Gillette StadiumGillette Stadium in Foxborough is home
to the three-time Super Bowl Champions of the National Football League (NFL), the New England Patriots, as well as the New England Revolution of Major League Soccer (MLS).
To give you a bit of football history, the New England Patriots team was formed in November 1959 as the final franchise in the American Football League. In a public con-test, 74 fans suggested the team be named the Boston Patriots. After playing in vari-ous venues, including Harvard Stadium and Fenway Park, the Patriots chose Foxborough as the team’s new home in 1970. In March 1971 the franchise was renamed the New England Patriots. New England won its first Super Bowl on February 3, 2002, when the arm of quarterback Tom Brady and the foot of place-kicker Adam Vinatieri led the Patriots to victory over St. Louis. They won the Championship again in 2004 and 2005.

The New England Revolution came into existence in 1996 and immediately moved
into a stadium that has a history of hosting world-class soccer events. The team also has a committed owner and a passionate fan base. The Revolution is one of the 10 founding members of Major League Soccer. Last year (2007), Revolution captain Joe Franchino set the New England club record for career starts.

Gillette Stadium has a seating capacity of 68,756, with 3,000 standing-room tickets, clubhouse seating for 6,000, suite seating for 2,756, and wheelchair spaces — plus companion chairs — for 680. There are 86 luxury suites and one super suite at the stadium. The luxury suites have a 16- to 32-person capacity, and the super suite has a 70-person capacity. The unique features of the stadium include the bridge and 12-story-high lighthouse, which sit atop the Bank of America entrance; the plazas that surround the stadium, increasing guest enjoyment of the football atmosphere; and the parking lots, which contain over 16,500 parking spaces designed and built to ensure all guests park
in a well-lit environment where safety is the No. 1 priority. There are 500 points of sale to allow spectators access to concessions, and there is a state-of-the-art audio/visual score-board with two giant HDTV screens above each end zone.
Patriot PlaceA new and expanding feature has been
added to the Gillette Stadium facility, and it’s called Patriot Place. Patriot Place is a real estate development being built by Robert Kraft, the owner of the New England Patriots, on about 350 acres surrounding Gillette Stadium.
When Patriot Place is completed in the fall of 2008, it will include a 14-screen movie the-ater, a 150-room Renaissance Hotel, dozens of stores and restaurants, a 500-seat jazz club, and a 100,000-square-foot medical office center. Patriot Place will have more than 80 stores and attractions and will cover 1.3 mil-lion square feet. This facility is one-of-a-kind in this area, as there is no other development comparable in acreage between Boston, which is 24 miles to the north, and Providence,

Rhode Island, about 22 miles to the south — and certainly none with a stadium.
“Our goal is to build and create some-thing down here that is truly special and unique for New England,” said Robert Kraft, chairman and chief executive of the Kraft Group. “We believe that within 10 years, this will be the No. 1 retail development in New England.”
The first phase of Patriot Place, the South Retail Center, opened in November 2007. Bass Pro Shops, Circuit City, and the Christmas Tree Shops anchor much of the Center, with seven additional retail stores and restaurants set to open in early 2008.
A $20 million interactive exhibit hall/museum will also be built to celebrate not only the New England Patriots, but also youth football throughout New England.

Tournament Players ClubThe Tournament Players Club (TPC),
opened June 28, 2002, has taken its place among the illustrious nationwide TPC Network of world-class golf courses owned or operated by the PGA Tour. A signature Arnold Palmer course design, the TPC Boston is a pri-vate club created to provide its members with a unique golfing and entertainment experi-ence in a setting of truly unsurpassed service. The TPC Boston is the home to the Deutsche Bank Championship.
On the beautiful grounds of the TPC Boston, you will find the William F. Connell Golf House and Museum, featuring The Massachusetts Golf Hall of Fame. This struc-ture combines elements of classic and con-temporary New England architecture and is home to the Massachusetts Golf Association.

