While many in North America are aware of home price, some might be surprised to learn just

how expensive the continent’s most expen-sive homes are.

According to Forbes.com, the most ex-pensive home in North America is in the ritzy resort town of Bridgehampton, NY, which is home to a 25,000-square-foot home valued at $75 million.

The property includes 60 acres of waterfront farmland as well as a U.S. Golf Association-rated golf course. To get to the second most expensive home in North America, one need not travel very far from No. 1.

The $70 million triplex penthouse at the Pierre in NYC encompasses the hotel’s top three floors and boasts double reception rooms and a paneled library. For those who can’t afford the whole thing, the property is also available in two parts, at $11 million and $59 million. The third most expensive prop-erty is on the West Coast. Located in Malibu,

Calif., No. 3 on the list is a $65 million gated compound on a private bluff that covers 7 acres of land.

Lake Tahoe is home to the fourth most ex-pensive North American property. Valued at $60 million, Sierra Star in Nevada’s Incline

Village is only 10 years old but includes an 11,000 square-foot main home and two large guesthouses, for a total of 18 bedrooms.

For the last couple of years I haven’t even tried to make a new year’s resolution, as I seem to break them

before the week is even over. I’m going to make it simple for myself in 2011, as I make a promise to myself to change something, anything, big or small. one step toward being healthier, organized and focused.

My boyfriend and I will ring in the new year babysitting his grandchildren, which rank on the top of my list of fun things to do. I probably won’t need the party tips on page 4, with my guests being the ages of 16 months and 4-years, but if you’re literal-ly ringing in the new year, check them out.

Please remember to party responsibly and if you are hosting the event — that means making sure your guests are not getting behind the wheel of their car in-toxicated. It may require having a slumber party, but at least you can rest assure ev-eryone is safe on the morning of 2011.

I found an easy craft project we’re going to make on New Year’s eve on page 10. Simple concept and easy to find materials — plus it’s a decoration that’s appropriate all year long.

The last couple of years I have really tried to organize the Christmas decorations as I put them away. It seems to work for the first couple of tubs and then I tire of the process and begin dumping everything wherever it will fit. Multiple strings of lights seem to give me the most trouble. on page 16 are some great tips for storing decorations, lights and everything in between. Keep in mind — regardless if you save time now by just throwing everything into one box, when it comes around to decorating again — you’ll be spending more time trying to sort everything out.

As the housing market continues to show improvement, 2011 could be the year for moving. From historically low interest rates and a great inventory of homes, there has never been a better time to invest in your future than by purchasing a home. From November real estate statistics from the Kansas City regional Association of realtors on page 13 to home selling tips on page 8, take advantage of the winter months and get moving.

Pull off great get-togethersWhat’s the secret to pulling off a

savory and scintillating soiree? Here are some tasty tips:

ruLe 1: be PrePareddon’t leave the details to the last minute.

Create your to-do list at least a week in ad-vance, including the menu, drinks and quan-tities, decorations, and party events. Menu tip: don’t choose foods that need to be heat-ed right before serving, or else you’ll be in the kitchen all night.

Tidy up. The day of the party, get the pub-lic areas of the house fresh and clean, and don’t forget that the bathroom will need to be well stocked with fresh hand towels and the like. If you’re us-ing a bedroom as a coat closet, make sure it’s presentable.

Make a party-night cheat sheet. Keep a game-time checklist on an index card in your pocket. That way you can know at a glance when it’s time to bring out the warm appetizers or special favors.

ruLe 2: KeeP It sIMPLeForgo the formal dinner and

go for appetizers. Shop for deli-

cious pre-made appetizers at fancy grocery stores or even warehouse stores like Costco and Sam’s Club.

Let guests help themselves. A dinner par-ty is more fun to throw and attend when it’s buffet-style. People can cater to their own tastes and eat on their own time. Plus you can mingle and mix it up.

ruLe 3: Get Guests taLKInGPick a theme. For a party that mixes dif-

ferent groups of friends, use nametags, but make them fun.

Give guests an assignment. one surefire way to get people mingling is to give

them assignments, like hav-ing one person check on everybody’s drink or hav-ing someone hand-pass hors d’oeuvres. People may be shy, and your task will give them an excuse to talk to strang-ers. Another way to keep the party going is to get the guests involved in the dinner preparations.

to buy or not to buyNow’s the time of year to decide whether to sell your home or to buy a new one; most homes are ready to go on the market in the spring. despite negative real estate reports, nearly eight out of 10 people believe that buying a home is still a good financial decision, according to the 2010 National Housing Pulse Survey. That number wvas down from last year’s – 75 percent – but up from 2008, when only 66 percent of people thought buying was a good idea.

