The Village at Newtown has long been ingrained in the market as the epicenter of this
affluent community. The center sits on the precipice of a $35MM redevelopment and
expansion to add 60,000 SF of retail and restaurant space for a total of 225,000 SF. Fully
remodeled facades, pedestrian-friendly crosswalks and new public gathering spaces will
revitalize existing shops, attract new brands and create a vibrant food and beverage scene.
Anchored by an existing McCaffrey's Food Market, a dominant regional gourmet grocer,
the new era of this center will drive a high frequency shopper with all of the true lifestyle
amenities befitting a market of this caliber. From apparel to high-end boutique fitness,
entertainment, coffee and full-service dining, the new Village at Newtown will be a relevant
and dominant destination for Newtown and its surrounding communities.

This affluent and historic bedroom
community was founded in 1684 and has
become a thriving commercial crossroads
amidst surrounding bucolic suburban towns.
The unique shopping destination enjoys
both tremendous regional pull and easy
neighborhood access from a strong network
of heavily trafficked local roads. While
Newtown enjoys a fabulous reputation as
a market of highly educated and affluent
families, it also serves as a shopping
and dining destination for many similar
communities within a very short drive. Within
the trade area there are 285,000+ people
with an average income of $125,000 and over
48% of the population has a higher education
degree. The community is further supported
by strong daytime population around the I-95
interchange and many downtown white collar
small businesses.

In 1870, the Newtown gate was erected at
Durham Road and Sycamore Street. This
small building served as the home and
headquarters of the gatekeeper. The cost
was one cent for pedestrians, two cents for
animals, and later, five cents for automobiles.
In 1955, the residence moved to its current
location after 30 years of non-use. Today,
Brixmor plans to fully renovate the historic
Toll House, which will serve as the future
home of an artisanal dessert cafe.

McCaffrey's Food Markets
— James J. McCaffrey, President
The Village at Newtown has been one of our top-performing locations
with consistent sales growth every year since we opened in 2013.
Newtown serves as the shopping and dining hub for the greater Bucks
County market, consistently bringing in customers from up to 10
miles away. As a locally owned business, the ability to serve such a far
reaching community is extremely valuable. The Village at Newtown's
ideal positioning is a key reason that we chose this location for our
business. What's more, McCaffrey’s has enjoyed a strong relationship
with the Newtown community since opening. We are confident that the
redevelopment of the Village will further strengthen the center’s appeal
and continue to enable McCaffrey’s to provide exceptional quality, value
and service to the greater Bucks County region.

barre3
— Lauren Ziel Owner & Instructor
I opened barre3 in the Village at Newtown three and a half years ago
and feel very fortunate with the success of the business thus far. We
continue to bring in new clients every day, about 100 per month, and
many of our original clients continue to be dedicated members of
our studio community. We've grown our schedule from 23 classes in
July 2013 to 57 classes as of December 2016! Our location in town,
proximity to shopping, and access to parking in the center have all
contributed to this success. In a service business like fitness, location
does matter. Our clients enjoy the hassle-free access to the studio
so they can arrive on time with no stress. It's especially nice to have
McCaffreys in the shopping center, as well as some other popular
businesses, for our clients to visit pre- or post-barre3. Like a one-stop-
shop! Our clients come from all the surrounding towns to Newtown,
and they all find it easy to access and convenient.

Oishi Restaurant & KO Modern Korean
— John Im Owner & Operator
My family and I have owned and operated restaurants at the Village
at Newtown for over 17 years. Thanks to our success at the center,
we've undergone three expansions, launched a new concept, and are
currently in the process of opening a third location.
The restaurant business is not an easy one; I often lay awake at night
worrying about a myriad of potential pitfalls from crucial issues like
food costs, to more trivial concerns such as our phone system. One
thing I've never worried about was location. The Village at Newtown is
THE place to be in Newtown. I often run into my customers shopping at
McCaffrey's or picking up my dry cleaning. Over the years, I’ve witnessed
Newtown grow exponentially by attracting both businesses and young
families. With a nationally ranked school system and easy access to
Philadelphia and New York, I’m supremely confident that we are in a
strong location for many years to come.
