Job Description

Maintain the project schedule and budget, ensure the quality of delivery is high and develop strong relationships with owners and architects. Work with the superintendent to keep

subcontractors on task and maintain a culture of site safety.

Responsibilities

Understand and adhere to the project contract documents;

Maintain and update the project schedule;

Maintain, track and report on the project budget;

Manage change orders and contingency spending;

Develop new business and leads through client and architect relationships;

Maintain effective communication with all project members and Simpson personnel;

Prepare and administer subcontract and purchase order payments;

Review submittals to ensure conformity to design and specification;

Run meetings with subcontractors owners and architects, maintaining good records and ensure tasks are resolved;

Manage project closeout and closeout documentation to ensure all punch items are resolved, the owner is fully trained in understanding their building systems and maintenance, and any

resulting warranty items are closed out;

Prepare applications for payments and documentation, for owners and architects, recording progress;

Qualifications

Bachelor’s degree in construction management or associated qualifications. If no degree held, a competent resume of project management experience is required;

Capable of understanding plans and specifications, and able to relate them effectively to subcontractors and owners;

Strong working knowledge of construction means and methods, subcontractor capabilities and building materials;

Good working knowledge of contracts, insurance, bonding and liens;

Familiarity with construction software for takeoff, job costs and project administration;

Able to use scheduling software and capable of putting a working schedule together;

Understanding of consultant’s responsibilities and our obligations for Design Bid Build, Construction Manager at Risk and Design Build delivery methods;

Knowledge of building code and city requirements;

Proficient in MS office;

Valid driver’s license;

Physical Requirements

Ability to lift 0-25 pounds constantly;

Ability to lift 25-75 pounds occasionally;

Ability to lift 75+ pounds occasionally;

Frequent weather exposure;

Occasional exposure to dust/fumes;

Frequent time spent working on your feet;

Occasional use of vibratory tools;

Occasional work above and below ground;
