Chestnut Hill Realty and CRP Development are proud to propose the development of Four Seasons Village under Westwood’s Senior Residential Development Bylaw (SRD). Our proposed development is designed to provide an alternative housing choice for Westwood’s Active Senior households. Four Seasons Village is not simply a residential development; it is designed to be a true community.

Our creatively designed housing community is set on 8.6 acres on the current site of Harlequin Stables across the road from Fox Hill Village. It is conveniently located close to the town’s historic center and accessed by an entry off Route 109. It is one-half mile from Route 95/128.

Four Seasons Village is the site of 72 housing units of various sizes, types and number of bedrooms. Building types range from lofted townhomes with ground floor living and two car garages to an elevator building with underground parking.

Residents will have a full range of community and social amenities in the community center in the elevator building such as a fitness center, internet reading café, community living room, home theatre, exercise rooms and shared office and conference space. This 4,000 square foot space can accommodate community wide meetings, resident family celebrations and enrichment programs. Eleven of the units will be available to seniors who meet affordable income guidelines. The buildings will be shielded from Route 109 by wide landscaped buffers. The senior community will replace the non-conforming uses of a tree nursery and a commercial horse stable.

Because of the compact design and smaller units, our lot coverage is significantly less than the coverage of a “smaller” traditional townhouse/detached housing development. The extensive open space will be used for walking and bike trails, a community garden, an outdoor sports area with a “par” exercise course, shuffleboard, bocce and horseshoes and an outdoor sitting area overlooking a pond with an English style garden and a fire pit.

SUMMARY

1. Addresses the need for variety and diversity of housing choices for Westwood’s growing over 55 population.

2. Low density development with plentiful open space. Less density than Fox Hill Village and Meditech Office Park.

3. Density reduced and open space increased, by utilizing 3-story elevatored building with underground parking, one bedroom units, and smaller sized units.

4. Master Plan maximizes open space, outdoor activities and landscape buffers.

5. Provides 11 units of critically needed senior affordable housing. The majority of these units could be set aside for existing Westwood residents.

6. Safe access to and from the site due to nearby traffic lights.

8. Project size allows for an amenity center that services residents and promotes a healthy lifestyle, social interaction and well-being.
