Our logo is our visual brand – our trademark. It has heritage and value. It is precious to each and every one of us. If we are sloppy in its use, people will assume we adopt the same approach to our services, and we will go down in their estimation.

However, if we adopt a highly professional approach to managing our visual identity, we will send out much more positive messages. Consistency, care and attention to detail should therefore be our watchwords when using any of the Wright Marshall logo or promoting the Wright Marshall brand.

These guidelines are designed to help you get the most from our brand and any marketing material. When in doubt, refer to this guide or contact the marketing team for help.

The principle logo

There are strict rules applying to the general layout, proportion, typeface and colour of the logo. These rules MUST be adhered to.

The logo must appear in the proportions illustrated. No other layouts should be used.

Full colour version

This is the preferred option.

Artwork for all logos is available in ‘eps’ or ‘JPEG’ format from the Business Development and Marketing Manager.

Corporate colours

The colours that make up the logo are the principle colours of our colour palette.

Single colour

There may be certian situations where it is appropriate to use a single colour version of the logo.

The verison illustrated here is the only single colour version available.

There is no greyscale version.

In most applications, the single colour version should be used in black and white, however, this may not always be possible depending where the logo is being reproduced.

Low quality printing

Some processes such as newspapers will never reproduce the logo as we would like. Therefore, we have developed a CMYK and single colour version that should be used in these situations.

We have used a slightly bolder version of the font that is easier to reproduce.

This version should ONLY be used where quality is an issue.

Exclusion area

The exclusion zone is the minimum area around the logo that must remain clear of typography or any other graphic device. The exclusion zone is the height of the x. This applies to all sizes and versions of the logo.

Preferred minumum size

To ensure legibility and allow for ease of recognition, the logo should ideally never be reproduced any smaller than 15mm or 80 pixels in height.

Asolute minumum size

The absolute minimum size for print should be no smaller than 12mm.

Don’t…

Our logo is important so it needs to be protected. It must NEvEr be redrawn or modified in any way.

Always make sure that the logo is clearly distinguishable on any background.

Do…

If there is any question about its readibility, you may use a thin white keyline around the outer box to make it stand out.

Our corporate font is Helvetica Neue. If you don’t have this font on your system, then you should use Arial in corresponding weights.

Helvetica Neue (or Arial) should be used for all internal and external communications including emails, faxes, letters and reports.

Colour Palette

Wright Marshall corporate colours are Blue, red and Yellow as listed on page 4 of these guidelines. However, we have selected a series of secondary colours that can be used with our corporate colours to help keep our communications and publications fresh and current.

Where possible only one colour palette should be used for any one document. Try not to mix colours from multiple palettes. Only tints of 30% and 10% can be used.

The red and the yellow from the logo should only be used sparingly and only as accent colours. The corporate blue can be used liberally with the any of the colours from the secondary palette.

Property logos

Because of the subtle differences between the different areas of the property division, and their kerbside profile, it’s important that they are instantly recognised by their differing customers.

For this reason, a series of logos have been deveoped that are speicific to this division.

In order to create good consistency and customer recognition, it’s important that the logo is only used in specific formats. A maverick approach to its use will convey the same message about our business.

When used in their square format, these logos should be used exactly as illustrated and not distorted in any way, And the elements should not be separated and used on their own.

However, there is some flexibility, which will be covered in subsequent pages.

Property logos - variations

Depending on their usage, the yellow background can be extended and the position of the ‘roundals’ repositioned within the background.

However, there are rules that need to be followed:

- the inner blue circle must NEvEr bleed off the edge of the page or image.

- the red circle must ALWAYS bleed off the top and right hand side of the image or page.

These two examples show how to use and how not to use the logo. The top version has the logo positioned on the left - this should not be used.

The bottom example has the logo bleeding off the top and right hand side and echoes our ‘for sale’ boards, which are the most recognisable element of our marketing.

By keepiing the logo to the top and right of your marketing material, strengthens our brand and enhances customer recognition.

In certain instances it may not be possible to have the logo bleeding off the page.

in this example of our classified advertisements, we show the logo used as the ‘squared up’ version (see property/logos).

However, the logo should always appear on the outside of the page as this is the most prominent position. Therefore, on a left hand page it should be positioned on the left and on a right hand page, on the right.

Homebuyer Survey.

Starting theLetting processThe service you decide will depend on how involved

you want to be as a Landlord, from the basic request of

finding tenants to adding on rent collection, all the way up

to a fully managed service.

You should also give careful thought to the kind of tenants you want

or don’t want. Are you happy for families or would you prefer only

professional couples? Are you looking for a long or short

Unfurnished While not completely empty, an unfurnished property will appeal to

tenants who already have their own furniture and do not want to pay

extra for storage. In an unfurnished property you will still need to

provide window and floor coverings and some form of cooking facility.