Deutsche Bank ChampionshipEvery Labor Day weekend since 2003, the
TPC Boston has hosted the Deutsche Bank Championship, which is a full-field PGA Tour event featuring the likes of Tiger Woods, Vijay Singh, and Phil Mickelson.
In 2007, the Deutsche (pronounced “doy-cha”) Bank Championship donated $3 mil-lion to several New England charities and to the Tiger Woods Foundation, which is the tournament’s primary charitable organization. Over the past five years, their charitable con-tributions have reached $10 million.

Comcast CenterThe Comcast Center for the Performing
Arts is an award-winning, open-air amphithe-ater located on South Main Street in Mansfield. The Comcast Center has a seating capacity of 19,900 and averages approximately 500,000 visitors during its operating season of mid-May to October. This venue has hosted per-formers ranging from the Boston Pops to Jimmy Buffett. Other past performers include Aerosmith, Eric Clapton, James Taylor, O.A.R., and The Dave Matthews Band.

Orpheum TheaterThe Foxborough Orpheum Theater,
located in Foxborough Center, is a performing arts center that seats 427 and is fully handi-capped-accessible. The theater was built in 1926 as a silent-movie house. Wheaton CollegeWheaton College first opened its doors
as a women’s seminary in 1834 and is now a private, independent, four-year liberal arts college in Norton. More than 600 courses are offered to women and men pursuing a Bachelor of Arts degree in one of more than 35 majors. More than 70 minors are also offered.
A cross-registration program with Brown University has allowed Wheaton to expand its substantial course offerings, which are avail-able to an enrollment of approximately 1,550 national and international students. Those students attend classes that average 15 to 20 students.
The goal of the college is to provide a learning environment that fosters creative problem solving and lifelong learning, along with preparation for business, politics, and other vital pursuits.

