the q uestion:This may be a stupid question but what exactly is escrow?

the answer:Escrow can be two things in North Carolina as it relates to real estate matters. The more familiar use of escrow is that which a lender does when it includes in the monthly payment of a borrower a pro-rat-ed figure that is held separately for the payment of the property taxes and homeowners insurance. The lender then pays the respective billswhen they fall due. The second lesser known use of escrow is when money is held from a closing to secure the performance of something after the fact. For exam-ple landscaping needs to be installed, but there is not time prior to closing. A figure can be agreed on by the parties and that amount can be held by the closing attorney until the item is complete. Keep this in mind however: An escrow agreement must be prepared by an attorney to dothis and the attorney should be paid for doing it as it is time consuming and not part of a normal closing. Usually it will require the permission of both parties to release escrowed funds. If a lender is involved in the deal it may not allow for there to be an escrow, so check before thinking it’s a done deal.
