Introduction
stephen George & partners has extensive experience of the masterplanning, design
and delivery of mixed-use developments. our schemes have ranged widely in size,
composition and style; each a resolution of their unique site, brief and local
planning policy. in each instance, the masterplan down to the detail design is
considered as part of its wider context, both culturally and commercially.
often working on complex and diverse sites, we combine strong design skills with
commercial realism to produce coherent, deliverable and sustainable strategies. We
work closely with clients, planners, contractors and other stakeholders to ensure
that each proposal provides an optimum solution; a solution that more than
satisfies user requirements and statutory regulations, whilst also enhancing and
contributing to the public realm. many of our schemes have represented the
‘centre’ or ‘high street’ of development in a wider context; here we strive to
develop focus and identity, resolving community and sense of place.

the Cabot Circus Development was executed by Land Securities and
hammerson as part of the regeneration of Bristol City Centre’s retail heart.
JSp acted as the residential specialist on the private sector elements (�00
units) of the development.
participated in shell and core development negotiations with hammerson
and SrM.
18 storey tower and a collection of low rise blocks around a courtyard
garden.
Shell works were completed in �008 and residential fit-out works
progressed whilst retailers (harvey nichols) traded below.
Full detailed design of fit-out including � no. bespoke £1.�million duplex
penthouse apartments.
Single escape core with fire engineered solutions incoprorating smoke
extraction.
Delivered via construction management by the developer.

Stephen George & partners was proud to be appointed masterplan
architect for Dickens heath, a dynamic new village in the West Midlands.
our task was to integrate 8,640 sqm (�3,000 sq.ft.) of retail and
commercial development alongside 46� dwellings.
the design of the residential element addresses a wide range of social
needs, from studio apartments to large town houses. these form
individual environments with distinct character to encourage community
life.
Dickens heath is a vital and vibrant community. Its unique waterside
development is linked with other residential zones through a sequence of
static and dynamic urban spaces and pedestrian routes.
to maximise the diversity of the village, a wide range of mixed uses and
activities have been accommodated, creating an environment of genuine
quality and durability.

Wheatsheaf Works, Leicester
Built by the Co-operative in 18�� as the world’s largest shoe factory.
Grade II* Listed, has suffered almost 10 years of partial occupation leaving
much of the complex falling into dereliction.
Creative re-use of factory largely into houses (own garden and front door)
allowed the unlocking of ‘Change of Use‘ planning issue allowing the site
to be redeveloped.
Zero affordable housing contributions negotiated.
Works phased over four phases with new build priming development
cashflow.
Creation of 1�� family residential units.
refurbishment scheme has 100% underground parking, creating private
and communal garden spaces on the ground level.
achieves 1�% renewable energy provision across the development with a
combination of low energy construction, heat pumps and solar panels.

Located close to the widely publicised hornsey road development, the
£1� million scheme for Mortar Development Group will contribute
towards the ‘gateway’ development into the City of London.
the scheme comprises retail space at ground floor level, office space
situated over the first, second and third floors, and 3�0 student
bedrooms in the form of studios, 3, 4, and �-bed cluster flats together
with outdoor amenity space.
the scheme has been meticulously designed both to retain a locally listed
building facade dating back to 18�4, and to enhance the ecological
potential of the site with the incorporation of a green roof at fifth floor
level boasting views across London, a green wall, and a sympathetically
landscaped central courtyard area.
Following a design review by the GLa, the scheme is currently on site
with Mansell Construction Services (Special projects London). the project
is due for completion June �013 and will incorporate a BreeaM multi-
residential and office rating of ‘excellent’.

Lawley District Centre, telford, Shropshire
Lawley District Centre is an animated central square which forms the heart
of the Lawley ‘Urban extension’ development, providing the main focal
point for the four Lawley neighbourhoods.
Currently under design development, in close liaison with the client and
various statutory bodies, Lawley District Centre will be a vibrant and active
centre combining commercial, retail and community facilities and
residential accommodation. these will include a supermarket, shops,
offices, restaurants and pubs, a hotel, healthcare facilities and apartments.
Beyond its rich provision of facilities, Lawley Square also sets out to
contribute to the public realm, creating an identity and sense of place for
Lawley, as well as a destination for the local and wider communities.
the architectural composition and language is key to the development of
this identity, with a view to generating a modern scheme of its time,
which carefully references its local context in its use of massing and
materiality.
Creating a modern and sustainable urban extension
affordable housing, Bakewell road, Matlock
a development of �8 two bedroom apartments in four blocks to be
delivered for nottingham Community housing association, offering
affordable homes.
the ground floor units of the three and four storey blocks are designed as
mobility units to cater for wheelchair users.
Built using standard ‘Westframe’ timber framing system.
the form and heights of the blocks respect the overall height and
backdrop of the cliff allowing for a scheme that is sheltered and contained
by the existing topography.
the river Derwent runs parallel to the site and the building ground floor
levels have been raised to alleviate the risk of flooding.
Quality of detailed design whilst not compromising standard buiding
system, allowed greater density to be achieved through planning.
remediated site (former gas works).

