Go batty this Halloween with inexpensive decorationsBy SANDI GENOVESEScripps Howard News Service

The only thing really scary about Halloween is the extra weight I’m likely to gain from all of my candy

consumption. Whether you’re hosting a Halloween party or handing out goodies to trick-or-treaters, candy is sure to be a staple this Halloween.

Bags of individually wrapped candies make fabulous favors if you’re hosting a Halloween Boo Bash.

Blank, colored boxes and bags are avail-able at party stores and are just waiting for a little Halloween decor.

All you need are a few scraps of orange, black and yellow paper, stickers and a white pen. Cut the paper into narrow strips and decorate each strip with white stripes, dots or handwritten ghoulish greetings. Wrap the embellished strips around the boxes and bags, and finish them off with a sticker or two. If you want to save a little cash, take apart an old box or bag and use it as a pattern to cut out your own. To carry the Halloween theme to the smallest detail,

you can even embellish the candy wrap-pers by creating mini belly bands from the same decorated paper strips.

Another fun favor to add to your bag of party tricks is a clothespin bat. There’s nothing tricky about the creation of this party treat. Simply cut out the bat body and wings in two separate pieces. Embel-lish the black paper pieces using a white pen, then glue the wings to the bottom of the clothespin (pattern side up), and the body to the clothespin top. The clothespin that is hidden inside makes it easy to clip these little guys almost anywhere. They might find their way onto bag handles, box tops, juice cups and paper plates. And clothespin bats have been known to attach themselves to kids’ clothes as well. Any ex-posed edge, like a shirtsleeve, a blouse col-lar or a pocket, is fair game for this flighty friend.

If you’re hosting a party and are looking for a creepy craft, let the kids create their own clothespin bats and then wear them. And if your bag of candy has a folded top, use the clothespin bat to clip it closed. It’s a boo-t-full thing.

There will be a ballot issue in the November 2 election that could impact property owners that we

feel needs repeated. This same important information from

the “voteyestosavehomes” website was printed in the last issue of WelcomeHome and I apologize if you read it then. just in case someone missed the last issue, we felt it necesary to rerun as the language on the ballot is very confusing.

A vote is coming on whether the state of Missouri should be allowed to tax you for selling your home. the rather confusing ballot issue would require you to vote yes to say no to such taxes.

Here is some general information that you can also read on www.yestosave-homes.comWhat would Amendment 3 do? It

would amend the Missouri Constitution to prevent double taxation on homes and other properties by barring transfer taxes on real estate transactions. What is a real estate transfer tax?

It’s a tax imposed by state or local govern-ments, or both, that is collected when you

transfer ownership of your home, land or other real estate. Typically, once the tax is on the books, the rate can be increased by the state, city or county without a vote of the people. What is the specific language of

Amendment 3? Amendment 3 is simple and straightforward: “Shall the Missouri Constitution be amended to prevent the state, counties, and other political subdivi-sions from imposing any new tax, includ-ing a sales tax, on the sale or transfer of homes or any other real estate?”How would a real estate transfer tax

affect families that own property? real estate transfer taxes are family-unfriendly. Small farms and family homes that have been passed down for generations would be subject to the unfair burden of double taxation, if transfer taxes are imposed on land for which property taxes have already been paid for decades. And such a transfer tax would be imposed before the federal government takes its 50 percent “death tax” bite on family properties. Common sense tells us we should prohibit such family unfriendly taxation that destroys

dreams and homeowner equity, by pass-ing Amendment 3.What would be the consumer eco-

nomic impact of imposing real estate transfer taxes at the state or local level in Missouri? In this tough economy, many Missourians have lost jobs or experi-enced pay cuts. Some have been forced to sell their homes at a loss because of drops in property values. This is particularly true for lower-income Missourians, who typi-cally spend a larger percentage of their in-come on their homes. our Missouri neigh-bors experiencing such financial strain shouldn’t be subjected to more taxes, es-pecially the double taxation of a real estate transfer tax.

I hope this information is useful when vot-ing in the general election on November 2. I don’t know about you, but many times I’m confused about ballot issues or just un-informed on what the language means on the amendment.

Thanks for stopping by,

Sandy Turner

said. “If you live on the beach, maybe you’ll clean them once every five years.’’

