Some datas for North Italy(Censimento Istat 2001): between1991-’01 loss of population: - 0,4%;
Volumes for new residential builidings: + 4% (2000-’01);
Number of new residential builidings: + 2,4% (2000-’01);
Number of new home: 106.686 (2001);
Implication on the landscape and natural surface: 1) Loss of biotic surface:
- hydro-geological disease due to paving ground
- loss of areas dedicated for growing and leisure
2) Disvalue for landscape framework
Mass scale retail chain
Some data for North Italy (Ministero dell’Industria, 2005):
Supermarket (1981-2004): • Growth of new retail point: +356% (317 only in ’03-’04) • Growth of surface of retail point: +407%
Hyper market (1981-2004): • Growth of new retail point: 172% (18 nuovi insediamenti nel biennio ’03-’04) • Growth of surface of retail point: +209%

Pushed by industrial system transformation, delocalization, rilocalization, riorganization
In Europe the Ruhr model has been one of the most successful:

North Western Italy (Censimenti Istat):
- Population ageing index: 56,17 to 157,56 (1971-2001)
- over 65 per child (under 6) from1,35 to 3,87 (1971-2001)
But: Over 65 people more and more active, with new needs and frontiers
So: Necessary to meet this needs. In the mobility issue:
More mobility opportunities:
slow down the process of ageing
favour social interaction and a sense of protection for the nature