MortGaGesIf you’re getting ready to buy a home, you’ll be happy to hear about the mortgage rates. A buyer who purchased a median-priced home just five years ago with 3 percent down would have a monthly average payment of $1,650. But with today’s interest rates and median home prices, the same buyer would pay $500 less a month, according to the National Association of realtors.

HoMe PrICesThe median home price in the Northeast is $239,000, down $22,000 since August. The Midwest fared better, with an average price of $140,000, a drop of $10,000

since August. The median price for a home in the West only declined $1,000 to $213,000 since August. And the median price for a home in the South was $150,000, a drop of $5,000 since August, according to the National Association of realtors.

VaCanCIesIf you start looking now, you’ll have a good shot at find-ing a home. National vacancy rates were 10 percent for rental housing and 3 percent for homeowner housing, ac-cording to a report released from the U.S. Census Bureau in November.

CasH onLyIn today’s market, 70 percent of home buyers must bor-row money to buy a home, says the National Association of realtors. Thankfully, tax benefits from the mortgage interest deduction make borrowing less worrisome. You may deduct interest of up to $1 million.

brides, this adage holds true as well for the top home decorating trends of 2011.

WHat’s oLd Is neW aGaInWhether they’re genuine period pieces

being repurposed or home furnishings re-produced from popular items from the ‘50s, ‘60s or ‘70s, vintage will be hot next year, according to Kenneth Ludwig of Kenneth Ludwig Home Furnishings, Ltd. examples include chair frames redone in new uphol-stery, traditional lighting fixtures in newer brass or pewter finishes, or products im-ported from russia, Poland and the Czech republic such as chairs done in old grain sacks, or old carts from factories used for end tables or coffee tables.

a sPeCtruM of CoLorsColor trends will carry over from 2010

to 2011 with the soothing aqua and green hues that draw their inspiration from the verdigris deposits found on weathered copper statues, predicts design expert, TV host/spokesperson and best-selling author Kathy Peterson. For outdoor furniture and accessories, she sees sassy colors like lime green, bold orange and Caribbean blue, along with more subdued hues such as sage green, barn red and mocha brown.

tHe Mad WorLd of furnItureTaking a nod from the award-winning

AMC series “Mad Men,” Linda Fougerousse of Interior Transformation, Inc. also sees fur-niture styles returning to the ‘50s and ‘60s with round tapered legs on angles, geomet-ric accents and seating with curved backs.

jase Frederick of jase Frederick Sustain-able Interiors adds that classic wood pieces made from sentimental stock like fallen trees or scrap wood from ancestral or his-toric structures will become heirlooms to pass from one generation to the next.

In a recent video posted on her website, Michelle Lamb – co-founder and chairman of Minneapolis-based Marketing direc-tions, Inc. and editorial director of The Trend Curve – spoke about a resurgence in neu-trals in 2011. These more complex “chame-leon” neutrals will have more color, and will shift and change based on the light and whatever’s around them. Lamb claims that these neutrals will be “the likes of which we haven’t seen in 20 years or more.”

home,” according to Andrea Vollf of Andrea Vollf Interiors.Consumers interested in re-modeling their kitchens should consider a well-designed, open, airy layout that in-tegrates the kitchen into the rest of their

homes. dross also suggests new coun-tertop materials in lieu of granite, such as quartz stone or binding crushed recyclable glass underneath a solid, smooth surface for those seeking green alternatives.

To add warmth, Marta Cullen of dream Inte-riors suggests round rugs – the bigger, the better.

tHInGs are LooKInG uPAccording to janet davidsen of details

in design, Inc., homeowners are casting their eyes upward. The ceiling will be em-bellished and noticed more as the “fifth wall,” and may be painted or architecturally enhanced to play more of a focal point in a space. Sielaff also suggests homeowners consider a painted metallic ceiling with a large, eye-catching chandelier.

