President’s Message Hope all is well fellow REALTORS and Affiliates! As I write this newsletter it is raining and thundering down here in Marathon Key FL, but I will take that any day compared to what I hear you went through the last couple of weeks. It will get warmer, trust me I’ve seen it happen, just hopefully not too much more white stuff and especially the cold. Some quick reminders: The Nominating Committee meets Thursday 2/21 to prepare a slate of candidates for our spring election. If you or someone you know is interested in running for a 2-year term on the NWAR Board, please notify Nominating Committee Chair Julie Manthei or Matt. Plenty of educational opportunities are approaching, starting with the REALTOR Safety & Self-Defense Seminar on 2/28 which is FREE for NWAR Members - register ASAP and contact Matt if you'd like to be a sponsor. We added a second Lunch & Learn in March covering Langlade GIS Maps with Duane Haakenson. We also have an Appraisals class with Broker-Appraiser Marla Malone followed by Vilas GIS with Barb Gibson and Title & Closing with Al Mancl in April and May. Register for any or all of these informative classes to stay on top of your game in the upcoming selling season. Hope all is well fellow

REALTORS and Affiliates! As I

write this newsletter it is raining

and thundering down here in

spring election. If you or someone you

stop the federal government shutdown. We

sent a letter to Mike Theo who passed it

along to Bill Malkasian at NAR. The very

next day the federal government was

reopened so clearly they understand NWAR

is not to be trifled with! Rest assured we will

be back on the case in the event of another

shutdown!

We shared an alert last month about a

suspicious individual and received a

warning from NAR of a phishing email

making the rounds. Remember to trust your

instincts and be wary of odd or unsolicited

emails. Come to our safety seminar and join

our Facebook Group to stay on top of agent

safety and receive timely alerts when

situations like these arise.

Well here we are in mid-

February. This winter, we went

from warm mild temperatures to

extreme bitter cold and now we

have shifted into snow mode. You

got to love a Wisconsin winter! It

won’t be long until spring is here

and whether you are sitting in your

office or lying on a warm beach

somewhere, it’s a good time to

contemplate your marketing plan

and goals for 2019.

The MLS Nominating Committee is

making their final call for any Broker

-Owners who are interested in

s e r v i n g o n t h e G N M L S

Board. Please do not hesitate to

contact Jackie Leonhard if you are

interested in any of the positions on

the board that will be opening up

this fall including President-Elect,

Treasurer and three Director

positions. Directors elected in 2019

will serve a 2-year term from

October 2019 through September

2021.

For those of you who use “Xposure”

there are new tabs which now

include full function Search, PCS

and Hotsheet tabs. Lon will be out

and about over the next several

months visiting offices to show you

the ins and outs of Xposure and its

features. Please participate by

contacting Lon to set up a date and

time.

Finally, our organization has spent a

lot of money on the electronic

lockboxes. However, there are e-

boxes on less than 50% of eligible

listings. Please use them wherever

you can. The convenience and

security of having them on your

listings is well worth it. If there’s a

reason for not using them, we’d like

to hear it so we can fine tune our

plans for lockboxes moving

forward.

It has been a few years since I visited

many of your offices and I’m looking

forward to seeing you over the next

several months. I will be visiting to

review the new Xposure product with

you and make sure you are able to

take advantage of its features and

present your best image to

consumers who use our search

portal, upnorthmls.com to find

listings in our area.

Caution – the MLS uses hi-quality

photos and recently changed the

maximum from 20 to 99. Be careful

not to lose customers’ attention to

your listing because it fails to load

quickly on their phone due to too

many photos.

AE Corner MLS Memo

I have had a few calls asking about the

NWAR Family Scholarship. It will be

opening sometime in March thru April,

so please watch for that in our upcoming

newsletters. WRA also has a

REALTOR Children Scholarship that is

taking applications now through March

8th at: www.wra.org/scholarship/.

The Tax Cuts and Jobs Act included a

significant reduction of the corporate tax

rate. Many small businesses including

real estate firms, independent contractor

agents and rental owners have been

awaiting verification from the IRS on

whether it applies to them. Fortunately

the IRS recently clarified that it DOES

apply in most cases. Read more at

accountant for guidance in how you may

be able to deduct up to 20% on qualified

business income!

passed away Friday January 18th at his

home. Pete served in the National

Guard for many years and owned/

Northwoods from 1993-2016 before

retiring from real estate in April 2018. Pete also served

as GNMLS President in 2004-05 and 2011-12.
