REAL ESTATE GUIDE
Question: My housemust be a magnet
for algae. I have greenalgae on the shadedparts of my deck; it’salso on my patio and myvinyl siding. Further-more, I believe there’sblack mildew on my sid-ing. Then there’s theroof. I have blackstreaks of algae upthere. How can I safelyremove the algae fromall these surfaces with-out harming me, mypets or my plants? I’veheard that bleachworks, but somethingtells me that this is notthe right approach.
Caroline B.Jackson, Miss.
Answer: You, I andmillions of others
suffer from algae aroundour homes. I have twodecks, one on top of an-other. The lower deckhas lots of shade, whichis a perfect place foralgae to grow. I alsohave algae coating stonesteps on my property. Iwork at keeping themclean, because whenthey’re wet, the algae-
covered steps are asslippery as wet ice.
The good news is thatit’s not too hard to cleanalgae. The bad news isthat there’s no silverbullet to inhibit itsgrowth on all surfaces.
As far as bleach goes, there is more than onetype. For many years, Ithought bleach wasbleach. When I wasgrowing up, my momused to buy those whiteplastic bottles of smellychlorine bleach to use inour laundry. She wouldsave the bottles, rinsethem out and then fillthem with water in casethe water main brokeoutside our house. Itwas a big joke in ourfamily, but my mom al-ways was prepared!
Then, about 17 yearsago, I learned aboutoxygen bleach. It doesmany of the same thingschlorine bleach does,
but it’s not toxic. Oxy-gen bleach is the pre-ferred bleach to use forcleaning your home, both on the exterior andinterior, because it willnot harm you, your petsor your plants. Oxygenbleach also will not takethe color out of yourwood decking, yourvinyl siding, your paint-ed surfaces, or yourroof.
Chlorine bleach, onthe other hand, is highlytoxic to plants, humansand animals. It’s so pow-erful that it will removethe color from wooddecking, and it can dis-color painted exteriorsurfaces much like ittakes out the color fromfabrics.
You can easily findoxygen bleach online orat many stores. Typical-ly, it is a powder youmix with water. Oncethe powder is mixedwith water, all you get ismore water, oxygen ionsthat do the cleaning, and some harmless or-ganic soda ash. Not alloxygen bleaches are the

Whether it’s retirement callingor downsized living that’s ap-
pealing, today’s 80 million BabyBoomers are on the move. Manyhomeowners age 55 and up areinterested in moving, which willaccount for a sizeable chunk ofhome purchases this year, ac-cording to the National Associa-tion of Home Builders. Today’ssmart sellers are paying attentionto the ways in which they can at-tract these buyers.
This generation is looking to-ward the next chapter of theirlives. Sellers should maximize theaspects of their homes that ap-peal to Baby Boomers’ shiftingpriorities and needs.
Preparing for the future:With retirement right around thecorner, Baby Boomers are takinginto consideration factors likechanging incomes and increasedleisure time. Work with your Re-altor to figure out which of yourhome’s features may appeal tothese transitioning lifestyle traits. For example, you can play up theentertaining attributes your com-munity offers to capture the at-tention of Baby Boomer buyers.
Aging in place: Home designsthat help empty nesters age with-in their homes gracefully can bevery attractive to buyers. Such el-
ements that provide an enhancedlevel of safety include: slip-resist-ant surfaces, extra-wide door-ways, grab bars in the shower, and adjustable shelves for easyaccess. Also, many Baby Boomersdesire a single-story home due tothe conveniences that it canoffer, including a decreasedamount of strain on joints.
Less upkeep, more fun: Ifyour home requires little to noexterior maintenance, a BabyBoomer buyer may be the rightfit for you. Limited landscapingand community snow removalmay greatly appeal to those whoprefer to spend more of theirtime having fun.

