1.We buy the whole property. We only compute it at 1.7 has. since it will still be subject to survey and part of it was occupied by Lawton Ave. So we deduct one thousand sq. meters to be safe. At 150k/sq. m x 1700= P2.55 B, so we just fix it at P2.5 B lump sum price. 2.We give the initial P50 M as earnest money for LRA report, enforcement of possession, back taxes and transfer to current owners 3.Once possession is surrendered to us, we pay another P200 M. 4.Once title is transferred to us, we pay P150M up to this period, total exposure is P400 M. 5.Then we are given 60 days to pay P850 M (this is 50% balance of the purchase price of P2.5B). 6.The remaining balance of P1.25 B shall be payable for 18 months. BUT WE PUT A CLAUSE that : if we decide not to purchase the whole property, then we inform you within 60 day period after title is transferred to us that we will no longer get the rest, so they can sell the remaining 1.4 has. to other buyers.
