DOMANI is a one-of-a-kind Premium Office Building. It is located

in a harmonious and privileged environment in the “Vista Hermosa

II” area. Thanks to its access routes and to its wide commercial

development, this area offers the best comfort for users and

visitors.

DOMANI is different from other office buildings because of its

bold architecture, as well as for establishing a new standard in

energy efficiency in Guatemala, which lets users save up to 40%

on their energy consumption, compared to a traditional building.

This corporate building was designed far from the traditional

rectangular block; it has a set of volumes that project shadows

and at the same time create open spaces, which transform in

common-use and private terraces in some floors.

thanks to the double glass facade and pergola system.

CRECE offers an integral combination of opportunities and has environmental-friendly qualities

with a high-quality architecture. It has 68 office spaces on 15 floors, for a total of 20,206 m2 of

construction.

CRECE Business Community, is an innovative concept, which

is part of a master plan that offers its clients the infrastructure

to combine various services for their commercial activities with

DISTRIBODEGAS, “Distrilocales” (commercial spaces) and office

spaces.

CALIDAD INMOBILIARIA developed CRECE based on a thorough

analysis of the ideal architecture for the land, taking into

consideration the appropriate orientation of the building, related

to the sun’s path; in order to take better advantage of natural

light, ventilation and materials.

The construction incorporates elements such as adjustable

crossed air circulation, inside the office spaces, an air extraction

duct with syphon effect, and solar protection, which allows the

use of non-reflective glass and lets more natural light inside the

office spaces. It also has vegetation on the walls and rooftop,

which also work as solar protection, resulting in thermal benefits

and also contributing to maintain the water cycle and give oxygen

back to the atmosphere.

We have worked to create adequate and highly functional spaces in our industrial complexes for the logistics and warehousing industries. We have defined a design that helps make operations easier inside and outside of the warehouses, so our clients can optimize their time and space. We understand that, in this industry, access points play a key role in the performance of each company; therefore we make sure that we select locations that can truly contribute to their operations.

areas. The complex has a total of 11 warehouses and 3 levels.

DISTRIBODEGAS was developed as a response to the imminent

need for adequate facilities for the industrial distribution area.

It offers a functional and efficient operation, with independent

commercial and operative fronts, which allows the users to

consolidate operations, administration and commercialization in

one strategic location with access to the city’s principal ways.

Industrial complex with more than 17,500 m2 of construction, and a total of 27 warehouses and 3

levels.

As a response to the great success of DISTRIBODEGAS I, this

second phase of the project was developed as an extension, in the

same area of CONDADO NARANJO. The complex has peripheral

circulation, which optimizes the loading and unloading path. It

also has underground parking space for workers, making it easy

for the users to consolidate their commercial and administrative

operations in one strategic location with access to the city’s

principal ways.

This project was developed as an industrial concept which

is part of CRECE, Business Community; and just like the

two “DISTRIBODEGAS” projects before it, it offers the ideal

It has 29 warehouses, privacy wall on the perimeter, security gate, and parking space for visitors.

Each warehouse has a loading and unloading area.

DISTRIBODEGAS 4 has been designed to make the operations

inside and outside of the warehouses easier for the users. It has a

loading and unloading area that is completely independent from

the administrative area, which improves the companies’ logistics

and provides privacy to the administration, as well as a better

supervision of the warehouse operation.

DISTRIBODEGAS 5 is one of the most innovative concepts in the

warehousing industry inside the recently developed “Las Tunas”

industrial park, in zone 4 of Mixco, located 4.2 Km from the ring

road through El Naranjo Boulevard, or 4.6 Km from Calzada San

Juan through San Nicolás Boulevard.

• Warehouses from 310 m2 with the possibility of expanding to up

surgery center, revitalizing spaces, and health-related shops.
