How does Ka Makana Ali’i compare to Pearlridge or Ala Moana?Many retailers try to correlate the Ka Makana Ali‘i opportunity to their Pearlridge Center and Ala Moana Center locations. For these purposes we have compiled the following demographic comparison and studied Claritas Reports that indicate the RMP Opportunity Gap for the shopping centers.

The population around Ka Makana Ali‘i is younger and more affluent than the community that surrounds Pearlridge Center. The quality of this consumer is reflected in the caliber of retailers that are choosing to locate in Ka Makana Ali’i. Based on West Oahu’s historic and projected growth rates, the population density around Ka Makana Ali‘i will begin to surpass that around Pearlridge Center over the next 20 years.

REGIONAL MALL AVERAGE SALES

Ala Moana Center reports average sales per square foot (excluding anchors) of $1,450, of which approximately 50% is attributed to visitors, as opposed to local residents. Pearlridge Center reports average sales per square foot of $550, with over 95% of sales from local residents. Ka Makana Ali‘i anticipates average sales in the range of $750 per square foot based on the merchandise mix, efficiency of the store sizing and historical performance of other retailers in the trade area. Based on Ka Makana Ali‘i’s proximity to the Ko Olina Resort area (2,607 existing visitor units with approvals for 9,200 units) and barriers for customers to shop and dine outside of the trade area, Ka Makana Ali’i projects 30% of its sales will be from visitors.
