At the North Beach Neighbor- hood Commissioners Meeting on Feb 12 it has been decided that Allison Park is off the table for the proposed Sabrina Cohen Wellness Center. Thanks for your support! We also would like to thank Commissioner Kristen Gonzales for her courage and resolution to be on our side. It was a great experience to see how the neigh- borhood came together to fight this ill perceived project! The City is vetting alternative loca- tions for the Wellness Center based on public feedback, deed restrictions, and zoning issues. There will be a public input meeting on Feb 23 at 6:30pm in the North Shore Park & Youth Center to discuss the options. Unfortunately the already approved playground is still moving forward, but we are working with the City to at least reduce the size. Given the magnitude and cost of the upcoming restoration project, we decid- ed to postpone any major landscaping improvements and the new pool furni- ture after the construction is completed. Nevertheless we decided to make some sensible, cost-effective improvements to the lobby and the center island in the front as these areas are the ‘first impres- sion’ of Bel-Aire. To further reduce our delinquencies, we changed our collection firm from Alliance CAS to our existing law firm, Siegfried Rivera where we expect a bet- ter follow-through. Valet Based on your comments we decided to make our Valet parking rates more affordable - effective Feb 15th we are charging $3 for the first hour, $6 after the first hour and $10 for overnight parking. Overnight will be charged for vehicles picked up after 9pm. Begin- ning February 26th payment will only be by credit card or PayPal, no cash. We will also update the Valet dress code to a more contemporary look - the costs where absorbed by the Valet company. Reminder: PLEASE DO NOT PARK

ConstructionWe will receive the bidding documents from Pistorino & Alam today, February 19. After review, it will be distributed to pre-qualified contractors to get their bids by beginning of April. In parallel we are working with several banks to negotiate the loan terms. As soon as we have the loan conditions, we will up-date you about the assessment. MaintenanceTo reduce liabilities to the Association, we installed an access panel for the BBQ gas shut off next to the outdoor kitchen. We completed a deck for the pool pump room to allow for safer access.

Paint touch ups were performed throughout the building. Please make sure you don’t scratch the walls when moving larger items.

As a response to your comments about overall cleanliness, we adjusted the fo-cus of maintenance and housekeeping duties to improve the appearance of the building. We also increased the fre-quency of the perimeter cleanings (out-side around the building towards park and boardwalk).

As a reminder, please note that the Glass selection of the trash cute is not operational - bring down your recy-clables (glass, plastic) to the BLUE bin on the first level of the parking garage.
