Father Christmas comes home

We all need a bit of seasonal cheer at this time of year, especially after some of the recent publicity about the slow state of the

local housing market throughout most of 2013. So, to add a little Christmas sparkle to their working lives, we approached a couple of gents whose business is based on the buying and selling of residential properties and asked them what would be on their wish list to Santa as the big day approaches?

First the estate agent and, with the latest stats showing only 530 properties were shifted during the fi rst nine months of the year, it was no surprise to fi nd out that right at the top of his list would be a sprinkle of Santa’s magic to give the entire market a timely boost.

“We would want to see buyers starting to move to buy property,” the estate agent told us. “You’ve got a wide choice of houses now, so from a buyer’s perspective there’s a bulging sack of properties out there. They can pick and choose to fi nd something they like and they can make offers as opposed to the days of old when it was asking price or nothing.”

While there is generally enough stock on the market at present, forfi rst time buyers the choice is limited, so the next item on the estate agent’s letter to Father Christmas would address this particular problem. “There’s defi nitely a shortage of fi rst time buyers’ properties,” he said, “so maybe something we would like to see is land made available by the States of Guernsey for fi rst time buyers to get onto the property ladder.”

Of course it is pointless providing more homes for fi rst time buyers without the necessary fi nance being there to give them a mortgage. This is where our mortgage broker chipped in with the fi rst of the gifts he is seeking from Santa this Christmas.

“The fi rst thing would be a 95% loan to value mortgage, which would really kick start the market,” he revealed. “We do have a 100% mortgage available but that requires a 15% guarantee, so if we could have a straight 95% mortgage that would be the top present in Santa’s sack for me.”

Next on the broker’s list is for Santa to fi nd a new mortgage lender to replace the Co-operative Bank, which pulled out of the island a few months ago: “We would love to see a new lender entering the Guernsey market, whether that be the Co-operative Bank recommencing locally in the island or a brand new lender entering the market, to offer more choice. Competition is healthy and each lender has its own niche in the market.”

Finally, as they put their wish lists together, both gents are in agreement that a renewed sense of confi dence is needed to get the market running again. They do not expect Santa to do it but they do feel Guernsey’s government must continue to pursue economic growth, partly by encouraging new business into the island and by making it easier for wealthy entrepreneurs to settle into the open market.

The last 18 months have been an amazing success story for Livingroom.

We’ve grown in every way and, this year to date, we have either sold or rented an incredible 200+ properties – a fantastic increase so far on 2012 where we completed 130 success stories and a humbling rise from just 44 in 2011.
