Office Buildings
The location of our office buildings is always strategic. We have innovated in selecting locations for specific market segments, because we truly understand how important it is for entrepreneurs and executives to have immediate access to their home, suppliers, strategic partners and services. We focus on the design of the buildings to make sure that our clients’ investments generate results in the long term, innovating on each project to offer them comfort, motivation and at the same time reflect the soundness of their companies.
DOMANI is a one-of-a-kind Premium Office Building. It is located
in a harmonious and privileged environment in the “Vista Hermosa
II” area. Thanks to its access routes and to its wide commercial
development, this area offers the best comfort for users and
visitors.
DOMANI is different from other office buildings because of its
bold architecture, as well as for establishing a new standard in
energy efficiency in Guatemala, which lets users save up to 40%
on their energy consumption, compared to a traditional building.
This corporate building was designed far from the traditional
rectangular block; it has a set of volumes that project shadows
and at the same time create open spaces, which transform in
common-use and private terraces in some floors.

AVANTE is located in an exclusive area of zone 15, which offers
elegance, exclusivity and safety. It has easy and immediate access
to all the services that “Vista Hermosa” has to offer.
The building has a modern and state-of-the-art architecture, and it
also has very few offices in each level, as well as natural illumination
in the halls. It offers energy efficiency on the temperature control,
thanks to the double glass facade and pergola system.

AVANTE EL SALVADOR is a business center with 89 office space units, in more than 41,500 m2
of construction. The first level has commercial spaces, which showcase gastronomic household
names.

CRECE offers an integral combination of opportunities and has environmental-friendly qualities
with a high-quality architecture. It has 68 office spaces on 15 floors, for a total of 20,206 m2 of
construction.
CRECE Business Community, is an innovative concept, which
is part of a master plan that offers its clients the infrastructure
to combine various services for their commercial activities with
DISTRIBODEGAS, “Distrilocales” (commercial spaces) and office
spaces.
CALIDAD INMOBILIARIA developed CRECE based on a thorough
analysis of the ideal architecture for the land, taking into
consideration the appropriate orientation of the building, related
to the sun’s path; in order to take better advantage of natural
light, ventilation and materials.
The construction incorporates elements such as adjustable
crossed air circulation, inside the office spaces, an air extraction
duct with syphon effect, and solar protection, which allows the
use of non-reflective glass and lets more natural light inside the
office spaces. It also has vegetation on the walls and rooftop,
which also work as solar protection, resulting in thermal benefits
and also contributing to maintain the water cycle and give oxygen
back to the atmosphere.

live an urban lifestyle on an unbeatable location, next to PLAZA
FONTABELLA, one block distance from OAKLAND MALL, and
just a few steps from the most exclusive restaurants in Guatemala.
Its design is innovative and unique, offering carefully selected
details in every apartment; giving its residents all the comfort they
need to live plentifully, inside and outside. The design considered
comfort with natural ventilation and illumination.

REAL SITIO DE ARANJUEZ is a one-of-a-kind project, which

It has a classic design from Antigua with colonial details that can
be seen in each one of its 2-level houses, which have 2 bedrooms
and one mezzanine, allowing the residents to enjoy a restful and
relaxed getaway.

1 has 17 floors and Building 2 has 16. Both buildings in the complex have 2 ways of access, double
security because they are located inside a private residential community, natural illumination and
ventilation, energy efficiency systems, as well as many different spaces designed to strengthen
your energy.

exercise, relax, have fun and celebrate life.

Industrial Complexes
We have worked to create adequate and highly functional spaces in our industrial complexes for the logistics and warehousing industries. We have defined a design that helps make operations easier inside and outside of the warehouses, so our clients can optimize their time and space. We understand that, in this industry, access points play a key role in the performance of each company; therefore we make sure that we select locations that can truly contribute to their operations.
Industrial complex with more than 10,000 m2 of roofed construction, and 4,000 m2 of urbanized
areas. The complex has a total of 11 warehouses and 3 levels.
DISTRIBODEGAS was developed as a response to the imminent
need for adequate facilities for the industrial distribution area.
It offers a functional and efficient operation, with independent
commercial and operative fronts, which allows the users to
consolidate operations, administration and commercialization in
one strategic location with access to the city’s principal ways.

Industrial complex with more than 17,500 m2 of construction, and a total of 27 warehouses and 3
levels.
As a response to the great success of DISTRIBODEGAS I, this
second phase of the project was developed as an extension, in the
same area of CONDADO NARANJO. The complex has peripheral
circulation, which optimizes the loading and unloading path. It
also has underground parking space for workers, making it easy
for the users to consolidate their commercial and administrative
operations in one strategic location with access to the city’s
principal ways.

This project was developed as an industrial concept which
is part of CRECE, Business Community; and just like the
two “DISTRIBODEGAS” projects before it, it offers the ideal
infrastructure to combine a variety of services for your operative
and commercial activities.

Private complex with more than 41,000 m2 of construction, with 1-level and 2-level warehouses.
It has 29 warehouses, privacy wall on the perimeter, security gate, and parking space for visitors.
Each warehouse has a loading and unloading area.
DISTRIBODEGAS 4 has been designed to make the operations
inside and outside of the warehouses easier for the users. It has a
loading and unloading area that is completely independent from
the administrative area, which improves the companies’ logistics
and provides privacy to the administration, as well as a better
supervision of the warehouse operation.

horizontal expansion of up to 2,800 m2.
DISTRIBODEGAS 5 is one of the most innovative concepts in the
warehousing industry inside the recently developed “Las Tunas”
industrial park, in zone 4 of Mixco, located 4.2 Km from the ring
road through El Naranjo Boulevard, or 4.6 Km from Calzada San
Juan through San Nicolás Boulevard.
• Industrial complex with more than 35,400 m2 of construction.
• Warehouses from 310 m2 with the possibility of expanding to up
to 2,800 m2.

CERCA MARISCAL has become established as an active convenience shopping center, with 21
commercial spaces on one floor and more than 3,000 m2 of construction.
