The 5.4 hectare site could only be accessed by one 400m internal road which required fulltime traffic control. With limited space for site parking and restricted parking in surrounding streets, Matrix Projects implemented a bus service to transport more than 400 workers per day to and from the site from the local football ground. Access on and around the site was provided by narrow corridors, which later formed the permanent streets of the Viridian Village. To maintain stable access, and provide a first class pro- duct at handover, these tem- porary roads were graded, compacted and sealed 40mm lower than the finished street level, allowing a final asphalt seal to be placed on comple- tion. It features large landscape buffers that provide a green zone within the complex which, in turn, relate and connect to the surrounding National Park and greenbelt. Matrix Projects appointed a fulltime environmental manag- er to continually monitor, assess, document and custo- mise environmental control systems onsite. Site run-off into the Noosa River and surrounding fragile ecosystem was managed by a maze of construction swales, bioretention basins and sedi- ment ponds which contained the massive quantities of water and overland flow pro- duced by extreme downpours, in excess of 100mm per hour at times. The Viridian Resort and Spa comprises 39 luxury two- and three-storey villas, 139 units, 16 penthouses, a health spa, restaurant and a central facil- ities complex servicing 11 multi-storey blocks. With the idyllic Noosa Na- tional Park as its backdrop, the resort was a feat in engineer- ing that overcame the con- straints of a challenging ter- rain while respecting the natural environment. Constructed from a selec- tion of building materials, the resort commands the highest quality finish. Viridian is a linear develop- ment running along the valley between Picture Point and Noosa Hill.
