that you would come across it when searching for property in Marbella.

If you would have come to the Coast to view this property and would see this reality right now, most possibly you would not

be interested in buying, BUT

what if in reality you would really only have the nice sea and golf views of the right side, announced in internet and property

descriptions of this development? Then you would be interested to buy such a bargain, would you not?

BUT there are more PROBLEMS you CANNOT SEE, and unfortunately nobody would tell you or would be legally obliged to

18-1.

Both developments are together defined as a sector where overbuilding has taken place against the rules of the previous

General Plan. Instead of villas or townhouses apartment complexes were built with higher built density and without the necessary granting of

public green and equipment areas to the Town Hall. Compensation payments have to be made in accordance to the established in the technical sheet you can see on the next page.

3.076 + 4.772 m2 of GREEN AREAS, 2.094 + 5.471 m2 of EXISTING ROADS and 3.343 m2 of NEW ROADS have to be purchased and granted for FREE to the Town Hall.

Legally the developers of «Vistamar» and «Los Lagos de Santa María» are obliged to carry out the compensation, but if they

are not in the financial position (e.g. bankruptcy) to do so, finally the payment can go down to each single property

owner. In this case the owners of Los Lagos may even have to carry the costs of the abandoned building site «Vistamar» as well in

order to be able to legalise their situation. Los Lagos, although ready built, will NOT get any FIRST

OCCUPATION LICENSE, until the problem is not solved and all steps are carried out with the Town Hall.

FURTHERMORE:

The properties of Los Lagos de Santa María have been and often are still being offered as «front line golf». In reality

the yellow coloured strip between the development and the golf course is qualified for building 2 storey high villas that

will block the views both to the golf and to the sea for many of the Los Lagos apartments, without purchasers

being told so, due to the lack of Town Planning knowledge.