Be mindful of how full your gutters be-come: Clogged gutters can result in stained ceilings, wet basements, rotted decks, flooded flowerbeds and siding damage, Conner said.

If you hire a professional, you can expect to pay from $1 to $4 per linear foot, depend-ing on gutter accessibility, Blanchard said.

Conner and Blanchard said they are wary of gutter covers. Solid covers won’t catch water, and screens tend to blow away in high winds, they said.

Blanchard found filters, however, to be ef-fective.

“They actually keep everything out,’’ he said. “pine needles accumulate on top, and water can get in through the needles.’’

Filters can cost $6 to $8 per linear foot and last for 10 to 25 years, Blanchard said.

various tools can be used to clear gut-ters: scoopers, brushes - even a hose, though splatter will invariably make a mess, Blanchard said.

“perhaps the most effective tool is a pair of gloves,’’ he said. “Use your hands to pull everything out.’’

If you opt to clean the gutters yourself, take the necessary safety precautions. A fiberglass ladder that doesn’t conduct elec-tricity is best, Conner said, and eye protec-tion, sturdy shoes and gloves should always be worn.

By ASHLEE FAIrEyGateHouse News Service

If you’re thinking of cleaning your gut-ters, a good time to do so is fast ap-proaching.

The middle of fall is an ideal time to scoop out your gutters. You want to hold off until most leaves have fallen, but you should act before frost sets in.

“once it gets cold, it’s not as easy to do,” said joe Conner, owner of Conner’s Gutter Cleaning in Kingston, Mass. “The ground

gets more slippery, and when you place ladders on decks, there could be a sheet of ice.’’

Spring is also a good time for gutter work. dead branches will have fallen over the win-ter, and buds and seeds from new growth will become lodged in your gutters.

How often you clean your gutters depends on the foliage surrounding your home, said jim Blanchard, owner of j. Blanchard and Co. in Scituate, Mass.

“If you live in the middle of a pine grove, you should clean them once a month,’’ he

While keeping your home safe may not top the list of your holi-day “to do” list, taking a few ex-

tra precautions can go a long way in making sure your season stays merry and bright.

“Taking steps to protect your home dur-ing the holidays isn’t radically different from what most people should be doing the rest of the year,” said Thomas leman, a retired 27-year veteran of the police force and crim-inal justice professor at Argosy University online.

According to the FBI, victims of burglaries suffered a loss of $4.6 billion in property in 2009 alone. Whether you are home or out, take care to close and lock all doors and win-dows and set alarms.

“The problem is that most people get lured into a false sense of security and tend to let their guard down, thinking that crime won’t happen to them,” said leman.

Here are some more safety tips that le-man suggests:n A simple dowel placed in a sliding glass

door or window can be an inexpensive way to secure doors.

“Alarms or closed circuit video surveillance systems are a great and inexpensive way to protect your home.”

n A well-lit and well-groomed home not only shows well, but provides an important measure of safety. Trim branches to 6 feet off the ground and shrubs down to 3 feet to minimize hiding places for burglars.

“The better the lighting in your home and yard, the fewer places there are for criminals to lurk.”n leaving the box for your new 55-inch

flat screen on the curb could also be a call to burglars.

“When it comes to big ticket items and valuables, boxes on the curb can be an ad-vertisement for the new valuables in your

home. Take the time to break down boxes and recycle them, or put them on the curb over time and inconspicuously.”n If you plan on traveling for the holidays,

you need to plan ahead for home safety. opt to have a neighbor collect mail and newspa-pers, or have your service stopped by call-ing the post office. don’t let mail pile up.

“Set your lights and television on timers,” suggests leman, who also advises hom-eowners to have a neighbor park their car in your driveway intermittently to keep up the appearance that someone is home.

realtor profile | BELINDA MArVIN

By SANDy turNErSt. Petersburg Times

Having worked in the real estate in-dustry for the past 15 years, Belinda Marvin recently returned to reece

and Nichols in Blue Springs.“I’m truly excited to be back at reece and

Nichols,” Marvin said. “As well as to help di-rect as many people as I can to the great op-portunities the current market offers.”

