Another year is almost over, and they seem to

go faster all the time. My eight years on the

board will be over in Feb., looking forward to

that, but did enjoy working for you very much.

The board worked very well together, and I

think we accomplished a lot . We also got a lot

of help from the volunteers, activity group, and

all you condo owners, and thank you very

much. It takes the help of everyone, to make

Desert Sun such a great place. It has been an

honor to serve you, and thank you for your

OGDEN MANAGEMENT …...

• Thanks to Steve Andrietz, Roger Thayer, Jim Bertsch, and John Ludwig for all

the work on installing new bases for the light poles in the parking lots! Job well

done and appreciated.

• Thanks to the Volunteers continuing to pickiup fallen fruit under the trees.

• Thanks to John Marshall for painting the tops of the pillars on the second floors of

all buildings! Work greatly appreciated.

• Thank you to all the Activity Committee people for organizing and working with the

volunteers preparing the Christmas Dinner. Chef Hank Prentice prepared the

turkey. Again a super job of entertaining at Desert Sun!

• Thanks to Richard Johnson for getting the replacement plants for those that died

off over the summer. Also for his replanting the replacements! Your work is

appreciated. Richard is the Gardener in Residence!!!!

Bonnie,

I don’t have any “words of wisdom” but I would like to

add some words of encouragement.

It has been 1 year since the Ogden team and myself

were hired to manage Desert Sun Condominium HOA.

It has been a great year and we have accomplished a

lot. I appreciate working with the Board and the Maintenance crew and

look forward to doing more this new year, 2018. We all contribute in

making Desert Sun the best place to live and with your help, we will do

it.

Enjoy this time of year and have a very Merry Christmas and Happy

• Tool Shed - When using equipment and supplies from the the Tool Shed

please sign out on the sheets provided. Return items for others to use.

• Emcees Needed for Coffee Meetings - Please notify the Activity

Committee if you are willing to conduct the meeting on a Monday morning.

• Read the directions on the Recycle Bin and the Garbage Bin in

your parking lot. If you see people coming in from outside of DS copy their license plate down and turn it in to the Office. You may need to put a pen

and small note pad in your pocket! Detectives needed!

• The fruit on the trees belongs to everyone. Please take only what you

can enjoy eating for the day!

• DOG ISSUES 1.Be sure to keep your dog away from the grass areas, plants, bushes, and trees. Walking them down the center roadway prevents spraying each bush along the sidewalk!

2.Use the Dog Run behind the Mini Golf Course or the one along the North wall. Gate keys are available from Jill in the office.

3.Take your dog outside the Condo property for walks and to do their busi ness. Remember pick up where ever you go.

4.Be sure to scoop, bag, and dispose of poop. 5.Grass areas are for Resident activities only.

6. Register all dogs at the Office prior to coming to DS. Request the forms from the DS Office

for your veterinarian. All paper work must be submitted to the Office prior to your arrival. Owners make sure your renters are aware of this if bringing a pet.

ATTENTION RESIDENTS

• Do not throw garbage, rotting fruit, meat bones, your used renovation supplies , and

cigarette butts over the wall into the dog run. Use the garbage bins please!

• Clubhouse Fridges: just a reminder not to store any extra personal items in the SILVER stainless steel fridge or freezer! The WHITE fridge is only for confectionary items such as ice cream, pop, and candy bars.

Leave your payment in the money jar in the Activities Fridge.

• Coffee Duty: Sign up on the Bulletin Board for making coffee on Monday mornings. You are responsible for picking up rolls at Bashas,

making coffee and clean up.

• Plant Coverage and Pool Coverage is done when temps go down. There will be sign up sheets on the Bulletin Board. The pool is

covered at 10 PM at night. Plant coverage is done in the evenings.

Staff Notes from Rob,……..

Hi Bonnie, Sorry this is so late, just haven't had time to sit in front of the computer. Good Day All, We hope that everyone had a very Merry Christmas!! It has been a very different year. Needless to say, we are moving forward. As the rock band "Boston" says "DON'T LOOK BACK" today is the day.

