WELCOME to MTCC 996 Mayfair on the Green
On behalf of the Board of Directors of Metropolitan Toronto Condominium Corporation 996 we
would like to welcome you to Mayfair on the Green and wish you many satisfying years in your
new condominium home.
As a resident of Mayfair on the Green, you are a member of a self-contained community where
neighbours are close and cooperation and courtesy are a necessity.
The Condominium Act of Ontario and our own documents contain a number of rules,
regulations and by-laws which were designed to help the Corporation operate in an efficient
manner in the best interest of the majority.
These regulations will assist us in being good neighbours and in living together without conflict.
The following pages contain the most important regulations and we urge you to familiarize
yourself with them. Understand that they have been designed for the maximum comfort of
and enjoyment by the majority of Mayfair on the Green residents. Please also read the rules
and regulations contained in your Condominium Documents which you would have received
from your lawyer.

THE PROPERTY
430 McLevin is one of four buildings that comprise the site known as Mayfair on the Green.
Together all four buildings share common roadways, grounds, fencing, security and a recreation
centre which is fully equipped with a Weight Room, Swimming Pool, Squash Courts and much
more. The four buildings try to work together where-ever possible in order to obtain better
rates on purchases where volume discounts are available.
430 McLevin consists of an 18-storey structure, 2 levels of underground garage, roadways,
landscaped area, a meeting room and various recreation facilities shared by three other
buildings within the complex known as Mayfair on the Green.
Your own unit from the outer surface inward is your responsibility. You also have exclusive use
of certain common elements comprising your balcony, locker storage and parking space.
You share ownership AND responsibility for the balance of the building, such as halls, stairways,
elevators, party room, recreational facility, garden areas, etc.

BOARD OF DIRECTORS
The business of MTCC996 is handled by a Board of Directors consisting of a President, Vice-
President, Treasurer, Secretary, a General Manager and Director. The Board meets monthly to
discuss the Corporation business. All minutes are available through the Management Office for
all OWNERS to view.
Directors are elected for a three year term at the Annual General Meeting which is normally
held in late Spring. Letters for the Board members may be left in the Management Office and
will be forwarded accordingly.
It is the Board of Directors legal responsibility to ensure that full compliance is obtained with
respect to the laws, regulations, by-laws and rules governing the Corporation.
STAFF SERVICES
PROPERTY MANAGEMENT
The day-to-day business of the Corporation is conducted by a Property Management Company
engaged by the Board of Directors under contract. This contract is reviewed by the Board in
August for renewal in November. If everything is satisfactory, the contract may be renewed for
a further two year term, appoint expiration of existing contract.
The Property Manager is Ed Lynn and the Office Administrator is Lynn Fleming. The office is
open Monday, Tuesday, Wednesday and Friday and the hours are posted on the office door. All
concerns will be addressed in a timely fashion.
SUPERINTENDENT
Your live-in Superintendent is responsible for all common area repairs and maintenance (all
areas except for your suit). Should you have an in-suite emergency, such as a pipe bursting,
your superintendent can be reached by calling the Gatehouse (416 282 8263) who will then
page your building or the on-duty Superintendent. The Superintendent reports directly to the
Property Manager.
Any resident needing assistance to locate a contractor to carry out any in-suite repairs can call
the Management Office and may be provided a contractors name.

SECURITY
We have our own in-house Mayfair on the Green security company that handles all security
requirements.
Security personnel monitor who comes onto the site as well as camera monitoring within the
building. They do periodic checks of the building and liaise with residents. They report directly
to the Property Manager.
All residents expecting guests or who have called for a cab should notify security ahead of time.
Security must be notified in order to allow access.
No one distributing flyers is to be permitted to canvas the building. If you see someone doing
this or other suspicious strangers, please report to the Gatehouse immediately. Persons
delivering election campaign literature are by law permitted into the building.
Do not hold exterior doors open. All exit doors are monitored and will set off the alarm if held
open for any length of time.
Remember to lock your apartment doors at all times, even if you are just going to the garbage
disposal. Keep your building safe and do not open the door for strangers. Security is every
residents responsibility.
ENTERPHONE
As a security feature, Mayfair on the Green is equipped with an ENTERPHONE system. Visitors
look up your telephone entry code (but not your apartment number) on the directory in the
entrance lobby and dial the code number for entry.
Be aware that anyone you admit has access to the whole building, so please be sure of the
identity of the person you allow to enter.
Always provide ENTERPHONE number to all guests.

