothic styles.

− A new external connection between the buildings joins the two

‘wings’ of the hotel, a heritage sensitive access link over the

Gowings Laneway.

Woodhead was engaged as Master Architect to lead the design

team through a truly collaborative two year process. QT Hotel

Sydney is a fusion of two iconic heritage buildings, the State

Theatre Building which is listed on the State Heritage Register and

the Gowings Building which is locally listed. This complex project

with historically differing uses and construction led to unique

and signifi cant challenges in terms of connectivity structurally,

architecturally and in terms of the resultant interior spaces.

The success of the project is the collaboration between the

heritage architect and the cooperation of a creative builder (Built).

Woodhead commitment to a consistent design team through

the entire design and construction process, resulting successful

collaboration with Graham Brooks and Associates - heritage

consultants, and Sydney City Council’s Senior Heritage Specialist.

This dedicated team had to remain fl exible providing immediate

responses to the discovery of original heritage detailing, artefacts

and past documents. This fl exibility has leveraged the entire

design team to create a richer outcome.

With heritage buildings, let alone two, there is always the

unexpected, which can cause delight or frustrations. Earthquake

proofi ng a steel framed, stone clad building of heritage

signifi cance had its complexities. Services reticulation and power

supply was never going to be easy. Recreating façade mounted

knights, gargoyle and other sculptures, not seen for over 60

years was always going to be an interesting but fun challenge. All

this has been achieved while the State Theatre has remained in

continuous operation.

With the offi cial opening in September 2012, QT Sydney is the fi rst new fi ve-star hotel to be built in the Sydney CBD in over a decade.

The design concept for the hotel has evolved from an initial

contemporary boutique approach to include some of the more

traditional Suzhou elements. In the renovation design, Woodhead

sought to capture some of Suzhou’s cultural distinctiveness,

re-interpret the forms, adopt patterns in the contemporary ways

and apply these concepts to the architecture and interiors for the

building.

Overlaid on this cultural base, the design is a fashionable

and indulgent sensibility that adds a high quality boutique and

whimsical element to the schemes for the public spaces and guest

rooms.

Suzhou enjoys international acclaim for its beautiful stone

bridges, exquisite gardens and is the centre of traditional

silk making. The hotel’s design incorporates contemporary

interpretations of many of these elements including the local

that symbolises this historic region.

If privacy is required a blind from the ceiling can be drawn down

to the vanity. In the room, the rich timber bed-head and side

tables provide a contemporary grand feeling, overlooking the

window box which doubles as a comfortable reading seat with a

bay-window feel.

Many of the rooms overlook the resort pool, lush trees and

Clark Quay beyond. The pool deck is the focal point of the hotel,

providing the unique resort feel, wet edge, waterfall and lush

landscaping – all part of the City Resort concept. Here guests can

sit by the 25-metre pool on water sun lounges cooling your feet in

the tropical delights of Singapore.

The Business Centre also overlooks the pool and includes a

unique roof deck for open air functions with great views across to

Clark Quay.

Woodhead was recommended by Australian-based StayWell Hospitality Group, one of Asia Pacifi c’s largest independently owned hotel management companies, to design its fi rst Park Regis branded property in South East Asia.

This new hotel development is opposite the bustling entertainment

and restaurant area of Clarke Quay and only fi ve hundred meters

from the main banking and corporate precinct of Raffl es Place.

Opened in November 2010, Woodhead designed the full scope of

the interiors for the 203-room, 4-star business and leisure hotel,

and the public areas of the adjacent offi ce tower.

The 7-storey hotel includes an all-day dining facility, lounge bar

and a 25 metre lap pool that overlooks Clarke Quay. The gym,

business centre and roof top bar is located in the 3-storey focal

point between the hotel and offi ce towers. The design concept of

the Park Regis Hotel is “Contemporary City Resort” and features

natural materials, exudes elegance, and makes subtle references

to the richness and colour of the Chinese culture and heritage of

the area.

The hotel rooms are quite small being a new inner city hotel. To

maximise the feeling of spaciousness, the traditional bathroom

walls have been removed, allowing clever integration of the vanity

bench to include mini-bar and coffee facilities on the room side

with bathroom and toiletries on the bathroom side. The shower

and toilet provide privacy as translucent glazed cubicles. The

vanity mirror from the ceiling to the vanity top provides an artwork

facing the room.