With an extensive background in both new construction and resale, and keeping current with the rapidly changing real estate market and trends, Marvin was named a Five Star real Estate Agent by Kansas City Magazine in 2009 and again in 2010. This elite distinc-tion is awarded to less than 7 percent of li-censed agents in the Kansas City area.

Striving to bring a sense of security and trust to the table, Marvin is sympathetic to the worries and concerns of today’s buy-ers and sellers. “No one is immune to the affects of today’s economy,” she said. “But that doesn’t mean we shouldn’t pursue the American dream either. With interest rates

at an all time low and pricing that is afford-able and fair, I hope those who would like to move up or downsize, get past their appre-hension and take a look at what’s available. Sellers need to realize that even though you may take a hit on your property’s value, you will more than make up for it when purchas-ing another home. The impact of the economy then turns a negative into a positive for ev-eryone.”

Having completed several Short Sales, Marvin also wants the public to be educat-ed on this alternative to foreclosure in dis-tressed situations.

“Short sales developed a bad reputation because it was taking months to even begin the process,” she said. “The mortgage com-panies and loan insurers have improved and streamlined this process, giving sellers the opportunity to avoid foreclosure and also to offer buyers the chance to purchase homes with incredible pricing.”

“When lenders agree to do a short sale in real estate, it means the lender is accept-ing less than the total amount due. Not all lenders will allow a short sale or accept dis-counted payoffs, yet it can be a great solu-

tion when done suc-cessfully. Foreclosures and short sales play a large part in the market today,” Marvin said.

Married for 33 years, Belinda and her hus-band enjoy motorcycle riding and time spent

with their children and grandchild. For the past 25 years they have made Blue Springs their home.

“The conditions today in the real estate market are perfect for buying a home,” she said. “These opportunities and low interest rates will not last. In all the time I’ve been in real estate, the circumstances have never been better for investing in your future by purchasing your first home, moving up into the home of your dreams or downsizing into a home that better fits your current needs.”

QBecause of all the inspira-tion you have given me, I’m planning on having my bor-ing kitchen sink changed to

a new, exciting style. I remember read-ing about decorative fixtures in one of your past columns. Can you please go into more details about decora-tive fixtures for the kitchen and bath? this will really help me with my final choice. Keep up the good work!

AYou have good taste. Expensive taste, but good taste, nonethe-less. These fixtures are designed to inspire creativity in the bath-

room and/or kitchen by giving the room a solid, art-themed base, along with a vibrant color pattern. The homeowner can expand this artistic theme by adding things like matching faux paintings on the walls of the room. Many of the decorative fixtures on the market can include matching faucets and

Do dishes in a work of art trim. This really drives home the point that these fixtures look more like a work of art than working plumbing fixtures. Embedded artistic patterns on the fixtures can include florals, geometrics and special-interest themes. Because the artistic designs need to actually bond to the materials, this does limit the types of material that can be used in creating a decorative fixture.

For the most part, the three most popu-lar material choices for artist-edition fixtures can be: vitreous china, fireclay (similar to china) and enameled cast iron.

Handcrafted metal materials, like ham-

mered copper, may also be considered a decorative fixture choice. Most of the match-ing faucets can include high-end metal fin-ishes like polished brass, vibrant nickel and oil-rubbed bronze. And decorative ceramic elements can be added to the faucets that completely match the design patterns and color of the decorative fixture.

Since you said you’re planning to start with a new kitchen sink, I’d look into the farmhouse type of sink. This is where the front edge of the sink is exposed, giving you a lot more area of the sink that can be deco-rated. If you got it, flaunt it!

Summit Custom HomesLocal home builder earns top honors at

Home Builders Association Awards Ceremony

Page 11: Welcomehome

To those who have followed area home builder Summit Custom Homes, it comes as no surprise

that the builder earned a remarkable seven awards for quality construction and ex-cellence in plan design this past Wednes-day evening. In order to earn an award, a builder must enter their homes into the an-nual parade of Homes. This year’s parade of Homes had roughly 200 entries from build-ers throughout the metro area.

Homes entered are judged by groups of independent volunteer peer judges that travel from around the Midwest to review and critique the homes. Awards are made in two award categories divided into vari-ous price brackets. The first category, called the pick of the parade, honors winners for outstanding quality construction. The sec-ond category, called the distinctive plan and design contest, honors winners for innova-tion in home planning, incorporating new trends, decorating and for the overall design of the home and its finishes.

