ELECTIONRESULTS At the close of nominations on October 15th, there was one candidate nomi-nated for the three open board seats. Jennifer Anderson of 2117 Falcon Ridge Dr. was elected by acclamation at the Annual Meeting on November 19th and the remaining two seats will be illed by appointment. The 2020 Board of Directors is currently as follows:

Of icers will be elected at a Special Board Meeting on December 10th and the board will review applications to ill the vacant seats at the next regularly scheduled board meeting on January 21st. Interested owners should submit their applications by January 13th. IRSRESOLUTION70‐604Postcard ballots were mailed out for owners to vote on IRS Resolution 70-604 which allows excess funds in the operating account to be rolled over at the end of the year, without being taxed. 1/3 of the lots or (107) votes constitutes quorum for the purpose of passing the IRS resolution. These ballots were tab-ulated at the Annual Meeting and results were as follows:

Thank you to Carol Moore who agreed to be Inspector of Elections for this year’s annual election.OPENSEATSONTHEBOARDOFDIRECTORSFollowing the Annual Informational Meeting on November 19th, there remains two open seats on the board that will be illed by appointment. The board of directors will review applications at the next regularly scheduled board meet-ing on January 21st. Interested owners should submit an application by Janu-ary 13th. IMPORTANTBANKCHANGESGOINTOEFFECTJANUARY1STThe association is changing banks, and EVERYONE, including those that are signed up for ACH through Steward Property Services and those that use Bill-Pay services through their own banking institution will be affected.
No action is required at this time but it is extremely important that you take the time to read the upcoming annual budget package coming out at the end of November. It will explain important changes to the way you pay your dues, to ensure your payment is not delayed.

CALLTOORDERA quorum of the board was established. John Moore, Board President, called the meeting to or-der at 5:30pm so that the ballot counting could commence. ROLLCALLBoard Members, John Moore, Diana Karner, Rusty McManus, Patrick Burke, Joanne Reutell, and Mitch White; ABSENT Gordon Black OTHERSPRSENTBeth Ainslie, CCAM / Senior Community Association Manager, Steward Property Services, Inc. and [84] owners. PRESIDENT’SWELCOME&ANNUALREPORTPresident, John Moore, welcomed owners to the Annual Meeting. Board members and Committee Members were acknowledged for service to the community; out going Board members Mitch White, Rusty McManus and Gordon Black (not present) were thanked for their service to the community and each presented with a restaurant voucher. Mitch White was given an extra special mention after serving for ten years or more. Accomplishments of the last twelve months were then reviewed relative to: GolfCourse; meetings with city leaders about golf course issues, working with the police dept. for timely re-sponse to the community concerns, negotiating with Adobe Investments, securing feedback from the community Communication; revised the New Owner Welcome Packet, developed a handout for Renters, provided up-dates to keep the community informed on signi icant golf course issues, and produced a monthly newsletter Environment&LandscapeImprovements; addressed individual owner maintenance issues, repaired dam-aged concrete sidewalks to prevent trip & fall risk, replanted portions of landscaping on South Ely Blvd and the main entrance, worked with arborist on ive-year plan for large tree maintenance, removal and replacement, worked with Golf Course Manager to identify trees requiring maintenance Community Safety Enhancements; secured basic supplies and walkie-talkie radios to be available in case of a ma-jor disaster, conducted training for area captains, preparedness tips for the community, plan to remove agapan-thus from Ely center median for improved driver visibility (to occur in early 2020) TREASURER’SREPORTRusty McManus recognized individuals who had helped him to be a good board member and treasurer. He con irmed that as of 9/30/19, the association is in excellent inancial health and that reserves projected out thirty years, and currently totaling $968,238 are well funded with majority invested in laddered CDs. He noted that in the last thirty years, that the dues had only increased by $30. BOARDOFDIRECTORSELECTIONThe Board President con irmed that only one candidate application was re-ceived to ill the three seats up for election. He introduced new board member Jennifer Anderson, who was elect-ed by acclamation. The two remaining vacant seats will be illed by board appointment.

FALLINGLEAVESAutumn inally arrived and falling leaf season is here. Please DO NOT rake or blow leaf and yard debris into the street and leave it there. Personal leaf debris is the re-sponsibility of each owner to collect and deposit into your green can for collection on Tuesday. It is not the re-sponsibility of the landscape company or their sweeper to clean up. If you hire a landscaper, be sure you know how they dispose of the yard waste when they are inished. If they blow it into the street, you are responsible to make sure it is removed. Thank you in advance for