Want to improve your mood, productivity andgeneral well-being? Consider turning on a
light. The psychological effects of lighting havelong been a subject of study. It has been docu-mented that the intensity and quality of light canhave an impact on the psychological and physio-logical well-being of a person, affecting dailymood.
The Mayo Clinic says that a lack of adequatelighting can make people feel depressed. That’sbecause light deprivation can affect the produc-tion of the hormone melatonin, leading to physio-logical imbalances. An abundance of light can getbodily systems back in check and also may be analternative therapy for common emotional issues.
Lighting is such an important factor in moodthat even stores and businesses study the effectcertain lighting can have on people and their im-pression of a space.
In fact, lighting design is an art and a science.Lighting designers must have an understandingof the visual quality needed for users' health, safety and enjoyment.
The Illuminating Engineering Society of NorthAmerica lists the basic body of knowledge onlighting in the IESNA Handbook. It includes sum-maries of recommended practices based on re-search and consensus of successful lighting forspecific applications.
But individuals don’t need an extensive knowl-edge of lighting principles to improve their owninterior lighting situations. Instead, a cursory un-derstanding of what works can do the trick.
Here are some things to consider:■ People are attracted to light. If lighting is
necessary for safety, brighter illumination willguide the way.
■ Brightness focuses personal attention on a
particular object or area.■ To create a more pleasant atmosphere, use
wall lighting instead of overhead lighting in aspace.
■ In public spaces or areas where individualsneed to be alert, overhead lighting is the best op-tion.
■ Dim lighting is best for rooms where relax-ation is desired. That is why table lamps areoften used with a shade to diffuse the light.
■ Homes typically need a combination oflighting sources. An overhead light paired withambient light and task lighting can help mostpeople get things done.
■ According to light bulb manufacturer Sylva-nia, think in terms of layering light. Light sourcesshould be placed at different heights throughout

Cultured stone accents add street appeal tothe contemporary ranch style Carthage, a
single level three-bedroom home with plenty ofspace to spread out.
Hefty wood beams support a gabled porchthat adds variety to the roofline. Sidelights flankthe multi-paneled front door and the grid pat-tern carries over in the decorative trim on thegarage doors. Vertical lap siding heightens thecontemporary flavor.
Family living takes place in the great room, atthe back. The owners’ suite is to the far left,
well buffered from the sounds of family activitiesby the dining room and living room. Children (orguest) bedrooms and the main bathroom are tothe right.
The U-shaped kitchen is large, with a walk-inpantry and built-in desk. Range and oven are lo-

Last weekend, Imixed up some oxygenbleach to clean algaefrom my lower deck andfrom the deck railing. Isimply dissolved thepowder in warm water, poured it into a simplegarden hand-pumpsprayer and squirted iton the algae-coated sur-faces. I allowed it tosoak for about 10 min-utes then used a scrubbrush to remove thegreen algae. After rins-ing with a garden hose, the surfaces lookedbrand new!
You can clean roofswith oxygen bleach, butit can be challenging. The biggest problem isthat it’s dangerousworking up on a roof. The algae-covered roof, once wet with the oxy-gen bleach solution, canbe very slippery. Youneed to make sure youdo not fall from theroof.
It’s imperative thatthe roof surface, or anysurface you’re cleaning, does not dry out beforeyou get to scrub it. Youmust keep the surfacewet with the solution atall times. This is hard todo on a roof on a sunnyday. It’s best to cleanroofs on overcast dayswhen air and roof tem-peratures are cool.
You need to scrub the
surface after the oxygenbleach solution soaks.Don’t ever think thatyou can just spray onany magical cleaner andget perfectly clean sur-faces. Marketers thatmake that claim are ap-pealing to your desire totake the easy way out.Don’t believe the spray-and-rinse claims for asecond.
Biocide optionOnce you have
cleaned the surfaces, you can inhibit thegrowth of algae if youcoat the surfaces with abiocide. This is noteasy, it can be expen-sive, and it’s a constantmaintenance headache.
Copper is a naturalbiocide, as is zinc to adegree. If you have anexposed copper or zinc
strip about 3 incheswide along the top ofyour roof, each time itrains, tiny metal atomswill be deposited onthe roof. Algae will notgrow in the presence ofcopper or zinc.
It’s hard to get cop-per to coat siding, decking or patios. Youcan see why you’ll justhave to suck it up anddo periodic cleaning tokeep your home look-ing great.
You can watch twoinformative videoshowing how to useoxygen bleach to cleana roof. Just type “re-moving algae stainsvideo” into theAskthe-Builder.com search en-gine.

