For the last 26 years, Langham Glass have attracted around 100,000 visitors per year to our site in Langham. Avada will now recreate this important local asset with a view to it becoming North Norfolk’s premier luxury accommodation address. The facilities will cater for business customers as well as leisure guests and of course permanent home owners.
For years, North Norfolk has remained one of the least discovered and unspoilt corners of England where natural geographic beauty combine with an endless list of outdoor activities and pursuits.
North Norfolk embraces around 400 square miles and is one of the most beautiful coastlines in the UK. Travelling around the area one will come across pretty villages, bustling market towns, secluded sandy beaches and acres of unspoilt countryside, occasionally punctuated with magnificent stately homes, churches and architecture from many centuries of treasured heritage. Its coastline stretches for 43 miles and much of it is designated as an Area of Outstanding Natural Beauty. The diverse and gently undulating landscape features wide sandy beaches, pine forests, saltmarshes and mudflats as well as one of the most productive arable farming areas in England.
Langham is a picturesque conservation village in North Norfolk within an area of outstanding natural beauty, one and a half miles inland from the iconic coastal villages of Blakeney and Morston.

Avada Langham Limited is a sister company of Avada Country Homes who have developed around 70 individual properties in Norfolk during the last 12 years. They have earned a reputation for choosing first class materials and designing properties with the owner in mind.

1. Who are Avada, the developers? Avada have been developing fine homes in Norfolk since 2001. They have completed over 70 properties. Unlike many modern developers, they directly control every aspect of design, specification and construction. They are an NHBC registered builder. The company is owned by Ian & Angela Johnston.
2. Why are you building a Hotel? Under normal planning policy, it would not be possible to build multiple new homes in a rural village surrounded by countryside. As the site was previously an area of employment in the days of Langham Glass, and as tourism is the key economic activity in the area, the local authority considered that the creation of a new hotel would be beneficial to the area, and that the adjacent cottages and barns were an acceptable way of assisting this development.
3. What kind of Hotel will ‘The Langham’ be? The Langham will be an Unashamed Up-Market Boutique Hotel. The vision is to create the best accommodation address in the North Norfolk Coastal area.
4. Who will run the Hotel? The Hotel will be operated by a highly experienced and capable management team.
5. How do I know the Hotel will be built? The planning consent and legal agreement with the local authority stipulates that we cannot sell or occupy more than 15 of the 25 Beautiful Homes until the Hotel is largely constructed.
6. Why are the new homes constructed with a timber frame? Most new housing in the western world is
constructed this way. The frame chosen by Avada is called Val-U-Therm from The Walker Timber Group. It is an advanced system incorporating outstanding levels of strength and thermal/acoustic insulation. It costs almost twice the price of ordinary Timber Frames, but we think it is the right choice.
7. What warranty do the properties come with? Avada are a registered NHBC Builder and all properties have a 10 Year Buildmark Warranty. As well as this Avada provide a 2 year comprehensive Builders Warranty.
8. Who will own the main entrance and access road? Avada or The Hotel will retain ownership of this. All property owners will have unrestricted rights of access over it.
9. What is the role of The Management Company? The Langham Management Co. (Norfolk) Ltd has been formed to manage a limited number of common aspects for the property owners. These include: private courtyard lighting; bin stores; surface water drainage; and the meadow.
10. Who will run The Management Company? Initially Avada will run the company thereafter The Hotel management will provide the service.
11. What are the likely annual charges for The Management Company? They will vary according to property location. The 8 properties with access to the meadow will pay around twice the average level that will initially be £75-00 per annum.
12. We would like to use our property for holiday lettings. Can The Hotel provide
Marketing and Management? Certainly. This is an important advantage of investing at The Langham. Please see the Holiday Letting policy on page 24 or on the website www.the-langham.co.uk.
13. Is it possible to make alterations or specify extras? Depending on build stage and house type it may be possible. We will always try to accommodate reasonable requests.
14. What services are connected? Mains water and electricity. The site also benefits from a mains sewer. Surface water is connected to local soakaways.
15. Can we access The Hotel facilities? All properties come with 3 years FREE access to the Hotel, Gym and Spa. Thereafter property owners and their occupiers will benefit from preferential access and terms.
16. Are there any restrictions on pets? There are no restrictions on normal domestic pets.
17. Can we have a garden shed? Avada will produce a standard garden shed for the approval of the local authority. This will be designed to compliment the style and character of the conservation area. These will be available at cost to all property owners once approved, providing they are positioned in an appropriate location.
18. Can you assist with furniture, carpets, and curtains? Yes we will be happy to source these and have them installed for customers.

Holiday Lettings PolicyBACKGROUND
The aim of this policy is to establish a binding arrangement that will protect the investment interests of property owners in this exclusive development. Recognising that the site is adjacent to a Luxury Boutique Hotel, intended to be the best in North Norfolk, it seems appropriate to have a mutually beneficial relationship.
Given that over half of all residential properties in the Langham/Blakeney/Morston area are the owners’ second home, The Hotel can offer a range of services that are intended to be a positive factor in owning a Cottage or Barn at The Langham.
For guidance, it is anticipated the Hotel room rates per night will range from £150 – £300 for junior suites. A 7 night rental of a 3 bed cottage will range from £750 – £1500 depending on season.
Hotel Services and Facilities Provided by Hotel to Property Owners:
• House Keeping and property maintenance
• 3 year free Membership of Spa and Gym and preferential terms thereafter
• Marketing of available properties for Holiday Lettings from 1 night to several weeks
• Management of entire Holiday Letting process on behalf of owners
• Preferential access to Hotel lounge, library, restaurant, café and bar, including regular special discounts
• The Hotel will run The Management Company that will maintain the common parts
POLICY FOR HOLIDAY LETTINGS:
1. All owners will be able to rent their properties on an assured short-hold basis without any involvement from The Hotel. Tenants however will be bound by the same obligations to The Management Company as owners.
2. Any owners choosing to make their property available for Holiday Rentals will agree to do so through The Hotel acting as marketing and managing agent once the Hotel is fully operational.
3. There will be a review mechanism to ensure The Hotel provides a good service to home owners. If for any reason The Hotel ceases to operate or does not provide a reasonable level of rentals, provision for home owners to rent directly or through another agent will be permitted.
4. This restriction will not apply to the owner’s family or close friends. It applies to commercial lettings.
5. The Hotel will create an on-line booking system for available cottages and the pricing will be set by The Hotel Management based on the size, type, location and internal condition of each available property.
6. The Hotel will have a binding commitment to maximise the return for each property owner.
7. The Hotel will clean and service the property before, during and after each letting.
8. The Hotel will collect payments and retain an agreed commission and housekeeping charge. It may be possible for owners to be paid directly by customers. This may be beneficial.
9. The Hotel’s commission and housekeeping charges will be fair and reasonable considering the benefit of association with a First Class Hotel, and the unrestricted access to the Hotel’s facilities that those occupying owner’s properties will enjoy.
10. An annual review will be conducted between The Hotel management and representatives of the owners choosing to make their properties available for Holiday Lettings.