Furnished If your property is marketed as furnished, most potential tenants

would expect to find the majority of furniture and electrical appliances

that they would need for everyday living. It is important to remember

that you will be responsible for repairing or replacing any items that

you provided at the start of the tenancy.

Being the First Sale to disperse the entire milking portion of400 grazing system dairy cows (second Sale will take placeon 31st March) of the herd, the property of EE Pryce & Sonand removed from Felton Butler Manor, Montford Bridge,Shrewsbury and for sale due to the completion of the currentmilk contract at the end of March. This is a most genuineunselected dispersal sale of quality good uddered cattle,ideally suited and specially bred for a spring calving grazingsystem. Age profile is really good with well over half milkingwith 1st, 2nd, 3rd lacts including 94 fresh heifers. Welcome Property

We’ve just launched our new look catalogue for the Fine Antiques and Interiors sales, the first of which was on the 20th & 21st January. This catalogue is the first step in a long line of branding improvements which are planned to take place throughout the year.

The catalogue is easier to read and navigate with improved pictures and arrangements of lots. It’s glossy to the touch and frankly you won’t want to put it down.

2014 saw a lot of positive and significant changes to the business we see today. It heralded the creation of Wright Marshall; formed from the merger between two prestigious local companies, Frank Marshall and Wright Manley. Thus, giving way to the newly combined group of eight estate agency offices, two fine art & antique salerooms and two agricultural and livestock markets.

We have also gone through a complete re-brand and after significant preparation and research, a brand new look was unveiled. All of our estate agency offices have undergone significant investment and changes in the form of refurbishments and other improvements that took place in Knutsford, Buxton, Nantwich, Whitchurch, Crewe and Tarporley.

Our new branding represents a stronger and unified company. The highly visible ‘for sale’ board is definitely an instruction winner for our property department and we are particularly pleased with the strong positive responses we’ve received from our customers.

In 2015, we will be making significant improvements to our remaining estate agency offices as well as moving forward with our plans to build a new market at Middlewich. I am also looking forward to seeing our Fine Art and Antiques business go from strength to strength. All in all 2015 promises to be an exciting year and I’m am proud to say I have a strong and dedicated team to support the business and to share in our success.

2014 saw a strong first six months with the market showing excellent signs of sales, price growth and activity. However, this strong pattern of activity dropped significantly after August with further cooling over the winter period. Mortgage lending criteria certainly tightened up

significantly and thus lengthened the process of obtaining finance. Buyers continued to be much more informed on relative values, undoubtedly an effect from portals size as Rightmove and Zoopla and other house related websites.

What’s in store for 2015?

This year, we will need to stand up to what is anticipated as tough market conditions; the uncertainty of a general election, combined with the threat of punitive property taxes from a left wing government are points for concern. There is also the challenge of an ever growing number of estate agents - both online and based on the high street.

On a more positive note, the significant reform of the stamp duty announced in December of last year has already had a galvanising effect on particular sections of the market. The reform has been welcomed by both buyers and sellers alike.

Whilst we could always do with more buyers, those actively viewing our properties are generally of a high quality, with many in proceedable position. There is an ongoing need for sellers to still take a sensible view on prices as this is certainly not a time to be over-optimistic.

Lettings: Keeping up with legislationLegionnaires Disease: Your legal obligations as landlord and letting agent.

Recent changes in Legislation now require all Residential Letting/Managing agents and Landlords to carry out compliant ‘Risk Assessments’ on every property under their control by Law.

The change in the law removed the 300 litre limit for hot and cold water services, and brought every landlord of private rented property under the legislation. Landlords and their agents must now undertake a risk assessment and preventative action to prevent their tenants, tradesmen and employees from contracting the disease.

Legionella bacteria exist in all water and in many cases at an acceptable level. However, it doesn’t take long to get out of control and reach dangerous levels

under the right conditions.

To date it is proven that in excess of 6% of all domestic water systems tested and analysed in the private rented sector had dangerous levels of colonisation, which naturally is a cause for concern.

1972, sold for a whopping £60,000 last

week at an auction in Knutsford.

asked to value this magnificent piece. The

previous owners, who bought the artwork

for £1,000 in 1972, decided to sell and

approached us for a valuation. We deal

with a lot of high profile artists, including

many examples by Lowry, but it’s rare

to find one of this calibre so locally. The

painting “People in the street”, signed

by the artist, is an exceptionally good

example of his work.

‘What made this sale even more exciting

was the BBC were filming a special

episode of their series “Fake or Fortune”

dedicated to the painter and due to be

aired in September this year, so to get a

result like this on the night is just brilliant,

and sets a new record for us at Wright

Marshall.