Summit Custom Homes won the pick of the parade Grand Award for their home in Fritchie Bluff located at 1309 NE Country lane in lee’s Summit off Tudor road just west of Todd George parkway. The two-story prairie style home named the Cotton Creek features a large front porch, four bed-rooms, three and on half baths and a three-car garage on a treed walk-out lot priced at $289,950. In the same community, Summit won pick of the parade First runner-Up hon-ors for their two-story preston ridge plan that also features four bedrooms with two and one half baths and a three car garage priced at $262,950. The preston ridge has a prairie style stucco elevation with wood shake and stone accents and is loaded with features including fully tiled bathrooms and laundry room, wrought iron stair spindles, hand scraped wide-plank rustic oak flooring, a walk-in pantry with island kitchen and an open floor plan.

In lakeside at Chapman Farms located one half mile north of Colbern road on 7 Highway, Summit earned pick of the parade First runner-Up honors for the Winston park two-story home plan located at 601 SW lakeside Court in Blue Springs. The prairie style home features a stone and stucco ex-terior, an open main level living area with hearth room, hand-scraped maple floor-ing and has four bedrooms, three and one half baths and a three car garage priced at $329,950.

Summit’s homes in Winterset valley lo-cated off Third Street east of view High drive in lee’s Summit wowed the judges. Sum-mit picked up three awards in Winterset val-

ley. The first was the pick of the parade First runner-Up award for their entry at 2716 NW Thoreau drive. The large Brighton two-story Mediterranean style home is a stunner with a stucco and stone front elevation and fea-tures four bedrooms, study, pocket office, large walk-in pantry, two-story hearth room and a designer owner’s suite with spa bath. The home is priced at $469,950

Their home located in the Enclave at Winterset valley at 320 NW Thoreau Circle priced at $529,950 took honors on both judging categories with a pick of the parade First runner-Up award and a distinctive plan and design contest award. This spec-tacular home, called the Canyon Woods, features a lodge style front elevation com-plete with wood beams, shakes, stucco and stone pillars. It has four bedrooms, a study with rounded walls, a curved staircase at the entry foyer and a more private staircase at the rear of the house, an office, large kitchen and hearth room with a wet bar perfect for

entertaining and loads of upgraded design-er features. In addition, the home boasts a large front porch and three-car garage. “people have been raving about this home and we couldn’t be more proud of what we created in this unique and exclusive area of Winterset valley,” comment Greg Cox, vice president of Construction Management for Summit Custom Homes.

rounding out the awards was distinctive plan and design contest honors for their entry at 1204 Metfield lane in the popular resort lifestyle community of Creekmoor lo-cated off 58 Highway in raymore. This Win-ston park II plan offers a wonderfully func-tional floor plan and is packed with designer features including rustic hardwood floor-ing, mosaic tile backsplash in the kitchen, a cozy hearth room with mosaic tile surround, upgraded carpeting, a designer paint treat-ment with lots of faux finish painting and

a stunning gold course view on a wooded walk-out lot. The four bedroom, three and one half bath, three-car garage home is priced at $379,950.

Fred delibero, Summit Custom Homes founder and president commented “We’re please to once again win numerous awards for our homes throughout the metro area and I couldn’t be more proud of our talented construction staff and our trade partners, all of whom work hard every day to deliver the most innovative, best quality homes avail-able in the Kansas City marketplace.”

Because of foreclosures, homes now stand empty, the lawn like a wheat field, weeds covering the driveway.

“It’s important to differentiate yourself from those distressed properties,” said Al-ice T. Chan, owner of AKC Enterprises in the San Francisco Bay Area. just like folks who let themselves go, if you let your yard go, well, “that’s not sexy, there’s no appeal to that whatsover,” said Chan, 40. Worse, you might be sending the wrong signal to a potential buyer. “They’re going to assume you’ve got a distressed property, so they’re going to lowball you,” Chan said.

Because new landscaping may be there for a while, it’s worth it to hire someone who knows what’s going to last. “They can also suggest plants and landscaping that looks complementary to the exterior colors,” Chan said. or ask for advice at a nursery.

