1. General information

The main idea of the Estate Project originated from the vision of several people connected to each other since 2010. Working together as a team, each one of us is a specialist in a different sphere of business. We based this project on a well-known principle KISS, which means “keep it short and simple”. This allows us to implement our project with the stability that everyone expects. General trust in ICO projects has been at risk for two years. Overall, most projects that are not based on real assets, such as tangible goods or shares in real companies, are rejected and treated as SCAM. Therefore, we chose the real estate market - to assure members of our club that our idea is supported by real and profitable goods – apartments.

1.1 Legal disclaimer

Estate Project (estateproject.io) is owned by Dynamic Estate Sp. z o.o. registered in Katowice, ul. Gallusa 12/135, 40-594 Katowice, Poland, KRS [National Court Register] 0000781317, NIP [Taxpayer. ID no.] 634-295-72-53. The presented WhitePaper is an informational document presenting the future plans and development of Dynamic Estate. It was created with good intentions and we want it to be our statement for all people who will participate in our project.

1.2 Information about the company

Dynamic Estate is another company from the Dynamic Group, which since 2010 has been incorporating companies called “Dynamic”. We operate in many spheres of business, including marketing, coaching, finance, advertising and insurance. Our team consists of responsible people who want to establish a good and transparent business.

1.3 Founders

We decided to work with people from many industries. There is no room for errors in projects of this kind. Our team consists of marketing specialists, lawyers, sales specialists, architects, social media specialists, graphic designers, blockchain technology experts, copywriters, property managers and renovation engineers. We are proud to present our core team. When it comes to the real estate market, we have to be prepared for everything. Managing such a large project requires stability, knowledge and a well-organized team.

2. Real estate market

For centuries, real estate has been considered a stable and profitable business. Nothing has changed over the years in this respect. Given the growing human population, we believe that real estate will be an even better source of income in the future. We believe that the real estate market is the most promising market in terms of profits. This is a stable market, characterized by a constant increase in the value of real estate. Our goal is to combine good, well-known solutions, such as flipping or renting apartments with new technologies, such as blockchain. This combination allows us to significantly reduce project costs and increase potential profits. It should also be remembered that the upward or downward trend in the real estate market is not abrupt. We have been observing a stable upward trend for years. Due to short duration of flipping, i.e. short-term ownership of a given asset, possible fluctuations will not affect our business. We all have to live somewhere. Despite many changes to Polish housing policy over the years, the real estate market is still not adapted in terms of quantity and quality. Despite many housing investments implemented throughout the whole country, the housing needs of Poles are not met. In addition, the natural increase in the number of humans means that apartments will always find new owners. More and more people are looking for a new apartment that will be ready for occupancy. Renovated, freshly painted, bright and spacious apartments will quickly find buyers, and thus guarantee the success of

our business.

2.1 General market assessment

The real estate market is considered to be one of the safest markets to multiply capital. Analysts from Forbes magazine believe that the real estate market may be a “safe haven for funds”. “Real estate is practically the only segment that allows investors to achieve large profits in a safe way” - says Forbes. A strong demand for apartments that still exceeds the supply is a good forecast for the development of the broadly-understood real estate market. Significant reduction in the time necessary to sale a property is also a positive aspect.

2.2 Our assumptions

We adopted several project assumptions when creating the project. Three of them form the cornerstone of our business.

First of all, not every residential property is our aim. If we want our project to be attractive, we must focus on the best properties, which can provide the greatest profits. We have accepted the amount of PLN 30.000 as the minimum expected return on investment. We do not purchase properties below this value. Second of all, our main form of action is flipping, because it is an investment with a higher rate of return than renting. We intent to rent our properties if the amount of obtained funds exceeds our flipping capability, or if there are other extraordinary circumstances. We also assumed that the share of investments in rental properties will not exceed 50% of the investment in flipping. Despite the fact that both forms of investment are attractive, each of them gives a different rate of return. Only a sufficiently high share of flips in the investment pool will provide above-average profits. Third of all, 85-90% of the gathered financial resources are allocated directly for the purchase and renovation of properties, and only 10-15% of the resources are allocated for advertisement and promotion of the company. The remaining business costs are incurred entirely from the profits generated from the company’s equity capital.

2.3 Project procedure

In every efficiently and effectively functioning company, there are a number of procedures regulating its current operation. Thus, we decided to introduce rules defining the various stages of operation. We decided to divide our operating system into four parts - purchase, renovation, rental and sale of the property.

2.3.1 Purchase

In our opinion, purchase of the property is the most important stage of the whole project, because it determines the amount of generated income. Our team consists of several experts who specialise in the field of real estate, whose only task is to take care of this part of the project. When we buy an apartment, we always determine its purpose: renovation and sale or renovation and rental. Establishing a clear purpose facilitates purchasing decisions, and dual-use of the properties doubles the chances of finding attractive apartments.

If the above assumptions are fulfilled, we can expect our project to be stable and profitable.

