White City overview
Located next to Europe’s best retail centre, White City residents benefit from fast connections to central London. Yet compared with its famous neighbours of Notting Hill, Holland Park and Kensington, property in White City remains very good value.
White City is located in the heart of west London, in the borough of Hammersmith and Fulham, just 2.5 kilometres west of Hyde Park.
With ample choice of public transport right on its doorstep, White City is extremely well connected. It has easy access to Wood Lane and White City underground stations as well as Overground, which provide residents with direct links to London’s major employment centres.
The area was transformed in 2008 with the opening of the Westfield shopping centre. A truly world class destination for fashion, food, entertainment and events, Westfield attracts some 28 million people every year.
White City is surrounded by a great offer of outstanding schools including St John XXIII Catholic Primary School and Ark Burlington Danes Academy. Students living in the area also enjoy easy access to London’s biggest universities; Kings College, LSE, UCL and Imperial College can all be reached within 30 minutes.
White City neighbours some of London’s most prestigious and picturesque areas such as Holland Park and Notting Hill. Both reached easily reached within a 30 minute walk, or in just two or three stops respectively on the central line, they are the prefect destination for a weekend stroll.

The local housing market has performed strongly over the last five years, with prices increasing by 43% over that time. This equates to 7.5% per annum. Demand for new homes is strong with 54% of all residential units under construction already sold.
However, with an average house price of just of £704,000, White City is significantly better value than its high end neighbours in the east; sales values in Notting Hill and Holland Park average £2.3 and £2.6 million respectively.
The private rented sector has also grown strongly in recent years. The number of households in the private rented sector has increased by 75% over the last decade.
Increasing demand for rented accommoda-tion has resulted in strong rental growth in recent years. The average rent has increased by 14.6% over the past 3 years, equating to 4.6% per annum.
There are currently around 52,500 private renters in White City and its neighbouring postcodes earning over £40,000 per annum. White City’s proximity to Notting Hill, Kensington and Holland park coupled with its excellent transport links to the west end and the City means that it is currently extremely popular with renters.

To complement the residential development at White City there are number of new initiatives underway, all of which represent a piece of the puzzle that will form a bright future for White City.
WestfieldBuilding on the success of its first phase, Westfield is now embarking on a £1 billion expansion that will see the current offer more than double. Anchored by a new John Lewis department store due to open in 2018, the expansion will create new over 70 new shops including an array of new luxury brands such as Sandro, Claude Pierlot and Voltaire. Surrounded by a new and vibrant pedestrian area, the Westfield expansion will also see the creation of a new residential neighbourhood as well cafés, restaurants and other amenities.
Television CentreJust across the road from White City Living lies one of the most iconic buildings in the country – the BBC Television Centre. Redevelopment of the former home of the BBC is currently underway, bringing with it a range of new independent cafés and restaurants including Bluebird and Cecconi’s. The scheme will also feature a Soho Private members club, an Electric Cinema and a 47-room hotel.
Imperial CollegeImperial College’s brand new 25 acre campus Think Space is already well underway and is set to bring a vibrant new research community to White City, transforming a previously derelict area into a lively hub of activity. One of its flagship buildings, the Translation and Innovation Hub (I-HUB) has just opened, providing a new home for early stage research and technology-based companies.
White City PlaceWhite City Place, formerly known as the BBC Media Village, is currently being redeveloped into a new business district. Whilst BBC will continue to be an important occupier, new tenants including the Royal College of Art (RCA) are also moving in. The RCA will open up a new hub for communication architecture and humanities, creating an academic community of over 700 students and staff. The rejuvenated White City Place will be set around a central avenue with high quality retail, restaurants, gardens and a square. In addition to the current buildings, new development has recently been proposed for an additional three commercial buildings at White City Place.
Public realmNature and green space will form an important part of the landscape surrounding the buildings throughout the White City Opportunity Area. Open parkland, public squares and gardens will be interwoven with footpaths and cycling routes, creating a beautiful and relaxing environment to live, work and spend your free time.
White City Living lies at heart of an £8 billion regeneration project, the White City Opportunity Area. This brand new neighbourhood is set to bring 6,000 new homes and 10,000 new jobs to the local area and will soon become one of London’s most exciting places to live. White City is already well underway in its transformation to become a world-leading hub of research, innovation and education, as well as fashion, retail, media and entertainment.