Located in the heart of Perth’s entertainment and restaurant district, the Citigate Hotel has unveiled a dynamic new look.

Designed by Woodhead for Mirvac Hotels and Resorts, the design

team have accomplished a spectacular refurbishment of the

hotel’s public zones, achieved within the confi nes of a modest $9

million dollar budget.

Woodhead was commissioned to provide design services

for the refurbishment of the ground fl oor including the lobby,

porte cochere, Encore Restaurant, function rooms and West

End Bar. Each area is designed to express a contemporary and

sophisticated “Perth look and feel”.

Additional works also included the upgrade of guest rooms,

corridors and lift lobbies to the guest room fl oors, suites and the

roof terrace including a pool deck and surrounds.

The design pallet was developed through a selection of

contemporary furniture, fi ttings and fi nishes creating a fresh

ambience appropriate for an executive hotel of this calibre.

The lobby design aspires to create a sense of arrival that is

sophisticated, welcoming and comfortable.

Colour and materials, together with the application of local

fl ora and native cultural elements within the graphic, hint at the

cultural contexts of the spaces establishing mix of heritage and

contemporary urban chic.

The Citigate Hotel is a four star, 275 room hotel catering

primarily to business clientele and short term urban tourists.

Ideally located in the centre of the CBD with views across the

Swan River, the offi ce block was converted in just 14 months. The

hotel now features 243 rooms, six suites, restaurants and function

rooms; all with a distinctive Western Australian character.

The design brief called for ‘contemporary and vibrant’ front-of-

house facilities including lobby, reception, lounge and public

areas, function room, business centre and restaurant. Conversely,

guest rooms were to be a ‘home away from home’ for visitors.

While elegance and simplicity are formed through the creative use

of colours in the front-of-house facilities, an ambiance of warmth

and comfort is created in guest rooms through the use of timber

and natural colours, fi nishes and furniture.

Woodhead continues a strong relationship with the client and

has secured ongoing upgrades and refurbishments to the hotel.

Subsequent commissions include;

− ‘CBD’ bar and restaurant.

Woodhead has worked with the team At Rydges Perth over a number of years and several refurbishment projects. The initial works, to convert an old offi ce block into a vibrant hotel, followed Woodhead identifying the optimum performance potential of the property.

To ensure a high quality development with appropriate level of

service, the ground fl oor accommodates a lobby and reception,

business centre, swimming pool and gymnasium. Basement

parking is provided and a separate service area supports the back

of house facilities.

Through careful site planning, the proposal maximises the

potential of this currently under-utilised site, whilst maintaining an

active, vibrant interface with the streetscape. A high quality edge

provides a pleasant environment to dine for both the hotel patrons

and the public.

The design approach provides a contemporary building form,

with clear articulation of the ground fl oor food and beverage

component.

The facade has been articulated with the window projections

which further reinforce the strong outlook towards the city. The

podium element and hotel balconies also provide a stronger visual

statement to Beaufort Street.

The Pullman Hotel is recognised as setting a new standard in

hotel design and Indian construction quality. Its approximately

31,800m2 of gross fl oor area comprising of 270 guest rooms

including suites, three food and beverage outlets, convention

facilities, business centre, executive lounge and fl oors, pool deck

and bar, health centre and spa.

The concept design of The Pullman Delhi takes its inspiration from

the majestic peacock, whose dance foretells the arrival of rain,

a symbol of fertility. Poetic curves, some defi ned and some lying

subtly between lines are expressed throughout.

The design displays an intricate, interwoven story of threads and

feathers, between industry and nature, between business and

leisure where movement, energy and music create the rhythm of

space.

Woodhead was appointed interior design consultant for the new international 5-Star Pullman Hotel in Delhi. The hotel is one of thirteen in the hospitality zone of the mixed-use New Delhi International Air-tropolis development.

Situated in the culturally rich state of Orissa, the design takes its

inspiration from the sights, sounds and colours of the local

area. Yet the hotel also provides a respite of calmness through

its reference to the important spiritual presence of surrounding

temples and contemporary interpretation of traditional tribal

culture, arts and craftsmanship.