The purpose of renovation is to make the purchased apartments more attractive and efficient. From our point of view, renovation is aimed at increasing the value of the property. This is a key element that ensures profitability of the whole project. The basic assumption of activities undertaken at this stage of the investment is their repetition. Low costs of adaptation, changing the functionality of an apartment or its arrangement, allow us to easily increase its market value. Our experts are also responsible for this part of the project. Our team consists of several independent renovation teams led by our Renovation Expert - Bartosz Wójtowicz - and our Architect - Alicja Krawiec. 2.3.3 Rental

Rental is one of the possibilities to complete the investment process. The main purpose of renting an apartment is to obtain relatively stable income each month. At present, we can distinguish two basic types of rental on the Polish rental market: short- and long-term rental. Passive profits are obtained with a minimum investment of the property owner's time and work. This type of income can be achieved by long-term rental. Renting residential properties to private individuals or companies for employee benefits provides a stable income with a relatively low return on investment. On the other hand, we can offer a short-term rental, related to leisure or business trips. Regardless of whether our property is located in a tourist destination or an attractive business location, such a form of rental requires engagement on the part of the owner, at the same time generating much higher income. In our project, we decided to combine both forms of rental, which will allow us to achieve high profits during the holiday season and stable income in the least-crowded times.

2.3.4 Sale

Sale of properties is an alternative option to complete the investment process. In order to quickly and smoothly finalize the flipping process, we employ analysts who constantly monitor transaction prices of properties on individual local markets, so that our valuation does not differ from market realities.

At the same time, we remember that 80% of people are visual learners, therefore their purchasing decisions are based largely on visual impressions. In order for our properties to be attractive to potential buyers, the property passes the home staging process in each case. The best real estate photographers ensure professional presentation of the apartments.

3. General information about Estate Token

The issue of Estate Tokens will start on May 16, 2019 1:00 PM. The maximum number of tokens is 100 000 000 (one hundred million EST tokens) created on the ethereum platform in the ERC-20 standard. All tokens will be sold before the end of 2019, and unsold tokens will be destroyed. 3.1 Description

Dynamic Estate Sp. z o.o. As for unsold tokens, the excess will be destroyed without the possibility of moving them back into circulation. This is intended to retain the 20% / 80% ratio (project / holders).

! 3.2 Technical specification of EST Token

The sale of tokens is conducted through the https://estateproject.io website and during local events.

The total maximum number of tokens owned by the company is 20 million. They can be made available for sale for the future development of the company. The company may also buy tokens back from the market in the future.

EST tokens are implemented in the ERC-20 protocol, which is not only one of the most popular protocol, but most of all one of the most advanced. The program basis of ETC is a very extensive and fast blockchain ethereum.

3.3 Stages of sale

We decided to divide the sale of our token into 31 stages. Presale will start from $ 0.05. Then the price will be $ 0.15 in the crowdsale phase and will increase up to $ 0.45 at the last stage. Each stage will take 5 days. This gives us a total of 155 days of sale. If the sales limit or the deadline is reached, the sales stage is automatically closed. We reserve the right to extend the sale of tokens by 3 months if the level of sales is not satisfactory.

3.4 Use of funds

The main assumption of the project is to gather funds for the purchase and renovation of residential properties. The company, however, does not exclude the possibility of investing in commercial properties.

85-90% of the gathered financial resources will be used for investments relating to properties. The remaining 10-15% will form a marketing budget, aimed primarily at covering the costs of advertisement and promotion.

20% of EST tokens will be held by Dynamic Estate as a reserve fund. They will be retained for as long as possible at an intact value, to guarantee safe operation of the company. This fund will not be used in the near future. A long-term plan assumes that tokens will be bought from the market in order to reduce the supply, thus leading to a favourable increase in the value of a token. However, the company does not preclude the introduction of investment projects that require a significant recapitalization. Therefore, it is possible to introduce tokens from the reserve fund to the market in order to cover capital needs of larger investments.

3.6 Burning

The maximum number of tokens was algorithmically generated and amounts exactly to 100 million EST, subject to the principle that no more than 20% of tokens can be held by Dynamic Estate. If the entire pool of tokens from a given sales stage is not sold, the unsold excess will be destroyed without the possibility of moving it back into circulation. At the same time, tokens from the reserve fund will be “burnt” to retain the 80/20 ratio (participants/project).

4. Estate Club

4.1 Club membership

The only prerequisite of joining the Estate Club and becoming a full member is to have at least 2000 EST tokens. The program will automatically count the prizes due from the project to all members of the club in proportion to their tokens.

4.2 Membership benefits

Each member of our club has the opportunity to receive benefits in proportion to the number of tokens out of the pool of 80% of profits obtained from the project from rented and flipped properties.

5. Affiliate program

People who decide to purchase Estate Tokens will be additionally awarded with our affiliate program. It has three levels and generates profit as a percentage of sales to the referrer. The only condition for obtaining a commission is to register other people through an affiliate link, which each member will have on his or her panel on the website estateproject.io.

6.2 Rental

In case of a long-term rental, one can expect an average return of 8%.

6.3 EST token

The value of an EST on the stock exchange will be mostly affected by the value of profits due to be paid. When estimating the value of a token, it can be assumed that with an average sale price of USD 0.30, each token can generate profits of up to 40% per year, which translates into USD 0.12 per year and per one token. If one tried to compare this with the stock market and current dividend yields in the range of 1.48 - 4.56% in 2006-2018, a comparable EST token price would be between USD 2.63 - 8.10. With a less-optimistic option assuming a 20% rate of return (e.g. if the percentage share of rental is higher than the percentage share of flipping), the EST token price could amount to USD 1.32 - 4.05, respectively. Despite the fact that the comparison of the cryptocurrency market (not adequately regulated) and the mature stock market may not be appropriate, it should be remembered that the first has been developing exceptionally dynamically, its adoption increases exponentially and cryptocurrencies are essentially treated as investment instruments.