Green ContInues to be KeenAccording to Kathy Hoffman of Susan

Fredman design Group, products and ma-terials such as bronze, copper, clay, cotton, linen and hemp – which are environmental-ly friendly, contribute to healthy indoor air quality, and can be repurposed or recycled at the end of their lifespan – will be in high demand. Vollf adds that using such natu-ral textures as hemp, jute, organic cotton, recycled polyester, bamboo fiber, organic wool and linen, and soy silk will help keep it simple but still green.

A recent eNation survey showed 83.7 per-cent of people take showers for the primary purpose of relaxing and meditating. Thirty-four percent of the survey respondents said the “shower is my time for just focusing on me.” It represents a way to not only get clean, but to also escape from the stress of the day.

However, those showers, relaxing and otherwise, account for approximately 17 percent of residential indoor water use in the United States, adding up to more than 1.2 trillion gallons of water each year nation-wide, according to the U.S. environmental

Next time you find yourself standing idle under the stream, reach for your toothbrush and toothpaste or mouthwash and freshen up your pearly whites. Men, hang a mirror in the shower and shave your face without accidentally nicking yourself.

At the very least, hang your shirt or work outfit in the bathroom and let the steam from your hot shower release the wrinkles. That won’t help you cut back on water us-age, per se, but it’ll save you time primping and the energy used to power your iron.

QI read your column every week in my local paper and I have not seen anything in your articles like the issue

I’m having. I know this sounds crazy, but I think I have a ghost living in my plumbing system. We have a 1950s bun-galow with one and a half baths and a vintage plumbing system. recently, we noticed that if we flush the toilet or use the washing machine, some water

runs out of our showerhead. outside of a haunted bathroom, we cannot figure out how the tub runs when no one is using it. any ideas as to where to start identifying the mystery? or do we need to call a ghost hunter?

aone good thing about being a plumber for more than 30 years is that, sooner or later, you get to see just about everything.

oddly enough, I have witnessed an issue

similar to the one you describe, and could not believe my eyes as well.

Before I tell you my story, let me point out that you need to call a local licensed plumber to diagnose your problem, since what I experienced may not be what’s go-ing on at your house.

In most cases, you will be asked to sign an agreement with the home inspector, and this agreement should outline the scope of his work.

The report that you will get from him is for your eyes only and can be given to the realtor or the home’s seller only with your permission.

A real estate company often will have a list of home inspectors from which you may choose. This does not mean that you cannot find someone on your own.

Here’s what happened to me during a service call at a client’s house, years ago. When we flushed the toilet, and after the toilet tank refilled, water ran from a sink faucet that was shut off. How could this happen?

First, keep in mind that with plumbing fix-tures like toilets, dishwashers and washing machines, they all shut off rather quickly.

This could cause a pressure spike in a plumbing system, especially if the house has high water pressure to begin with.

Now, if you have older compression-type faucets, they work sort of like a screw, and in extreme cases may be forced to open up a bit during a pressure spike. This could cause some water to flow out of the faucet, even after it was turned off.

The first thing I did on my job was to take a pressure reading from the plumbing sys-tem.

My pressure gauge confirmed very high water pressure in the system. This house had water pressure well above 100 psi. Keep in mind that most codes do not allow residential water pressure to be more than 80 psi.

My thinking was that if we lowered the water pressure in the home to well under our local code, it could solve the problem. We installed a pressure-reducing valve along with a water hammer arrestor to ab-sorb any system shocks, and that seemed to solve the issue.

I have to stress that this is technical plumbing stuff, and I’m just relaying an ex-perience I had. With plumbing, you never know up front what it may take to solve an unusual issue.

Bottom line: Work with a local licensed master plumber and your local codes, and you should have more than a ghost of a chance at solving your problem.

Cover the table with a plastic cloth and let the kids create their own designs. Place bowls with pompoms, se-quins, ribbons or other embellishments and let them glue them to the trees in their desired patterns.

For teachers or anyone else wanting to make this in bulk, visit online shops like Create For Less, where you can find larger quantities of cones. If you have a local floral-supply shop, try it, too. dollar stores can also be a good resource for cones.

Grab some cones, scrap tissue paper and yarn, and have the kids craft a custom tree decoration for your home this holiday season.

stePs:1. Cut the tissue paper into small, random-shaped

squares. Apply the squares to the Styrofoam tree with Mod Podge. Top-coat with a layer of Mod Podge. Add additional layers of tissue. Allow for drying time between layers.