So, on we go. Something that has come to my attention recently is that several owners are seeing their water come out of the tap "white". Once allowed to settle the water is clear as it should be. From what I can see there is air in the water. The water is not "Settling" in the glass the miniature bubbles are all rising to the top and NOTHING is settling on the bottom. This is great news!! I've been told that the water coming in to the system is under pressure and when it comes out of the faucet that pressure is released thereby allowing the air to expand into visible bubbles that float to the top and dissipate. This time of year, our water company tries to increase our water pressure to accommodate everyone's needs. If it bothers you to drink white water just leave your glass set for a minute allowing the bubbles to go away. If the look doesn't bother you, go ahead and drink away those tiny little bubbles won't cause any harm whatsoever. You may be thinking, "Why aren't they watering the citrus trees?" Last week I visited a cit-rus nursery, WOW!!! I never thought I would see a "jungle" in Arizona. Anyhow, they in-formed me that our trees are being "OVER WATERED". From December 1st thru at least the end of February they should only be watered "ONCE" a month. Anymore that that has a great chance of causing root-rot. I know it's hard to believe but, our ground in many places is very hard and doesn't seem to accept water. That is because we have so much CLAY in the ground. Walking around the property you will see that when we do water the trees there are several that have puddles standing under them for a day or two before it sinks in. These trees have a huge amount of clay mixed in the soil below and cannot absorb the wa-ter so quickly. I also explained to the citrus arborist that many of our trees can be watered for an hour and there will be no visible sign that they got watered at all. Some areas of the property are very sandy and water just drops and vanishes. This is not uncommon in Arizo-na. So, what we are going to do is manually water the citrus twice a month thru the end of February. Then depending on our local weather, we will re-evaluate it then. Looking forward to the NEW YEAR!!!!

• Building Reps are assigned to all of the DS Condo Buildings. They assist in delivering the

newsletters, calendars, activities lists and other materials. They assist the Board and Staff by selling tickets and attempt to answer questions you may have.

• All residents and guests are to park cars back of the yellow lines painted on the curbs and side-walk ramps. The bumpers must not be

out over the sidewalks. All parking spots under the covered areas are reserved and registered. Some of the parking lot areas are reserved and assigned, too. Visitors may park in spots in front of the Clubhouse and in adjacent open parking places in the parking lots.

• The computer and printer in the Clubhouse are for anyone to use. It is

suggested 30 minute use at a time if others are waiting to use it. WiFi may work for you and the code is displayed. When the printer is used 10 cents per page is appreciated for buying ink and paper.

• Plant Coverage and Pool Coverage is done when temps go down.

There will be sign up sheets on the Bulletin Board. The pool is covered at 10 PM at night. Plant coverage is done in the evenings.

• Gate Openers are available in the Office for $20.

• If you have a Water Heater Detector check to see if the 9 Volt battery is

needing replacement. These detectors sit next to your water heater and go off if the water heater starts leaking. They are available at hardware stores.

Board of Director’s Meeting

Nov. 21, 2017

Present: Board Members: Doug Becker, Bonnie Zelich, Cinda Tanner, Max von Dahlen,

Richard Johnson, Clair Hanson, and Bonnie Haug. Staff: Rob Erskine, John Ludwig, and Jill

Erskine Community Manager: Kriss Lindberg

The meeting was called to order on November 21, 2017 by President Doug Becker at 9:00

a.m.

Cinda Tanner, Secretary confirmed that a quorem was present. We had 7 board members, 3

staff, 1 community manager and 39 homeowners present.

The agenda was approved on a motion by Cinda Tanner, second by Bonnie Zelich.

The minutes of the April 4, 2017 meeting were approved as written on a motion by Bonnie

Haug, second by Bonnie Zelich.

The Financial Statements were reviewed by Bonnie Zelich . The finance report was accepted

on a motion by Clair Hanson and second by Doug Becker.

Committee Reports:

• Activities: Cinda Tanner reported that the activities are just getting started. The

Thanksgiving potluck sign up sheet is on the bulletin board. The Activity Committee will

meet at 10:30 a.m. on Wednesday Nov. 22nd

in the Library.