The hotel’s proximity to the Airport is part of the city’s strategic

business tourism development. The fi ve Food and Beverage

offerings in the hotel aim to attract both travellers and locals, and

provide a stage to showcase the multifaceted local identity within

the guidelines of Radisson’s strong brand.

Woodhead’s clearly structured design intent has positively

infl uenced the architecture and landscape solutions, creating a

synergistic collaboration between all members of the consultant

team.

The 544-key, International 4-star business hotel has a built up

area of approximately 28,800m2. Its unprecedented scale was

an opportunity for creativity in the design solution. Its amenities

include an integrated All Day Dining & Specialty Restaurant, a Bar

and Lounge, Swimming Pool, Health Club and Gymnasium with

Spa, Business Centre and Meeting Rooms.

Mumbai’s locality provides a strong ‘Sense of Place’ which

is captured and expressed in the design concept of the hotel

interiors. Surface decorations and carpet fi nishes showcase motifs

inspired and referenced from palm trees and the nearby Arabian

Sea. The resulting interior design exudes energy, movement and

the emotion of transience.

In line with Novotel’s brand standards and tagline “designed for

natural living”, the new Novotel Andheri in Mumbai upholds its

fundamental values of modernity, good design, simplicity and

effi ciency.

In October 2010, Woodhead was appointed as Interior Design Consultant for the new Novotel Andheri in Mumbai, India, operated by Accor.

It is the fourth Novotel hotel to open as part of Accor’s expansion

plans in the sub-continent. The property is truly spectacular

located on the beach side facing directly the Bay of Bengal with

all 240 rooms enjoying stunning views to the sea. The hotel

has 9 storeys and 2 basement fl oors and features a world class

convention centre and conference facilities for 1500 people —

the largest in Vizag; two restaurants, bar lounge, pool with large

pool terrace and spa over approximately 26,400m2.

The interiors are contemporary in style, refl ecting Novotel’s

innovative spirit in keeping with its clear iconic identity of the

building and facade.

Woodhead was appointed by Sea Valley Resorts Ltd, part of the Varun Group of companies, as the interior designers for the latest 4-Star Novotel branded hotel in Visakhapatnam, known as Vizag in Andra Pradesh, India.

Client Confi dentialThe proposed design included full refurbishment of all guest

rooms and corridors, redesigning of bathrooms to open them up

and incorporate them as a part of the hotel room, and to provide a

hotel room that was unique to the local and international market.

The concept presented was to provide an international quality

hotel room that was unique to the Auckland hotel market, offering

all the luxuries of an international luxury hotel, while playing on

the important aspects of ‘home’ to make the guests feel more

comfortable. The point of difference of the proposed hotel room

design was to lighten up the space, while making the room plush

and modern, with a strong emphasis on local art and sculpture

throughout the fi tout.

Client Confi dentialThe proposed redesign included consideration of all public areas

of the proposed development, in particular the atrium, reception

areas and external façade. The client was looking for a beacon

within the hotel market of Hamilton.

The concept introduced by Woodhead looked at the surrounding

topography of the area, in particular the Waikato River and the

ever changing scenery of the area.

Of particular importance was the connection of the River to the

Tainui tribe. With that in mind the design concept was infl uenced

by water, and the ripples created by the fl owing river. This concept

was evident in all aspects of the design including lighting,

refl ection and materiality.

Client Amalgamated Holdings Limited

Completion 2012

Opened in 1972 as a 5 star hotel, the Rydges Lakeside rooms have

not been updated for approximately 25 years, and have forced the

hotel to drop its star rating to 3.5 stars. Following a recent lobby

and restaurant upgrade, Woodhead was brought in to re-design

the dated rooms, guest corridors and lift interiors, and therefore

improve on room revenue and overall rating.

Concept design and planning of the 23m2 rooms (including

bathroom) was driven by the brief to make the rooms feel more

modern, make them look bigger and link them to the lobby

refurbishment. A decision was made to remove the bath and replace

with a shower, while in the guestrooms furniture and joinery were

designed to have minimal contact with the fl oor, maximising the

amount of visible fl oor. Additionally, mirrors were used extensively

in both bedroom and bathroom to refl ect light and add to the

appearance of space.

