Newsletter: If you are receiving a hard copy of our newsletter, we ask that you email anyone on the board to receive it electronically. This helps save on paper and costs.
Rentals in Woodbine: If you are considering purchasing a home to rent, our Woodbine Bylaws state: Each dwelling erected shall be planned, erected and used for single-family occupancy only. Single-family occupancy is defined as no more than two (2) unrelated persons. All dwellings that are used by the owner for rental property shall maintain the same type occupancy.
Selling your home? If you have your house on the market, please let our board know by emailing [email protected], so we can prepare a packet for your buyers in time for your house closing!
Initial Contribution Fee: All sales of homes in Woodbine have a $300 initial contribution fee applied at settlement.

WHAT IS HOMESTAY?
Homestay is the rental of residential property (your home), or a portion of it, to guests for short
term stay. Often homeowners use web-based platforms such as AirBnB, Craigslist or HomeAway for advertising and booking of this type of short
term or transient rental.
As of January 1, 2017, this type of rental activity is allowed in the Town of Blacksburg subject to standards adopted by Town Council. To qualify, you must (i) be the property owner and (ii) live in the home you plan to rent. There are other
requirements related to the number of times you may rent your home in a year, host and guest
information and guest safety standards. Lodging taxes must be paid for this type of rental.

Fresh Spring Salad with Lemon Vinaigrette Prep time: 20 minsTotal time: 20 minsServes: 2
Salad:
• 6 oz spring mix lettuce• ¼ cup roasted red peppers, chopped• ¼ cup sundried tomatoes, chopped• 6-8 oz grilled chicken breast, sliced into
½ inch strips• 2 oz feta• 2 Tablespoons toasted pine nuts*
Lemon Vinaigrette:
• ½ cup olive oil• 2 Tablespoons fresh lemon juice• ½ teaspoon grated lemon rind• 1 Tablespoon shallot, minced• 1.5 teaspoons dijon• 1 teaspoon agave• Salt and pepper to taste
Instructions:
To prepare the salad, place the lettuce at the bottom of two large bowls. Then divide the roasted red peppers, sundried tomatoes and grilled chicken between the two bowls. Sprinkle both with the feta and pine nuts.
To prepare the lemon vinaigrette, mix all ingredients in a small bowl or salad dressing shaker. Sprinkle lightly over each salad. Store the remaining dressing in the fridge for up to three days.
NotesTo toast pine nuts, turn a small skillet to medium-high heat. Place the pine nuts in the pan and stir constantly for 2-3 minutes until lightly browned. You will be able to smell the pine nuts as they are toasting. Make sure to watch them the entire time because pine nuts burn very quickly.
T-Bone Steak with Truffle Salt Spice Rub
Ingredients
• T-bone steak• Canola oil• 1 tablespoon truffle sea salt• 1 tablespoon tomato powder• 1 tablespoon brown sugar• 2 teaspoons dried sage• Fresh cracked pepper• Finishing sauce• 2 cloves garlic• 1.5 tablespoons vegetable oil• 1.5 tablespoons butter
Instructions
• Coat the steak with canola oil.• Mix the rub ingredients, making sure to break up any clumps of brown sugar.• Generously rub steak on both sides and let the rub set while you pre-heat your grill.• Follow the instructions in this post on how to grill that T-Bone to perfection.• Finish it off with a little garlic butter. Brown two cloves of garlic in oil, add butter. Drizzle over steak before serving.
