Bramberg Am Wildkogel

The pretty village of Bramberg is located at the heart of the upper Pinzgau region close to the Salzach River and at the foot of Wildkogel Mountain in Austria’s Salzburg Province. This charming village dates back to the 10th century and is surrounded by mountains, picturesque forests and Alpine lakes.

Bramberg is a small yet lively town which has a great selection of shops and restaurants and is conveniently only five minutes from Mittersill, the region’s largest town. The region features 220km of magnificent skiing as well as great hiking and cycling making it a perfect dual season resort. Steeped in history, Bramberg boasts one of Europe’s only emerald mines which draws numerous amateur mineral collectors every year.

Bramberg is also home to the worlds longest nighttime toboggan run where you can sled for 14km down a floodlit run, all the way to the valley far below.

Bramberg lies within the beautiful Hohe Tauern National Park which is Europe’s largest nature reserve. It is also only 35 minutes’ drive from the famous towns of Kitzbühel and Zell am See which make for a great day trip.

Bramberg can be reached by train from Salzburg, and is only 1 hour 40 minutes from Salzburg and Innsbruck airports by car and 2 hours 20 minutes from Munich airport.

Your very own WINTER wonderland

As with most holiday homes in Austria owners are obliged to rent their property when they are not using it themselves. The benefit of this is that your property is earning an income for you when you are not using it.

A dedicated management company can deal with the hand-over of keys for your guests, and also provide laundry and cleaning services to deal with the change-over once your guests have departed.

Rental Information

Purchase Costs Purchase costs for buying a property are (~6.6%) of the gross purchase price. The purchaser must pay notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows: • Purchase Tax ‘Stamp Duty’ – 3.5% of the gross price • Entry to the Land Registry – 1.1% of the gross price• Notary’s fees – 1.5% of gross purchase price plus VAT• Court costs, administration fees – approx. 150 euros• No buyer fees!

Bank FinanceAustrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 1.6-2% and one year or five year fixed rate mortgages are also available. If you take a mortgage the fees add up to roughly 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, a notary fee of 0.5% for registering the mortgage and dealing with the bank, and a 1.2% mortgage registration fee.

Winter & SkiingBramberg has 62km of family friendly skiing on it’s doorstep comprising of 28km of blue runs, 25km of red runs, and 9km of black runs in the Wildski Ski Resort with altitudes up to 2,100m. The wide open slopes are uncrowded and snow-capped trees makes for wonderfully scenic skiing from mid-December until April. There are plenty of traditional mountain huts offering full table service and great food where you can relax and take in the exceptional views before exploring more of this pretty resort.

For an adrenaline rush why not try the longest nighttime toboggan run in world! Bramberg’s famous 14km run is floodlit so the whole family can enjoy tobogganing amongst the stars. With the help of the Smaragbahn lift, you will quickly find yourself at around 2,100m above sea level where you can embark on an adventurous ride down the mountain, covering an incredible 1,300 vertical metres in 40 minutes!

Just a five minute drive away is the new Panoramabahn gondola ski lift which gives direct access to the Kitzbühel Alps with a further 170km of sublime pistes. The slopes include 69km of blue runs, 77km of red runs and 24km of black runs as well as plenty of cross-country skiing with 500km of surrounding network trails.

The Kitzbühel Alps have over 50 modern ski lifts and 100% snow cannon coverage to ensure great skiing. Plus, with more than 50 rustic mountain huts and bars, you have a fabulous choice of sunny terraces to enjoy the great views and soak up the traditional Austrian hospitality.

KitzbühelKitzbühel is situated between the magnificent mountains of Hahnenkamm and the Kitzbühel Horn. A popular destination in both summer and winter, the centre of the town features pretty medieval buildings and cobbled streets which are bursting with traditional Austrian charm.

The outskirts of this little town offer a wide selection of modern, fashionable shops and fine restaurants. The surrounding countryside is exceptionally picturesque with forests and stunning Alpine lakes which are perfect for enjoying water sports or cooling off with a swim.

In summertime Bramberg is a wonderful destination with plenty of activities on offer for the young and the young at heart. As well as hiking and Nordic walking, there is a fabulous high ropes course as well as mountain railways which make great day trips for all the family.

The region is perfect for cycling as there are 800km of mountain bike trails with breathtaking views of Grossglockner, Austria’s tallest mountain. The gondola lifts are open throughout the summer months and can whisk you and your bike up to the top so you can freewheel down, stopping at the many picture perfect mountain huts to quench your thirst.

The Salzach river passes through Bramberg and is a great place to try out exciting watersports such as rafting and kayaking. Just 25 minutes away is the famous lakeside resort of Zell am See and its crystal clear waters where you can go for relaxing boat rides or cool off with a swim.

The town of Mittersill is a 10 minute drive and is home to the Mittersill-Stuhlfelden Golf Club, surrounded by the the Hohe Tauern National Park and the Kitzbühel Alps. This 18-hole course boasts rustic hay lofts, doglegs, ponds, a small stream and a par-3 island green.

This area really does spoil golfers, with a range of courses within easy reach. Thanks to this, the region is even known as the ‘golf centre of Austria’ with a choice of five local golf courses, plus a further 19 courses within an hour’s drive.