Placemaking is also hugely important in ensuring the maximum benefit occurs from regeneration. This multi-faceted approach to design brings all elements of a development together in a cohesive and diverse environment. Placemaking ensures an area has the appropriate amount and type of residential, retail, education, leisure, work space, restaurants, open space, transport, exhibition and community space. Effective placemaking clearly benefits an area and this impacts property prices. Our research shows that effective placemaking can add 10% to property prices compared with the wider area.
From the famous transformations of Covent Garden, Southbank and Kings Cross, regeneration has always been an important part of the ever-evolving London landscape. Regeneration can take many forms; the simple rejuvenation of a rundown area, a complete aesthetic overhaul of an area through to an effective remodel of the underlying fabric by addressing the deeper social and economic environment.
Whatever form it takes regeneration works to greatly improve the quality of life for its residents and transforms it into a more desirable place to live. And our research shows this can have a marked impact on property prices, with prices in regeneration zones increasing by 4.7% per annum over and above wider house prices growth.
Connectivity is important for regeneration. Whilst already well connected, White City will benefit from ongoing improvement works on the Hammersmith & City and Circle lines, which will enhance public transport services at Wood Lane station, through faster more frequent and more reliable trains. Comparison with Kings Cross
Kings Cross is widely seen as one of the most successful regeneration and placemaking projects in the UK. An area that was previously synonymous with dereliction and crime has now been completely transformed into a thriving hub of new homes, shops, offices, galleries, bars, restaurants, schools, a university and great public spaces.
Upon completion in 2019, Kings Cross Central will have created 3.4 million sq ft of office space, 500,000 sq ft of retail, leisure, hotel and educational facilities as well as 2,000 new homes.
The success of Kings Cross is manifested by the office occupiers it has attracted, including Google’s new headquarter at
White City and its extensive ongoing regeneration have many parallels with Kings Cross, which has undergone a major transformation over the last few years. The story of Kings Cross holds many clues to what the future will bring for White City.
St Pancras Square. Having previously been of the cheapest central London office locations, Kings Cross now commands a significant premium on rents, and is expected to achieve up to £80psf.
Its attraction as a place to live has also grown significantly. The first residential blocks sold at an average price of £850 per sq ft in 2010. The development is now averaging £1,550 per sq ft, with the latest phase, the Gasholders, achieving £1,900 per sq ft.
There are synergies between the redevelopment of Kings Cross and White City. We believe this means the same success at Kings Cross will be replicated at White City.

The University of Arts’ Central St Martins College was the first organisation to arrive in 2011. This provided an immediate vibrancy to the area and was instrumental in attracting business tenants such as Google.
Imperial College’s new campus Think Space is currently underway, bringing a new community of researchers, students, and business to the area. The Royal College of Art is also relocating to White City, bringing further creative spirit to the area.
The Kings Cross St Pancras transport hub is major selling point for this development, with London underground, national and international rail connections on its doorstep.
White City is extremely well connected, with White City & Wood Lane underground stations, as well as Shepherd’s Bush Overground and bus station all within a few minutes’ walk.
Kings Cross capitalises on its industrial past, taking advantage of its old warehouse style buildings. The mix of old with new gives the area great character.
The world famous former home of the BBC - the Television Centre - is one the country’s most iconic buildings.
A great mix of established brands and independent shops now feature at Kings Cross. For example, Nike has recently opened a new megastore at St Pancras Square.
White City benefits from the world-class, unrivalled retail offer at Westfield, which is currently undergoing a £1 billion expansion to create an additional 70 new shops, bringing the total to 420 retail outlets.
Kings Cross has attracted world class office occupiers, with a strong presence of creative business such Google, PRS for Music, Havas & Louis Vuitton.
Creative business will have a strong presence in White City, with BBC Worldwide already in place and leading fashion brands & online retailers Yoox Net-a-Porter and Stella McCartney arriving soon.
Proximity to attractions such Regent’s Canal, Regent’s Park and Camden Market provide Kings Cross with a unique advantage.