• Building and Grounds: The entry gate is in need of repair or adjustment or a new system

installed. Kriss / Rob will look into this for us. Rob reported that he had 36 projects on

his summer list – 4 of them did not get done and they will work on those this winter. See

attachment – “Summer Work List”. John Marshall volunteered to paint the tops of the

columns in several buildings.

• Communications: Bonnie Haug reported that the December newsletter is in the works.

She is working with Glenda Sharpe.

• Rules and Regulations: If the rules and regulations are not read they are not of much

value. Stop sign and speed limit violations are to be reported to Kriss and letters and

fines will be assessed to the home owners.

• Homeowner’s Rentals and Sales: Bonnie said that there are three condos for sale. If

anyone has a rental, send the information to Jill or Bonnie to go on the Pipeline.

• Landscaping & Beautification: Richard Johnson had price sheet for orange tree

replacement behind building 5. He also saw that some of the plants did not do well over

the summer. The committee will look into those. On a motion by Max von Dahlen and

second by Bonnie Haug that Richard Johnson look at Lowes or Home Depot for a Sweet

Naval Orange Tree costing up to $100 to replace the one that died over the summer.

Motion carried.

• Safety, Security and Insurance: Doug Becker will check with Cook Insurance about our

rate for 2018 insurance. We have had exceptional rates for the past seven years. Doug

also is looking at security cameras. The board has looked at safety issues putting in new

led lights on buildings, marked sidewalks, encourage use of handrails, all new fire ex-

tinguishers last spring.

Updates:

• Mediacom: Kriss said that Mediacom was here for a week this summer. They updated

the cables, etc.

• Coopers Sewer & Drain: Coopers was here for the fall check up. Everything was okay but

they are watching Building 8 which may need pumping or acid treatment.

• Light Pole Cement Base Repair: We have three more that need to be done and then all of

the light pole bases will be repaired this year.

• A motion to ratify the contract for Imagine Architectural Concrete to repair the pool deck

was made by Max von Dahlen, second by Bonnie Haug. Motion carried. (okayed via email

over the summer 9/15/2017)

• A motion to ratify the contract with BPainting to paint and repair the dry wall lids on the

second floors was made by Max von Dahlen, second by Bonnie Haug. Motion carried.

( okayed via email on May 16, 2017)

• Tankless Water Heaters: 5 of the 12 have been okayed by the county and SRP, 3 of the 12

have been taken out and replaced, Rob is scheduled to take out 3 more and have them

replaced.

• Washers and Dryers: A motion by Richard Johnson, second by Max von Dahlen was to

lift the moratorium on new washers and dryers. The owners are to fill out the

Architectural Form and submit it to the board and get the appropriate permits and

qualified electricians and plumbers to install. Max suggested that anyone putting in a

dryer should put in a self-condensing dryer.

• Solar System: Jim Davies will research how to get a handle on the savings from this

system. More information needed. Kriss may help also.

• 2018 Budget: Bonnie Zelich reported that the Finance Committee met on Friday. The

2018 budget will be approved in January, 2018.

The annual meeting will be on Tuesday, February 20, 2018. We have three people that will be

going off the board – Max von Dahlen, Doug Becker, and Bonnie Haug. Please consider

running for the board.

Open Forum:

Lewis Roderick – 814: Why do we need a stop sign?

Tom Sharpe – 420: The stop sign is a reminder to watch for pedestrians.

Cam Wagener – 409: People come off of Highway 60 so fast that we cannot get into the

gate quickly enough. When she asked the county responded that they did not

consider that an exit lane was needed.

Debbie Hogg – 116: Regarding “garberators” – should they be used/installed? (garbage

disposals)

Donna Becker – 517: A garbage disposal is not good with a septic system. They are not

recommended.

Adjournment: Bonnie Zelich moved that the meeting be adjourned, second by Clair Hanson.

Motion carried. Meeting adjourned at 11:15 a.m.