GARAGE / PARKING
The garage door is opened with your access card which is / has been set to accept signals from
430 McLevin residents only.
The garage is swept up to twice a year and all residents are advised to remove your car at that
time.
You have been assigned a specific parking spot in the garage and are obliged to keep that area
clean. NO material is to be left in your parking space and no motor vehicle, other than a private
passenger automobile, station wagon or motorcycle is to be parked in your spot. You must
park in your designated spot. Management is not responsible for ticketing / towing.
There are no facilities for washing your car at 430 McLevin or Mayfair on the Green.
VISITORS PARKING
Visitor’s cars are to be parked outside in the Visitor Parking area designated for 430 guests only.
If the visitors remain overnight, you are asked to obtain a special parking permit from Security
to be placed on the dashboard of your visitor’s vehicle. Failure to do so may result in a parking
ticket.
HEALTH CLUB STAFF
Mayfair on the Green has contracted a recreation company to overlook and promote healthful
exercise and sports programs for all residents to enjoy. For further information please call
416 282 8841.
GARBAGE DISPOSAL
You are asked to be careful when disposing of garbage down the chutes on each floor so as to
minimize noise to nearby suites. Please secure all garbage and make sure it is pushed fully into
the chute.

No garbage is to be left on the floor of the chute rooms. Large boxes and other items must be
left in the Moving Room on the ground floor. There are also provisions for disposal of
recyclable items in the moving room and residents are encouraged to utilize same.
APPLIANCES IN SUITE
You are responsible for any repairs to the appliances provided in your suite and any damage
caused by water, fire, etc.
When you leave for an extended period, it is wise to turn off the taps on all your appliances and
sinks and also the valve that services the toilet tank.
PLUMBING
Please do not put cooking oil or food down the drains, this will clogged the drains and can cause
backup in adjoin suites. If it’s found that it comes from your unit, you can be found responsible
for the cost of fixing the problem.
RECREATION CENTRE AMENITIES
SWIMMING POOL
Mayfair Recreation Centre has an indoor swimming pool. The hours of operation are posted in
the Recreation Centre. The pool is unsupervised and persons under the age of 16 cannot use
the pool unless accompanied by an adult. You must use your building access card to gain entry.
Access can be gained to facilities by using your building access card.

SAUNAS
Saunas are included in the men’s and women’s change areas and have the same hours of
operation as the pool. Please observe the sauna rules which are posted for your information.
SQUASH COURTS
Courts may be reserved over the phone or in person with the Recreation Attendant on duty in
the Health Club. Please observe any rules established.
BUILDING 430 – AMENITIES
MEETING ROOM / PARTY ROOM
Residents will be able to reserve exclusive use of the room for small functions with a maximum
of 45 guests. Please contact the Management Office to make the necessary arrangements.
There will be a rental charge for the use of the room. A refundable damage deposit is also
required.
GAMES ROOM
The Games Room is on the B1 Level. You will get the key from the Gatehouse Security and you
must bring a piece of ID to prove you live in 430 McLevin. The key must be returned to the
Gatehouse. Bring your own cue or sign out all the necessary equipment from the Management
Office.
CRAFT ROOM / LIBRARY
For those residents who have hobbies and don’t have the room to do those little extras around
your suite, the Craft Room comes in handy and can be found on the B1 Level. The room may be
reserved over the phone or in person with the Property Manager.

FIRE ALARM SYSTEM
ACTIVATION
If there is a fire situation in the building, the alarm is triggered by pulling one of the manual pull
stations located on each floor or by smoke detectors in the hallways or heat detectors in the
suites.
If the fire alarm rings, wait for instructions from the speaker system. If you must leave your
suite, DO NOT attempt to open your door unless you first touch the surface of the door. If it is
hot or the corridor is smoke filled, do not go into the corridor. Stay in your suite and place wet
towels along the edges of your front door to block the smoke. DO NOT USE THE ELEVATORS.
If the fire is within your suite, leave immediately, making sure you close your front door. Go to
the nearest fire alarm and pull the handle. We suggest that all residents purchase a small fire
extinguisher for minor kitchen fires.