3,800m2. Woodhead’s design incorporates 300 apartments and a

150-room boutique hotel over 40 levels and was one of two being

considered for the project.

Design complexities included a very unusual shaped site and

A ‘tropical-maritime’ theme underpins the design of both the

lightweight modern materials and more solid structures create

an atmosphere of long-lasting aspirations whilst relating to the

maritime and tropical nature of the region.

The buildings respond to user needs, the magnifi cent views and

Port Lincoln Hotel, operated by Hurley Group, is a 4 star resort located on one of the world’s largest protected natural harbours, sparkling blue Boston Bay, and is bounded by Lincoln National Park.

The hotel design is contemporary and offers a unique relaxed

environment, enhanced by the use of soft contemporary materials

and natural light. The design emphasises the coastal location

of the building by framing the best views and introducing clean,

strong lines.

Set over seven storeys and featuring 111 rooms, the award

winning hotel comprises a range of associated activities including

bars, restaurant, conference facilities, gaming, recreational

facilities as well as a swimming pool and gymnasium.

This unique development meets a strong demand for good quality

holiday accommodation and convention facilities for business

and leisure travellers. It reinforces Port Lincoln as both a popular

tourist destination and a major commercial centre for the rest of

the Eyre Peninsula.

The primary target market is the Eyre and Yorke Peninsulas and

the northern part of South Australia, although the resort is also

favoured by interstate corporate visitors and overseas tourists.

Karri Valley Resort was built in the early 1970’s on the banks of Lake Beedelop, near Pemberton, WA, and in the middle of the magnifi cent south west Karri Forests.

This site is part of a large land-holding which was originally a

hops farm and is now a strategic tourism site.

In 2006 the current owner Sime Darby Resorts commissioned

Woodhead and other environmental and services consultants to

prepare a masterplan for the development of their land-holding

into a combined tourism and residential township.

The redevelopment includes a mixture of residential types, a small

commercial centre and a new resort featuring 80 chalets. Some

chalets are set into the forest and others on the waterfront, a two

storey central facilities building features a waterfront restaurant

and day spa.

A lockup garage, maid’s quarters, study area and storage,

together with spacious entertainment areas including a pool, open

kitchen, dinning and lounge are provided at ground fl oor. The

intimate areas offer comfort with generous bedrooms with timber

verandas, separated en-suites and family areas.

The roof terrace is accessible through an external staircase,

linking the entertainment area at ground level with the upper level

living spaces and achieves the best views from the top.

The ocean villas development captures the essence of this tropical

holiday setting, with the built environment enhancing the natural

assets of the site and creating a unique and exclusive beach front

residential community.

The unique feeling of resort living is achieved with extensive

amenities that foster recreation and relaxation within a sensitive

landscape design that integrates waterways and lagoon, with

The master plan achieves maximum ocean and golf course views

The complex accommodates 170 luxury villas, 2- bedroom villas

design takes on a tropical approach in response to the local

climate and is enhanced through the use of local materials.

Cross ventilation, double height and fl uid spaces together with the

creation of internal green courtyard areas generate microclimates

relevant in cooling the villas. Timber battens, louvers and timber

shutters provide a sense of light and shade to the interior spaces

and folding glass doors provide for expansion and linking of

internal spaces with external areas and amenities. The exposed

timber structure facilitates local construction methods and

reinforces the tropical theme.

Woodhead was commissioned to design a new 73 unit 5-star resort development on the 1.4 hectare beach front site at Yorkeys Knob Beach to replace the former Yorkey’s Beach Bures.

The resort style development consists of 2 to 4 bedroom units

and features an array of 5 star facilities, including health club and

spa, decked bar and grill, penthouses with plunge pools, a unique

feature ‘sit-in’ pool surrounded by a natural lagoon and high-tech

features such as a soothing under water music in the resort lap

pool.

The design will allow for both the functionality and fl exibility

required for ‘twin key’ accommodation.