2. Cut the yarn into 3- to 5-foot-long pieces. (Use more yarn for a fuller wrap and less yarn for an open look.) Pool some Mod Podge onto a piece of wax pa-per, add glitter to the Mod Podge, stir to combine. Saturate the yarn in the Mod Podge and glitter. Wrap the wet yarn around the cones. Allow to dry.

3. optional: Use school glue to attach other embel-lishments (pompoms, sequins or ribbons).

Average Sales Price: The average new home price this month ($324,271) is 15% higher than the same month last year ($280,350). There were price increases in all but two counties. The average YTD price for new homes increased by 3%, from $291,594 in 2009 to $300518 this year; however, the YTD average price for an existing home increased 2% over the past year. The average existing home price this month ($142,071) is 4% lower than one year ago ($148,018).All but three counties (Johnson, Platte and Leavenworth) experienced a decrease in average sales price for existing homes from the same month last year. The average price for com-bined new and existing homes in the region this month was $155,891, which was 3% lower than the average sales price of $160,621 for combined sales prices in November 2009. Johnson, Leavenworth and Platte counties each experienced increases in the average sales price for new & existingcombined from the same month last year.

Home Sales: New home sales this month of 135 represents a 45 % decrease from one year ago when there were 246 new home sales in Novem-ber. New home sales decreased this month 3% from the past month when there were 139 new home sales. Existing home sales in November de-creased 32% from one year ago when there were 2,208 sales, but were up 1% from last month’s sales of 1,474 compared to this month’s sales of 1,495. Combined home sales of existing and new homes were 1,630 for November, which is up 1% from the total of 1,613 sales from a month ago. This month’s combined total sales were down 34% from one year ago when there were 2,454 sales.

Inventory: New home inventory this month was 1,508 is down 4% compared to 1,568 new homes on the market last month. The new home inven-tory for the region is also 28% lower than it was a year ago at this time when there were 2,091 new homes on the market. Existing inventory this month of 14,614 is 6% lower compared to 15,508 one month ago. The existing inventory this month is 16% higher than it was a year ago when the ex-isting inventory was 12,568. New & existing inven-tory combined was 16,122 this month compared to 17,076 last month representing a 6% decrease in the past month. One year ago the inventory was 14,658 which represents a 10% increase in total inventory over the past year.

Kansas City Region Supply of Homes on the Mar-ket: The Supply calculation is determined by taking the “Inventory” and dividing it by the “12 month average of the number of Sales.” Generally speak-ing, a 5-6 month supply of homes on the market equates to a “balanced” market. When the supply exceeds 6 months, the market begins to favor buy-ers, and when the supply is less than 5 months the market tends to favor sellers. Supply for combined new and existing homes was 8.4 months of supply in November which is almost the same as October’s 8.6 months of supply. The existing home supply was 8.4 months for November which reflected little

tips to help protect your home during severe weatherEnergy costs, burst pipes, ice dams,

chimney fires, and power outages are all potential hazards during the

winter months as a result of severe weath-er. It is important to minimize the inconve-nience and damage that ensues.

Indoor floods: While home fires make headlines, water damage is more common and often just as severe. The most frequent cause is faulty or broken pipes. In fact, Per-sonal risk Consultants see a surge in water damage during the first three months of the year, when pipes are most likely to freeze and burst. Be sure to insulate exposed pipes.

If you leave your home to spend time in warmer climates or even just a weekend on the ski slopes, always leave the heat on in your home and set it to at least 55 degrees. don’t let high fuel prices tempt you into go-ing lower. The pipes that come in through your foundation or run through external walls can reach temperatures much lower than the setting on your thermostat. Have someone check on your home while you are away.

A foolproof way to protect your home from broken or leaking pipes at any time of year is to install an automatic water shut-off system. Attached to your home’s main incoming water line, the device senses in-creased water flow caused by a burst pipe

and automatically shuts the system off. A premium discount is available to policy-holders who use this system, so let your in-surance agent know if you install one.

back-up generators: Power outages can cause many problems from food spoilage to basement flooding. Install back-up genera-tors to power all of your home’s critical sys-tems including sump pumps, security and fire alarm systems, and heating systems.

Chimney and furnace fires: While fire presents a year-round risk, certain causes of fire occur more frequently during the winter. Chimneys, boilers and furnaces are particu-

lar risks. Approximately 25,000 residential fires begin in a fireplace or chimney every year, according to the Consumer Product Safety Commission.