Tri-Town: Your Gateway to SuccessMansfield is proactive in its approach to
attracting businesses to the Cabot Business Park and to other parts of town. As part of its outreach, Mansfield emphasizes the fact that it is one of a select number of communities in the state to be designated as an Economic Target Area (ETA). The town has had this designation, and the development incentives that accompany it, since 2003. And like Foxborough and Norton, Mansfield is in a “crossroads” and “gateway” area.
The crossroads come in the form of Interstates 95 and 495. The term “gateway” refers to the fact that the Tri-Town’s three municipalities — Foxborough, Mansfield, and Norton — are uniquely positioned to provide tremendous access to metropolitan Boston and Providence. Secondary routes supply ease of entrance into other parts of New England and its various ports.
Local amenities, such as the convenient availability of insurance, retail outlets, restau-rants, and hotels, also help to make Mansfield extremely attractive for commerce.
Massachusetts Economic Development Incentive Program
The Massachusetts Economic Development Incentive Program was created to assist new and existing businesses with expansion. This
is done through a three-step process involving the state, city, or town.
First, a community must be located within an Economic Target Area. Then, once an ETA is defined, communities must designate specific Economic Opportunity Areas (EOAs) for priority projects that meet established criteria. Finally, expanding businesses or certi-fied projects are deemed eligible if they meet the criteria of creating new full-time jobs and investment in private real estate.
After several mandatory documents are submitted, and approval has come on both the local and state levels, the ben-efits very often are significant. Benefits of the program include:
• A 5 percent state EOA investment tax credit for qualifying depreciable, tan-gible assets. Department of Revenue rules limit the credit; companies are not allowed to use the credit to reduce state tax liability by more than 50 percent for any one year.
• A 10 percent state-abandoned build-ing-tax deduction for costs associated with renovating an abandoned building (building must be at least 75 percent vacant for two or more years).
• Tax Increment Financing (TIF) — A five- to 20-year property-tax exemption
based on the increased value of the project property due to new construc-tion or other significant improvements (TIFs can be accessed in non ETAs under the state’s “Exceptional Opportunity” program).
• A 100 percent personal property exemp-tion with all TIFs.
• Special Tax Assessment (STA) — A four- to 20-year property tax exemption based on the total base value of the project property.
There are various other business-devel-opment tools available in conjunction with the benefits of the Economic Development Incentive Program. Those tools include, but are not limited to, residential TIFs, access to a database of available land and buildings, creative financing programs, streamlining of the state and local permit process, and cash grants for workforce training. 575 West Street, Mansfield, received a Special Tax Assessment (STA). This STA allowed Samsonite a tax exemption over a five-year period for building renovations. Recently sold to CVC Capital Partners, a private equity firm, they are committed to keeping Mansfield as their North America corporate headquarters.
There are many state and local resources to help reduce a company’s project costs for an on-site expansion, new equipment purchase, hiring more employees, or searching for a new site or facility.
Biotech GrowthBeing designated as an ETA (Economic
Target Area) has been instrumental in the development of the I-495 beltway — includ-ing Foxborough and Mansfield — as a key
biotech area. This industry involves adding years to the lifespan of humans by refor-mulating existing drugs, and nearby Brown University is a leader in the field.
Medical companies account for more than 1,200 jobs in Mansfield alone, with many of them being for highly paid engineers and designers. The pharmaceutical firm Spherics and IST Innovative Spinal Technology, another medical-technology firm, are in the process of expanding in Mansfield. Covidien, formerly Tyco Healthcare, is the indus-try leader in wound care. Cyberkinetics Neurotechnology Systems in Foxborough is a leader in technology that uses impulses from the brain to control household appliances for quadriplegics.
I was thrilled when asked to write an arti-cle for the Tri-Town Business and Community Guide, but daunted by the task at hand as well. Where do I begin to tell others of “My Journey as a Small Business Owner” and its challenges?
I am one of the owners of glee gifts, a small eclectic gift store located on North Main Street in Mansfield. I own the store with Nadine Miller — we’ve been friends for eight years or so, and business partners for three and a half. But our business partner-ship is soon to change. Her two- to three-year commitment to the business has been met, so Nadine has decided to “retire” from glee, to move on to pursue different interests. I will miss her dearly. I’ve decided to run the business on my own, which will be scary, yet exciting; risky, yet full of new opportunities. A sparkling, new challenge!
glee gifts will be three years young this April. It’s easy to write about how Nadine and I worked together to form the fully func-tioning business that is now “glee.” I’ve been reflecting on our upcoming separation with an objective eye for about three months now, but this “parting of the ways” still feels new and, at times, the thought of losing Nadine as a business partner becomes very emotional for me. It’s scary going it alone when you’ve been with someone for so long.
My biggest challenge once she’s gone is to avoid being tied to the store 24/7, losing
work/family balance. As every passionate business owner knows, business success is what you put into it; the work never goes away, and it can be consuming. So that I’m not tied to the store, I decided to put new strategies in place having to do with technol-ogy. Miss Technology has become my new, silent business partner — and with Nadine’s looming departure, I now need to rely on technology more than ever before.
To begin, I started using LogMeIn (www.logmein.com), a Web-based software pro-gram that, for a nominal fee, enables me to access the store computer system from remote locations. I can enter orders, look at my financials, and read e-mail from the comforts of home. Next, I joined Constant Contact (www.constantcontact.com), another Web-based tool that allows me to create professional-looking e-mails to market glee, again from the comfort of my own home. Lastly, the launch of an online shopping cart (www.gleegifts.com) will open glee to the world for shopping day and night, reaching out to new and existing customers without my having to be at the store. Whew!!
So this depicts my journey as a small business owner as of this writing. My jour-ney certainly has had its ups and downs, challenges and successes. But with my new silent partner, Miss Technology, I’ll see things through.

