Economic Development: Van Wert’s Mega Site Leads the Way

Economic development continues to be the focus in Van Wert County. With the existence of two industrial parks — the Van Wert Industrial Park on the south side and Vision Park, located on the north side adjacent to U.S. Route 30 — Van Wert is positioned for growth in both parks. Shovel-ready sites make these areas attractive to small and medium-sized business and industry.

The almost 1,600-acre mega site on the north-eastern side of Van Wert, located on U.S. Route 30 giving easy access to I-75 and I-69, will have the infrastructure completed in 2013. Electric, gas, water, sewer, fiber optics and rail to the site make this one of two Mega industrial sites in the state of Ohio. Land options were secured through the year 2022. During the next 10 years both the Ohio Department of Development and our local eco-nomic development efforts will market this site.

We have seen and will continue to see the growth of green energy in our area. Wind farms have become commonplace in and around Van Wert County. With approximately 150 wind tur-bines up and producing, the future could see another 250 within the next few years. The capital

Main Street Van Wert continues to help entre-preneurs and established businesses alike. Whether providing dining, insurance or one-of-a-kind items and gifts, several stores and businesses downtown are continuing to benefit from the cooperative spirit found in Main Street Van Wert, Inc. The not-for-profit downtown development venture is in its 10th year of providing assistance of all kinds to existing and potential business owners in Van Wert’s historic district.

Having seen over a century of change, down-town continues to provide goods and services at the heart of the Van Wert community. Main Street actively works toward downtown development by encouraging building improvements, recruit-ing new businesses and hosting seasonal festivals. Primarily a volunteer-led organization, Main Street has played a pivotal role in the startup of several new stores, administered over $600,000 in grants toward building rehabilitation, and introduced new events to bring people downtown. Each June, Main Street draws over 20,000 visitors to ArtRageous on Main, a fine arts and crafts fair at Fountain Park.

A vibrant downtown means higher property values, increased tourism and a more attractive reflection of the entire community. With revi-talization at the core of their efforts, Main Street Van Wert is working towards a community that can support itself by keeping more money local, retaining and creating local jobs, and using existing resources more effectively.

the Van Wert City Schools (VWCS) contin-ues to be a leader in academic excellence in Van Wert County, motivating students to reach their maximum potential in a

positive, safe and nurturing learning environment in grades PK–12.

VWCS recently received the designation of •“Excellent with Distinction” from the Ohio Department of Education (ODE); Van Wert Middle School was named a “School to Watch” for the seventh consecutive year; and Franklin Elementary School was named a “School of Promise.” All of this demonstrates our com-mitment to academic excellence. Starting with the 2012–13 school year, Van •Wert High School will begin the four-year

transition to become a New Tech High School, funded primarily by a $750,000 innovative “Race to the Top” program grant. Project-based learning, engaging instruction and a collaborative culture will encourage 21st-century skill development, necessary for success in today’s world. Many changes will take place as we move •into the 2012–13 school year, with con-struction completed on the new Van Wert Elementary School, on the same campus as Van Wert Middle School/High School. Elementary students in grades one through five will attend classes under one roof for the first time. Jefferson School will accommo-date all VWCS preschool and kindergarten students. The S.F. Goedde Building will then become the home for LifeLinks Community School.

Van Wert County offers all types of real estate, including commercial, farmland, industrial, investment and residential. Farmland values have been on the rise,

with prices now ranging from $4,500 to $7,500 per acre. Residential properties have also slightly increased. The average residential home prices in 2009 and 2010 were $80,000 and $81,500

respectively. Standard 2-acre rural building lots are around $20,000.

The foreclosure market has given investors/homeowners the opportunity to turn fixer-uppers into rental properties or family homes or to speculate on and “flip” these properties. With either option, the reverse of the negative stigma of foreclosures is that homes/neighborhoods are being cleaned up and renovated.

It’s important to remember that real estate markets/trends are local, especially when com-paring the Van Wert County real estate market to the larger markets in the United States. The greater Van Wert area has seen a steady increase in property values.

the CHIlDREN’S GARDEN in Van Wert’s smiley park is a highly sought-out site. “We educate children about horticul-ture, arts and the environment,” says louise hartwig, master gardener. Children may visit several themed gardens within the 1-acre site. these include the KaM Manufacturing Butterfly house, Van Wert County hospital’s healthy Me garden, and the enabling garden for the handicapped. among the many other gardens are sun Dial, petals and feathers, and 100 “aker” Woods. the garden is open during park hours, free of charge.

the NISWONGER PERfORMING ARTS CENTER Of NORTHWEST OHIO (NPAC) opened its doors March 15, 2007. since then, the Van Wert area performing arts foundation and Van Wert City schools have com-bined to produce five full seasons of professional per-formances, school performances, high school musicals, rentals, dance competitions and more. the NpaC hosts over 25,000 people each year from as many as 25 states and Canada in its facility. artists including amy grant, sandy patti, Kenny g, tony orlando, Boney James and Marie osmond have appeared, as have bands like the Charlie Daniels Band, pink floyd experience, Vienna Boys Choir, america, and the united states army field Band and soldiers Chorus. Broadway shows “annie,” the National tour of “porgy & Bess” and “fiddler on the roof” have entertained audiences from the Central insurance Company stage. youth of all ages have performed on the stage, and organizations and businesses throughout the region have utilized the first federal lecture hall, Van Wert federal savings Bank grand lobby, tom & Nancy Keltner upper lobby and Van Wert County foundation/saltzgaber Music hall.

PEONy fESTIVAl & ARTAGEOUS ON MAIN is two festivals in one — and one wonderful experience. for more than 100 years, this annual summer festival has celebrated Van Wert’s economic ties to the fragrant perennial. events include the peony parade, peony Craft show, a garden and landscaping tour, a flower show, the festival Queen pageant, juried fine arts demonstrations and sales, a juried youth art show and sale, hands-on children’s art activities, and jazz and blues performances. Close to 20,000 people attend this favorite festival, held the first weekend in June.

BRUMBACk lIBRARy is one of the most photographed historic structures in northwest ohio. located in downtown Van Wert, the library’s expansive lawn enhances the structure’s castle-like appear-ance. John sanford Brumback, a Van Wert banker, conceived and financed the gothic and romanesque structure. the interior features mosaic tile floors, marble and plaster walls, and a 30-foot decorative ceiling in the reading room. in use for over 100 years, the library is the first in the united states to serve an entire county. the Brumback library remains a well-utilized and much-loved Van Wert County resource.

the Victorian-era ClARk MANSION is the focal point of the Van Wert County historical society’s Museum park. “the public will see artifacts from Native american days to the present,” says Jeanne Zeigler, historical society

spokesperson. the museum grounds also feature a carefully restored and main-tained 1860s two-story log home, an 1875 courthouse gazebo, a 1906 one-room schoolhouse, a pennsylvania railroad caboose, and a barn filled with antique farm machinery. the museum is open on sundays between March and December in Van Wert.