The 1.4 hectare development will retain and incorporate the

existing native gardens and mature palms as part of the overall

eco-friendly construction policy.

Environmental Management System

Woodhead’s Environmental Management System (EMS) aims

to reduce the environmental impacts that may result from our

operations and from the projects we design.

Our EMS has been tailored around our existing ISO 9001 Quality

Assurance system, and focuses primarily on actions needed to

address our Climate Friendly commitment. We look forward to

achieving fi nal EMS ISO 14001:2004 certifi cation shortly.

Green Building Codes

As an inaugural and continuing member of the Green Building

Council of Australia, Woodhead continue to be actively involved

in the creation of Australia’s fi rst Green Star rating tools. In fact

we were using similar rating tools on projects even before the

creation of the GBCA, and we now support the GBCA in all their

endeavours.

Woodhead is committed to maintaining Green Star Accredited

Professionals within each studio and at leadership level across the

group. In addition our team has the knowledge and skills to work

with and apply NABERS energy rating requirements and relevant

Government and Defence sustainability guidelines.

Greenhouse Impacts from Projects

Our core service is in the delivery of world-class design. The built

environment has a signifi cant impact on global warming and

water use, and we believe that we can drive positive change in our

industry, ultimately to the point where sustainable development is

part of the solution to global warming.

Our Climate commitment objectives have been incorporated

into our design process, whereby every project is assessed for

sustainable benefi ts and outcomes. These outcomes are balanced

between environmental, social and economic benefi ts.

WOODHEAD ENVIRONMENTAL SUSTAINABILITY

Woodhead are increasingly raising the sustainability value in all

of our projects – we believe that every client should benefi t from

improved building performance, improved user comfort, and

reduced environmental risk.

Woodhead ‘ESD Performance Targets’

The ESD Performance Targets work together with a defi ned set

of ‘ESD Essential Requirements’ to capture additional initiatives

to lower the overall environmental impact of the building during

design, construction and operation.

Energy

− Achieve a 20% improvement on the minimum energy effi cient

performance requirements using either one of the Verifi cation

Methods (Stated Values or Reference Building) described in

Section J of the Building Code of Australia (BCA).

− The 20% improvement target is generally consistent with the

minimum 4.5 star NABERS rating for commercial offi ce buildings.

− A building meeting the minimum BCA energy effi ciency

requirements should achieve an approximate 3 star NABERS

rating.

− A 4.5 star NABERS rating represents an approximate 20% to 25%

improvement compared to a 3 star building.

Water

− Achieve a 30% reduction in potable water consumption compared

to a design reference building.

− NSW: the residential planning scheme (BASIX) sets a water target

of 40% reduction compared to average water consumption. This

is calculated using a complex web based database.

− The simple method for calculating the water target is described in

the Defence Water Target Calculation Methodology document.

Materials

During demolition and construction works at least 70% of all

waste by weight (except hazardous materials) should be either

reused or recycled. Recorded by the contractor each month:

− weight of all waste leaving the site;

− weight of waste that was recycled/reused (i.e. not sent to landfi ll);

and

− destination and/or name of recycler/waste hauler.

Soil stockpiled on site for reuse as fi ll shall not be counted in the

calculation of waste. The defi nition and calculation of waste shall

be in accordance with the current Green Star Technical Manual.

Woodhead has developed a set of ‘ESD Performance Targets’

that are quantifi able measures relating to the assessment and design resolution of energy, water and materials in our projects.

Example ESD Essential Requirements

Energy

Appliances shall meet the following minimum energy effi cient

ratings;

− Dishwasher: 3.5 stars

− Refrigerator: 4 stars

− Washing machine: 4 stars

− dryer: 2.5 stars

− Domestic air-conditioner: 4.5 stars for cooling

− Hot water systems shall have solar pre-boost with the system

sized to provide a solar contribution of at least 50% of total annual

hot water energy consumption. Where natural gas or LPG is

available to the site the hot water system shall be gas boosted.

Water

All taps, toilet, showers and appliances shall have a minimum AAA

rating or equivalent star rating.

Materials

− All refrigerants and insulation shall have an Ozone Depletion

Potential (ODP) of zero.