Westbridge Wharf, Leicester
phase 1 of a 1�� apartment scheme, Westbridge Wharf Blocks � & 3 is
now complete, delivering 1�8 dwellings. the first project to be delivered in
the Waterside regeration (Urban Village) area of Leicester.
provides a range of apartments from studios to duplex penthouses,
situated on a tight site literally on the canal side, achieving a density of in
excess of �00 units / hectare.
heavily contaminated site (Cloth Dying) where optimised remediation was
completed.
Sub-basement and ground level parking to provide 100% provision.
post-tensioned concrete build with lightweight external wall.
the project involved archaeological excavation of both medieval and
roman remains and the roman City wall, as well as previously piled
structures on the site.
extensive negotiations with ea / BW to address flood risk and canalised
river improvement works.
the design exploited the waterside location and generated a high quality
urban streetscape to Bath Lane.
Involved from inception to occupation via novation.

were created in this mixed new build and refurbishment project.
Development of former Victorian industrial buildings and removal of a
single storey ‘turf accountant’ on the corner plot.
the eight storey new build tower sits adjacent to Leicester City Council
offices, and is in successful juxtaposition to its more traditional
neighbours.

Strategic negotiation with planners to provide road access to release other
sites, enabled increased densities across the development.
the development rises from four to nine storeys and will create 30� no.
apartments both for private and social and affordable occupiers.
parking has been accommodated predominately in the basement to
minimise the impact of parking at ground floor level, so allowing the
creation of high quality hard and soft communal landscaped areas for the
residents.

the Bridge, Dartford, Kent
the Bridge is an exemplary mixed-use development which forms part of
the thames Gateway and fulfils the government’s vision to “kick-start the
process of turning europe’s largest collection of brownfield sites into
living, breathing communities where people are proud to belong”.
the 100 ha (�64 acre) site includes 1�6,000 sqm (1.8� million sq.ft.) of
commercial space and 1,�00 homes, in addition to leisure facilities, a local
centre and primary school and an Innovation Centre for start-up
businesses.
our designs integrate the mixed-use elements and minimise dependency
on the private car. Fastrack, a pioneering bus system, links the Bridge with
Dartford, Gravesend and the Bluewater shopping and leisure complex. Its
buses run on a dedicated route that avoids local traffic and includes a new
bridge over the M��.
Stephen George & partners’ vision has ensured this is a flagship project.
the design of the buildings complement the prominent location of the site
and have created a development of regional and national importance. our
intelligent and holistic masterplan allows buildings to relate to each other
and their surroundings. this approach, together with the implementation
of a bold and distinctive landscape scheme, creates a strong identity and

Stephen George & partners was delighted to be appointed masterplan
architect for the redevelopment of peugeot Citroën’s operations in
Coventry. this extensive 3� ha (8� acre) site will become the hub of what
is hoped will be a catalyst for change along the important east west link
through Coventry city.
the new peugeot Citroën facilities are landmarks for the area and include
a 1�,4�0 sqm (134,000 sq.ft.) headquarters, �,��� sqm (60,000 sq.ft.)
technical and service training centre and �.44 ha (6.� acre) sports facility,
including pitches and gymnasium.
the new headquarters employs pure sculptural geometric forms and
extensive use of glazed elements, allowing the penetration of natural light
directly into the entrance plaza. Motorised external blinds reduce the glare
and are controlled by external sensors that respond to the path of the sun.
the plaza forms the base of a spine that runs through the building,
leading through to a winter garden.
a strong north south axis stretches from the headquarters, through the
heart of the central commercial core, to a key multistorey development at
the northern end of the site. It is hoped that the development of this
scheme will help the regeneration of the surrounding areas and bring a
positive new energy to the local community.

Stephen George & partners won Mersey Docks harbour Board competition
to masterplan a major, mixed-use urban village in Liverpool’s Victoria
Docks.
this is part of a World heritage Site which includes the famous Liver
Building. parking proved to be a major issue in this high-density urban
area. We came up with an ingenious solution. our plans involved draining
the old dock, concealing a multistorey car park in its depths and then
forming a shallow lid of water over the car park to retain the appearance
of the original dock.
this innovative design included plans for buildings - hotels and a casino -
appearing to rise up out of the docks.