Summer’s ‘dog days’ oftenpose challenges for petsWhen the warm
weather arrives, conscientious pet ownerstypically re-evaluate howto care for their pets.
As the seasons change,so may a pet’s needs, anddifferent safety precau-tions might be necessary.Warm weather seasonsare favorite times of yearfor many people. Pets, too, enjoy the benefits ofthe warm weather, in-cluding more opportuni-ties to frolic outside.
But the sunshine andhot weather that is syn-onymous with the sum-mer season can provetreacherous to somepets.
Although the hotmonths are sometimescalled “the dog days ofsummer,” that doesn’tmean your dog enjoysthem.
According to Dogs inAntiquity: Anubis toCerebrus: The Originsof the Domestic Dog, byDouglas Brewer, Sir Ter-ence Clark and AdrianPhillips, the term “dogdays of summer” wascoined by the ancientGreeks and Romans actu-ally to describe the
hottest days of summerthat coincided with therising of the Dog Star,Sirius. It has nothing todo with dogs loving thesummer.
So keep in mind yourpooch and other petsmay not be acclimated tohot weather and may suf-fer for it.
Dogs, cats and smallanimals that are left in-side a hot car, even for afew minutes, can be sus-ceptible to heat-relatedillness and even death.Dogs are particularly vul-nerable to the heat be-cause they can only cooloff by panting andthrough the sweat glandsin the pads of their feet.
Animal cruelty lawsapply to just about any-one who endangers theiranimal’s life through neg-ligence. Failure to takeweather conditions intoconsideration may be acriminal act, dependingon where a pet ownerlives.
To avoid heat-relatedinjury to a companion an-imal, keep these tips inmind:
■ Even on a day thatseems mild, an enclosed
car can reach deadlytemperatures. A StanfordUniversity study foundthat even when it was amere 72 degrees out-doors, the interior tem-perature of a car reached116 degrees within onehour. Research furtherindicated that crackingthe windows of the carhad little effect on lower-ing the internal tempera-ture of the vehicle.
■ Pets generally havea higher body tempera-ture than people. A dog’snormal body tempera-ture, for example, is be-tween 101 to 102.5degrees. Being outside inthe heat or locked insidea hot room can quicklybring that body tempera-ture up. Nerve damage, liver damage, heart prob-lems and even death canoccur if a dog's bodytemperature rises just alittle bit.
■ It is important toprovide pets with extrawater, as they may bethirstier when it is hotoutdoors. If you will bespending a day awayfrom home, leave one ortwo bowls of water avail-

Did you know that being greensaves money, especially around
the house? Homeowners annually lose hun-
dreds of dollars to inefficient appli-ances and a drafty home. Makingsimple changes can benefit theplanet and your bottom line.
Choose the right appliancesAppliances in your home as well
as certain behaviors can have a con-siderable impact on how much en-ergy is consumed. The EnergyInformation Administration reportsthat the average home uses approx-imately 1,000 kilowatt hours (kwh)each month. Kwh is measured bymultiplying the number of watts ofelectricity used by the number ofhours the device is in use.
Every appliance has a differentmeasure of electricity usage.
Here are some examples of com-mon appliances in the home andhow much energy they consume inone hour, courtesy of Bright Hub:
■ Electric clothes dryer: 6,000watts
■ Washing machine: 425 watts■ Refrigerator : 188 watts■ Dishwasher: 200 watts■ Central AC: 6,000 watts■ Window AC: 1,300 watts■ Flat-screen TV: 150 watts■ LCD TV: 213 watts■ Vacuum: 1,100 watts

ances and using them in a conserva-tive manner can reduce energyusage and the cost of your monthlyutility bill.
Try to run high-wattage appli-ances during the evening or early-morning hours when energy ratesmay be reduced. Also, if the weath-er will be warm, running these ap-pliances during cooler hoursprevents the home from heating upeven more – possibly requiring theadditional use of an air conditioner.
Unplug appliances when they’renot in use to avoid vampire drain. Many appliances still draw a smallamount of power even when turnedoff.
Also, be sure to properly insulateand position appliances so they canrun at the highest level of efficiency.