“Exterior paint makes a huge difference,” Chan said. power-washing might spray away the dirt, but if it’s been years since you’ve painted, you’ll need a fresh coat.

part of selling your home is selling a

dream for the potential buyer. And a junk-yard isn’t part of that dream. “They can live like absolute slobs at home. But if they look at a property that’s just like theirs, they’re not going to look at it. They want the fan-tasy, not the reality. You don’t want to sell Sanford and Son’s yard,” Chan said.

“put away kids’ toys, bikes, skateboards, scooters. The same with gardening tools, lawn furniture sitting out.”

downspouts hanging loose from gut-ters? Fix it. “In the buyer’s mind, they think it’s going to take a lot to fix,” Chan said. “It doesn’t cost a lot of money -- but it looks

like it. Avoid giving anybody any reason to think, ‘I don’t want to buy this house.’ “

An interested buyer has reached the door.

“A lot of times if you have a covered front entryway,” osborne said, “your potential buyer is going to be standing there, realtor fiddling with the lockbox, and all the while the buyer is looking up at bugs and spider webs.” Time for the broom.

There are other touches that signal what’s to come when the door is opened.

“Mailboxes are a utility, but they’re also a calling card as to how you present yourself to the world,” osborne said.

House numbers need replacement, too, because, as osborne said, they’re an easy way to give people a visual cue that you are current. “You want people to see the num-bers, but if you’ve got that ‘ye olde wrought iron,’ skip that, get chrome or brass in a more modern font.”

put yourself in the buyer’s shoes as you look at other houses for sale. “Make sure that you’re just a little bit better than any-body else,” Chan said.

“The ‘For Sale’ sign might say, ‘Must See Inside!’ “ Chan said. “But nobody is going to look inside if they don’t like the outside.”

HOW tO Buy A NEW tOLIEtNew technology, better efficiency and modern style have brought

drastic upgrades to the standard toilet. New national regulations limit toilets to using no more than 1.6 gallons of water per flush, which means you should replace any toilet installed before 1994. Not only will you save money on your water bill, but some municipal districts offer rebates to those who purchase eco-friendly toilets.

While shopping for a new toilet, know the rough-in, which is the distance between the bolted base of the toilet and the wall. The stan-dard sizes are 12, 10 and 14 inches. Consider buying an all-in-one kit that includes the tank, bowl, toilet seat and wax ring. Consider the water flow, size, style and height of the toilet before you purchase it.

CHOOSING A BAtHrOOM FLOOr The look of the flooring is only one consideration when making

a choice for material. Comfort factor is also important, since this is a room where you often go barefoot. Master-suite bathrooms are often divided into smaller areas, with perhaps the shower or toilet in a separate room. Each area’s function should be considered and coordinated when choosing flooring.

New inlaid vinyl can mimic the look of mosaics and natural stones. vinyl tile is a popular choice because of the huge variety of patterns,

ease of maintenance, comfort and affordable cost. Ceramic tiles are another cost-effective option. New techniques can duplicate the look of natural stones at a fraction of the cost. Wood can be used in the bath, although there are maintenance considerations. Marble is a beautiful choice in the bath, but it is soft and porous and can be stained by alcohol or perfume. laminate flooring offers an interesting alternative to the look of wood, with none of the headaches.

In most homes, entryways function as more than a wel-come area. Where there is available space, entryways may be treated and furnished in a way that makes them very special little rooms.

Although they are not always the most private place in the home, entryways, hallways and foyers can be designed in ways that encourage fitting activities. A desk, for exam-ple, under the stairwell could work well for writing out bills, a bench and piano could be perfect for music lessons. look at your layout to determine potential for a new use. Is there a big, winding staircase that has created an oasis of peace beneath? What can be placed there? A desk? A bookcase? A loveseat? remember, the entryway design does not have to align with the rest of the house style; it can be its own art form.

Consider adding a drop-leaf table, a few chairs and a wooden chest filled with board and card games to the area. or, if there’s room, purchase a bench with game storage underneath.

Try painting a checkerboard on the floor beneath the table and chairs for more fun. If the wall space allows, wallpaper this area differently than the rest of the main hall. Use a wallpaper that resembles suede or a library-wall print will enhance the game or club look.