− All timbers shall be sourced from either post consumer reused

timber or from plantations complying with the Australian Forestry

Standard.

− All internal paints shall be low Volatile Organic Compound (VOC)

(g/litre).

− No PVC products shall be used in fl oor coverings (unless there is

no other alternative).

− A dedicated storage area shall be provided to allow segregation

and collection of recyclable waste generated during occupancy of

the building.

Woodhead is committed to the continual improvement and up-

skilling of our team with the latest documentation and visualisation

technology. Our teams are fl uent in CAD and BIM authoring and

coordination technology, specialist graphic design and publication

packages and traditional administration processing tools.

The implementation of BIM (Building Information Modelling) tools

and processes have made it possible to better streamline work

fl ows throughout a building’s life-cycle, from concept /schematic

design to model integration of design and construction models to

facilitating the management of maintenance and decommissioning

information of the built asset.

BIM tools and processes enable our team to reduce risk, retain

design intent and better ensure the client interest is maintained

throughout the project. This also helps streamline quality control

and provides a higher level of coordination between consultants.

The processes adopted and the generation of coordinated models

facilitates clear communication between all project stakeholders

which in turn provides access to a wider range of analytic tools

thereby better addressing our clients specifi c needs.

At Woodhead, the adoption of BIM tools and processes is now our

predominant and preferred method of workfl ow thereby ensuring

quality solutions for our clients.

Our BIM technology enables our teams to:

− Reduce risk particularly in the bid phase of the project

− Retain design intent throughout the project

− Streamline quality control

− Provide design and construction certainty between consultant

disciplines

− Reduce confl icts on site through clash detection and

comprehensive scheduling and data reporting during the design

process.

WOODHEAD QUALITY AND TECHNICAL CAPABILITY

BIM lessons we have learned

− Technology... BIM is a process with effi ciencies available through

planning of clear workfl ow practices and procedures.

− Modelling may incur more up front costs, yet;

− The integrated model can provide a greater level of control all

round.

− There is value in working with Contractors as Consultants,

however not all procurement processes will support this.

− Getting the right team is an issue for all projects. With BIM

implementation selecting the right team is essential. BIM is only

as effective as the most ineffective link.

− The level of service is superior to that of traditional service

provision and therefore of greater value to the Client.

Case Study: Greenskills, Perth, WA

Woodhead is commissioned as lead consultant for the design and

delivery of the Central Institute of Technology’s Greenskills project

in Perth, WA.

The new building will provide an innovative learning centre for

the development of knowledge in the area of sustainable building

design studies.

Woodhead are collaborating with the Structural and Building

Services Engineers to develop the integrated BIM model, capturing

the work of all design team members, to establish and validate the

building design, to enable construction documentation production,

and to capture future ‘as constructed’ information, maintenance

and manual requirements.

The appointment includes the provision of full architectural and

interior design services and coordination and integration of all sub

consultants. The latest technological developments and processes

were adopted to inform the move towards fully integrated project

delivery.

Quality Certifi ed by Australian Standards

Woodhead operates a certifi ed Quality Management System

which complies with the requirements of ISO 9001:2008, across

Woodhead Studios covered on the Certifi cate. Renewal: 23

February 2015.

Woodhead takes the quality of its services and output seriously.

Excellent outcomes for our clients are our goal, achieved by

working with a Management System that provides checks and

balances to our processes, ensuring consistent success.

This mature Management System is certifi ed in fi ve Australian

States and Territories, by SAI-Global, to AS/NZS ISO 9001:2008.

This includes a Management Manual detailing the company’s

approach to policies, objectives, management review, resources,

sub-consultant appointment and improvement strategies. Core

business processes from Project Initiation through to Completion

are described.

In addition, a range of system-specifi c procedures, forms and

checklists provide a structure to ensure Woodhead staff work

consistently and well. These relate to document and record

control, required competencies, client feedback and continuous

improvement action through a sophisticated internal audit

program.

Woodhead has a full-time Group Quality and Risk Systems

Manager based in Adelaide, with a Project Delivery team in each

Australian offi ce checking the effi cient management of quality

– both in process and fi nal product - throughout the company.

All staff have equal access to quality-related resources over a

company-wide Intranet.