■ Be mindful of openwindows and pet birds. Itcan be easy for birds toescape when a window isleft open in the house, especially if your birdsare given daily exerciseoutside of the cage.
On another note, keepin mind that glass is vir-tually invisible to birds, and wild birds may col-lide with glass if windowsare kept shut while theair conditioning is on.Glass reflects the imagesof trees, bushes and thesky, so a bird may fly di-rectly into it.
The United States Fishand Wildlife Service of-fers that one of the great-est hazards to birds isplate glass, with windowsin homes and officeskilling as many as 1 bil-
lion birds each year.■ Stay up-to-date
with vaccinations, be-cause biting insects, suchas mosquitoes, ticks andflies, are more prevalentthis time of year and cantransmit diseases.
■ Avoid toxic garden-ing products if you andyour pet frequentlyspend time in the yard.
■ Don’t assume yourdog knows how to doggiepaddle. Despite thename, not all pups havemastered this method ofstaying afloat. Keep inmind an unattended dogcan drown.
The warm-weatherseason is one in whichpeople enjoy loungingoutdoors and soaking upsome sun. You can en-sure your pets enjoy it,too, by taking precau-tions and other safetymeasures.
a room to supply ade-quate illumination aswell as visual interest.
■ For those whowant to boost mood, consider full-spectrumlight bulbs that mimicthe spectrum of out-door light.
■ Another easyremedy (during theday) is to simply letmore outdoor light in.Keep blinds openwide, especially those
that face west andsouth. Bedrooms withwindows facing theeast may help peoplerise with the sun. Sky-lights can help lightshine indoors whenthe sun is directlyoverhead. There arealso sun tubes thathelp direct sunlightinto rooms under anattic where traditionalskylights cannot be in-stalled.
Remember, brightlight can energize a
person, so it is impor-tant to wind down froma long day by dimmingthe lights and prepar-ing for sleep in theevening.
Individuals oftentake light for grantedand only realize some-thing is off kilter whentheir homes are not ad-equately lit. There aredifferent ways to reme-dy inadequate lightingsituations. Speakingwith a lighting designermay help.
cated in a central workisland. The counterthat provides separa-tion between thekitchen and the nookcould be partially ele-vated for use as an eat-ing bar.
Windows on two sidesof the nook make thisarea exceptionallybright. If desired, slidingglass doors could substi-tute for the left facingwindow, to allow directaccess to the deck. Slid-ers at the right end ofthe family room openonto another smalldeck, next to the stone-face fireplace.
The utility room islarge enough to include
space for a freezer, afold down ironingboard, and basementstairs. Located next tothe garage, it serves asa pass through spacefor unloading groceriesand a place to leavemessy footgear insteadof tracking mudthrough the house.
A recycling center istucked into the pas-sageway from thegarage, handy but outof sight. Extra storagespace is available atthe back of the two-cargarage.
Skylights brightenboth bathrooms. Themaster bathroom alsohas a second vanity inthe dressing room, lo-cated between the
walk-in closet and theprivate portion of thebathroom.

the audit will assesshow much energy yourhome consumes andevaluate what measuresyou can take to makeyour home more ener-gy-efficient.
If you prefer to do anenergy audit yourself, you can look at a fewkey areas around the
home where there maybe air leaks or ineffi-cient uses of energy.
First, turn off anycombustible appliances, such as water heatersand furnaces. Make surethe windows are closed, then turn on exhaustfans in the bathroomand kitchen to suck theair out of the rooms.Feel around outlets,
doors, windows, base-boards, fireplaces andattic hatches for any ap-parent leaks.
Use a stick of incenseto easily see the flow ofair in the incensesmoke. If any leaks arefound, address eachone. This generally in-volves recaulking orsealing around points ofentry.