Industrial/Commerce CentersCabot & Forbes Business Park
The 800-acre Cabot & Forbes Business Park is one of the largest industrial parks in Massachusetts, and the park’s location provides businesses with easy access to a highly skilled and educated workforce. Businesses located within the park include Samsonite, Covidien, Smith & Nephew, Miller Recycling, Petco, Medco, Innovative Spinal Technology, Holiday Inn, and Rolf C. Hagen USA.
Foxborough Business CenterThe Foxborough Business Center is near
full capacity on the 100-acre site it has occupied since the mid-1980s. Private enter-prises situated in the vicinity of Foxborough Business Center include Dorel Juvenile Group, Paychex, Residence Inn, Courtyard Marriott, and Piccadilly Pub.
Norton Commerce CenterThe Norton Commerce Center is a 145-acre
site zoned for manufacturing, light-industrial, laboratory-research/development, warehouse-distribution, and office use. The commerce center, located on Commerce Way, was estab-lished in 1990 has 109 acres of available acre-age, according to the Massachusetts Alliance for Economic Development’s Web site. Norton Commerce Center’s tenants include Bodek and Rhodes and ProMedDX.
Norton will be expanding again, as the Campanelli Companies recently purchased 90 acres of land adjacent to TPC Boston. The development is permitted for 1 million square feet of office space and a hotel that may be expanded to a mix of uses, including biotech, high-tech, retail, and hospitality. The 90-acre purchase represented one of the largest land sales south of 495 in 2007.
Business ResourcesOwning and/or managing a business are
not easy tasks. Given the time and budget-ary constraints of many business owners, it is difficult to research and access appropriate management-assistance resources that can help a business to grow. The Chamber plays a positive role in bringing these resources to your business.

The South Eastern Economic Development Corporation
South Eastern Economic Development (SEED) Corporation is a nonprofit, SBA-certified corporation set up to improve the economy of southeastern Massachusetts by assisting small businesses to start up, expand, and create new jobs.
SEED’s role is twofold: (1) to assist and support small businesses in their startup phase in order to help prepare them for traditional bank financing, and (2) to pro-mote the growth and expansion of existing
The Foxboro business unit of Invensys Process Systems, formerly known as The Foxboro Company, is a large business that has thrived in the Tri-Town area since the Bristol brothers founded the com-pany in 1908. Although headquartered in Foxborough, Massachusetts, the company has offices and customers throughout the world. The once family-owned business transitioned into a publicly owned com-pany, now traded on the London Stock Exchange, while maintaining its strong local roots.
Known as a manufacturer of instruments and computer-based systems products, it is now recognized for its software, engineer-ing services, and total business enterprise solutions. The Foxboro Company, reputed as an innovator in the process control and measurement market, adapted its prod-ucts and services by incorporating emerg-ing technologies to maintain leadership in the industries it has served for almost 100 years.
The first to introduce Intelligent Automation in the 1980s, the company expanded its served markets and sub-sequently merged with other companies through two major acquisitions in the 1990s. Many captains of industry have been enticed to the Tri-Town area. Many
came to the area because it is home to one of the state’s largest industrial parks, Cabot Business Park, located in Mansfield. The area is also home to the 400,000-square-foot retail space called Mansfield Crossing. Both are situ-ated at Interstates 95 and 495, conveniently located off Route 140.

Chestnut GreenFurther along Route 140 in Foxborough
is the first of two large-scale developments. Many familiar with the old Foxborough State Hospital property, now called Chestnut Green, will see incredible changes over the next five years.
This land is being developed by Vinco Properties for both residential and com-mercial use. The residential side will have apartments, single-family dwellings, and a 55 and older community, some located in the original hospital buildings. History of FoxboroughA 300-acre farm was plotted by Captain
William Hudson in 1669, and in that year Hudson erected the first dwelling in what was to become Foxborough. The farm was in the vicinity of the Wading River and encompassed land around what are now South and Cedar streets. It also skirted the edge of Lake Mirimichi and extended into Plainville.
Having a farm built on the property, Hudson became the first white settler to leave his imprint on what would eventu-ally become Foxborough. However, it is believed that Hudson never lived on the property but rather leased it for a profit. For that reason, he can hardly be considered the first settler in the new territory, although he did begin the process that directly led to the presence of the area’s first homeowner. The home near the Wading River was first leased to Richard George and later to John Daniell, who both worked the farm while living there.
In July 1670, Squamaug, chief of the Ponkapoags, and King Philip Sachem of the Wampanoags met on Hudson’s prop-erty to settle the boundaries of their tribal lands. Those same boundaries would set the limits of the Massachusetts Bay Colony and the Plymouth Colony, which are the
present boundaries of Norfolk and Bristol counties and the towns of Foxborough and Mansfield.
Foxborough was officially incorporated as a town in 1778 and was named in honor of Charles Fox, a member of the British Parliament who supported the colonists. Other notable years in Foxborough’s history are 1798, the year Eunice Everett made her first straw hat, which lead to the nickname “Straw Hat Capital of the World”; and 1971, the year that construction began on Foxboro Stadium.