Why so many? over time, a layer of un-burned carbon-based residues (sometimes referred to as fireplace creosote) builds up along the inside walls of your chimney and can eventually catch fire.

The solution is to have a trusted, profes-sional chimneysweep clean and inspect your chimney annually.

An annual inspection is just as important for those with furnaces and boilers. And re-

member, your furnace room should never be used for general storage. Wood scraps, old books, paint, solvents and other flam-mable liquids are significant fire hazards and should be removed and stored elsewhere.

Ice dams and old trees: Snow and ice storms can create a number of potential threats to your home. one of these is ice damming, which occurs in the days after a snowstorm.

Icicles hanging from your eaves, while they may be beautiful, usually indicate that a dangerous ice dam has formed. An ice dam is a build-up of ice that can form at the edge of your roof when snow melts but is blocked from draining. When more snow melts and is trapped behind this ice, the resulting wa-ter backup can soak through your roof and cause damage to ceilings, walls and more. The most common causes of ice dams are clogged gutters and insufficient insulation, both of which are easy to remedy.

Mature trees on your property represent another potential hazard during storms. Strong winds or frozen water that covers old branches with a heavy coat of ice can lead to failure and collapse, a clear threat to your home or other nearby structures. Have a trusted horticultural expert take a look at your property’s mature trees and prune or cut down unstable specimens.

Before you bid farewell to both your visiting relatives and the year 2010, you’ll be sorting through and putting

away all that holiday paraphernalia that you won’t see for the next 11 months.

If you do it the right way, ornaments and holiday treasures will be in one piece the next time you unpack them.

Amy Peterson is co-owner of The Closet Guy in Springfield, IL and runs organizeU-too, a division of the company. She says she also uses big storage tubs to pack Christmas decorations away at the end of the season.

“I like to use Clip Art pictures to label the boxes,” Peterson says. “For example, I put dining room decorations in one box and I have a whole tub of Christmas books that I store away. each one of my kids has their own labeled tub of Christmas decorations in their own closets.”

“ ... I learned a trick from my mom, who always stores things in the attic,” Peterson says. “She put her decorations in a handled

garbage can (with a lid) so she can scoot them up and down the stairs.”

special items: Some people like to keep precious ornaments in a special place. If they are sensitive to the extreme tempera-tures in an attic, this is a good idea. But if you store a box of more fragile ornaments in a different spot, be sure you don’t forget where you put them.

“No matter what age you are, you can

forget things,” Peterson says. “That’s why I suggest putting a reminder note to yourself in with the ornaments stored in the regular spot. That way you’ll remember where they are.”

those darn lights: one of the myster-ies of Christmas is how lights get so tangled sitting in a box all year long? To avoid this, Peterson says she coils Christmas lights around a hard piece of cardboard.

“I label the lights that are used for a spe-cific area,” she says. “For example, I have lights that we use for the stairway, so I label those.”

o, Christmas tree: Mim Brindley, an as-sistant manager at jeffrey Alans, a Midwest-region home accessories retailer, says some people prefer to store artificial trees in stor-age bags that are specially made for these trees. Smaller trees could be stored stand-ing up in the larger bags, but Brindley says most people take the trees apart into two or three sections.

The tree storage bags are heavy-duty plastic with reinforced threads and are good for keeping trees dry and dust-free.

“They all have zippers and they come in several sizes, some with wheels and some without,” Brindley says. “of course, the trees require some fluffing when you take them out next year.”

Storage bags for wreaths are also an op-tion. If you don’t want to invest in a wreath bag, Peterson advises storing wreaths in an old pillowcase or a large plastic comforter bag.

Gift giving continues: Finally, Peterson says the period after Christmas is a good time to sort through decorations and decide what to keep and what to give away.

“Ask yourself, what did I have out that I didn’t like, or what didn’t I put out?’ If you don’t use it, it is time to give it away,” she says. “I do a lot of work with (a charity) and know that a lot of people really appreciate decorations,” Peterson says. “There is such a need for ornaments because they are lux-ury items that people don’t buy.”

If you have an artificial tree that you don’t plan to use again, consider donating it to Goodwill or a similar organization. Be sure to ask first, as some places don’t have the storage space for larger items. You might want to keep the tree in storage and donate it next November.

Falls are a leading cause of hospitalization among old-er folks, and most at-home falls occur in the bathroom.
