On December 18,2009, pursuant to the authority granted by Section 91.103 of the Los Angeles Municipal Code, the Department ofBuilding and Safety (the "Department") investigated and identified code violations at: 2354 South Ocean Avenue, Los Angeles,California, (the "Property"). A copy ofthe title report which includes a full legal description of the property is attached as ExhibitA.

Following the Department's investigation an order or orders to comply were issued to the property owner and all interested parties.Pursuant to Section 98.041 I (a) the order warned that "a proposed noncompliance fee may be imposed for failure to comply with theorder within 15 days after the compliance date specified in the order or unless an appeal or slight modification is filed within 15 daysafter the compliance date." The owners failed to comply within the time prescribed by ordinance. The Department imposed non-compliance fee as follows:

(N) "Miscellaneous Proceeds" means any compensation, settlement, award of damages, or proceeds paid by any thirdparty (other than insurance proceeds paid under the coverages described in Section 5) for: (i) damage to, or destruction of,the Property; (ii) condemnation or other taking of all or any part of the Property; '(iii) conveyance in lieu of condemnation; or(iv) misrepresentations of, or omissions as to, the value andlor condition of the Property.

(0) "Mortgage Iasurance" means insurance. protecting Lender against the nonpayment o~ or default on, the Loan.

(P) "Periodic Payment" means the regularly scheduled amount due for (i) principal and interest under the Note, plus(ii) any amounts under Section 3 of this Security Instrument,

(Q) "RESPA" means !he Real ·Eslale Settlement Procedures Act (12 U.S.C. §2601 e\ seq.) and its implementingregulation, RegnIation X (24 C.F.R. Part 3500), as they might be amended from time to time, or any additional or successorlegislation or regnIation that governs the same subject matter.