History of MansfieldAlong with Easton, Mansfield was formed
from a section of Norton. What was to become Mansfield was first surveyed by Captain Miles Standish in 1640. After permanent settlement began in the 1680s, the area grew into a hunt-ing, fishing, and livestock-grazing center.
Mansfield was incorporated as a town in 1775 and got its name from William Murray, who was England’s Earl of Mansfield at the time. The town’s Colonial economy was founded on agriculture and ironwork, and in the early 1800s a growing industrial base included hat manufacturers, cotton mills, machine foundries, and tack factories.
The mining of coal also played a key role in Mansfield’s development, which increased when the two rail lines, the Boston to Providence Railroad and the Old Colony Line, came on board. This established Mansfield as an industrial railroad town.
The Mansfield Board of Trade was formed by town fathers in 1892 following an overall decline in rail freight, and this board played a key role in bringing the jewelry indus-try to Mansfield to assist in revitalizing the area economy.
The early 1900s saw Walter Lowney con-struct the Lowney Chocolate Factory, which
later became Mercken’s Chocolate and is now a subsidiary of ADM Foods.
The construction of Interstate 95 in the early 1960s and I-495 in the 1970s led to the development of what is now Cabot Business Park, which was accompanied by new home construction.

History of NortonNorton was originally part of the Taunton
North Purchase and at one point included the areas now known as Mansfield and Easton. As an increasing number of families settled in the area of what is now Norton, the residents developed a desire to form their own distinct town, and in 1709 the area became known as the North Precinct of Taunton.
In 1711 Norton was officially incorpo-rated under that name, and shortly thereafter the town built its first church on the Norton Common. Later on, Mansfield and Easton were formed from the north and east sections of Norton, which gradually transitioned from a rural agricultural community into a town of small mills, industries, and businesses.
A woman who committed her life to the advancement of education for women, Eliza Baylies Chapin Wheaton, founded Wheaton Seminary in 1834. The seminary became a women’s college in 1912. Operating as a private, coeducational liberal arts college since 1987, Wheaton is located in the center of town and resembles a traditional New England common.

The construction of I-95 and I-495 in the ’60s and ’70s, respectively, positioned Norton for further growth. The town now
boasts one of the fastest-growing popula-tions in the region. It is also home to the Arnold Palmer-designed PGA TPC Club of Boston Golf Course and the Massachusetts Golf Association’s Headquarters, Museum, and Hall of Fame.

to the Tri-Town area. It makes it a prime choice for entertainment, education, and established or burgeoning business and industry.
Located in the heart of the I-95 and I-495 beltway, Foxborough, Mansfield, and Norton provide the comfort, convenience, and access to services needed by any single person, cou-ple, family, or commercial venture. The qual-ity of life here puts Tri-Town at the top of your short list of places to consider when looking for a vacation spot or a place to relocate.
Sports fans can catch a Patriots or Revolution game at Gillette Stadium in Foxborough, or watch championship golf at the Tournament Players Club of Boston in Norton. However, if you are more a fan of the arts, you can head to The Comcast Center for the Performing Arts in Mansfield or to the Foxborough Orpheum Theater.
The door to higher education awaits you at Norton’s Wheaton College or at any one of the
more than 50 colleges or universities located within a 50-mile radius of the Tri-Town area.
There are many development incentives in place to entice business and industry to the area, and many biotech firms have set up shop in Foxborough and Mansfield knowing that they will have access to a highly skilled and educated workforce.