Please make yourself familiar with the Approved Fire Plan Schematic located in the elevator
lobby on your floor.
Fire prevention is our best protection. Most fires are caused by carelessness. An intimate
knowledge of an adherence to these procedures will minimize any losses to both life and
property.
QUESTIONS OFTEN ASKED
How does someone book a service elevator for moving / delivery? For moving in or out, the moving elevator must be booked in advance at the Management
Office. The service elevator can be used from 9:00 a.m. until 5:00 p.m. Monday through

Saturday. No moves are allowed on Sundays and Statutory Holidays. You will be given a 4 hour
time frame in which to move, either from 9-1 or from 1-5.
If you are expecting a delivery of appliances or a large piece of furniture, the moving elevator
must be booked. Do not move large items through the main entrance, they are to be brought
through the moving room at the back of the building.
You are responsible for the cost of any damage to the elevators caused as a result of the
moving in / out or vandalism while in use which will be deducted from your security deposit of
$200.00 (certified cheque / cash only).
Where does a new resident get their keys and access cards? Extra keys and access cards may be obtained from the Management Office which is open from
9:00 a.m. until 5:00 p.m. Monday through Friday, Wednesdays are 9-1 and 3-7. The breakdown
of costs is listed.
Access Cards The access card will allow residents entry to their parking level, Recreation Centre, Games
Room and Main Lobby card readers.
A $20.00 refundable deposit is required for each Access Card.
All passes for the gate at the Security Hut must be purchased from the Shared Facilities.

Suite and Mailbox Locks
May be changed (only after Management has received written permission of the suite owner)
for a charge. If installing a second lock you must supply Management with a key. You are
responsible for your mailbox key and if lost, you must go through a registered locksmith, please
contact the Management office for the information.
Where is my locker and parking space? This information is available through the Management Office.

How do I find storage space for my bike? Bicycle spaces can be arranged by calling the Management Office. A refundable key deposit of
$50.00 is required for the Bike room. As of November 31 2013 an Annual charge for the bike
room will be $ 20.00 prorated
Are my personal contents insured by the Corporation? No. The Corporation carries insurance for the building and third party liability, as well as
insurance to cover the Board of Directors.
This insurance does not, however, cover contents or improvements in owners suites so all
owners should obtain their own Condominium Owner’s Insurance.
How does the ENTERPHONE system work? You will hear a distinctive double ring when someone is calling you from the lobby. If you wish
them to enter, push “9” on your telephone dial. If you do not want to permit entry, simply
hang up the phone.
If you are on the telephone when a visitor rings, you will hear a soft overtone ringing on your
line. You can place the caller on hold by dialing “3”, than talk to the visitor in the lobby. Again,
if you wish the visitor to enter, push “9” and then push “3” again to reconnect to your caller.
Are pets allowed in the building? Each suite is permitted to keep one household pet, whose weight cannot exceed 20 lbs. Pets
must be kept on a leash or carried through the common areas of the building. They may not be
exercised on any areas in or around the building. Pets are not permitted in the recreation
areas. Any pet deemed a nuisance must be removed.
Residents must adhere to the “Stoop and Scoop” rules throughout the complex.

Can I have a barbecue on my balcony? No barbecues are permitted except seasonal furniture (eg. chairs, table) is to be stored on the
balconies. If you put down indoor / outdoor carpeting, please remove it in the Fall as trapped
moisture will damage the cement floor. Do not feed the birds.

Who maintains the heating / air conditioning system? Each suite is individually controlled by the resident. Twice a year, the heating / air conditioning
unit is cleaned and filters are replaced under contract. The cost for this is borne by the
Corporation. In addition, the Corporation has contracted for all repairs and maintenance to the
heating / air conditioning units. As a result, if you are experiencing problems with the units,
contact the Management Office and arrangements will be made to facilitate the repairs.
As hydro costs for the unit are the unit owners responsibility through Enercan. , you are
encouraged to use energy-conserving measurers wherever possible. For example, do not turn
up the heating system and then open the windows. In the Summer, close your blinds or drapes
to cool your suite before adjusting the air conditioning. Please turn off (or turn down) the air
conditioning when you are out or on vacation and all lights and appliances when not in use.
How does our air-flow system work? We have a state of the art air flow-through system which requires your help to be effective. In
the Winter, please make sure the fan control on your unit thermostat is in the “AUTO or ON”
position if you are using a humidifier. The engineers who designed the system recommend
against the use of a humidifier; if you must use one, put it on “LOW” and always keep your fan
“ON”.
As well, please do not install weather stripping around your door. If you have a problem with
drafts, put stripping on the bottom of your door only. A total blockage can cause problems with
airflow, odours and condensation. Never wedge your suite doors open as this constitutes a fire
hazard.
Cooking Smells ALWAYS use your stove fan when cooking so that food odours do not enter into the hallways.
Keep your unit doors closed at all times.
