What do you envision as key issues for the real estate industry over the next three years, and why?

Preserving the REALTOR®'s relevance to the transaction. One of the best ways to do this is to ensure that Virginia REALTORS® are highly educated, up-to-date on changes in the law as well as the Code of Ethics, and exhibit an exemplary degree of professionalism both in their dealings with one another as well as their interactions with the buying and selling public. Second, for a number of reasons, not the least of which is the effect of technology on the real estate industry, the areas in which agents and brokers sell and buy often extend beyond the boundaries of one or more MLS's. We need to work towards data sharing solutions that meet the needs of brokers and agents and yet preserve the identity and integrity of the local MLS's.

What do you believe are Virginia REALTORS® major strengths and weaknesses?

One can find fault and weaknesses in just about anything and I am sure we VR has a few but over the last few years, our Association has become a leader and model of Assocations around the country. RPAC is strong, our staff is strong, and the information we send out to members is consistent and reliable. Providing tools and resources to everyone no matter how large or small your local association might be. I believe our strength comes from our Directors and Leadership Team. We are a diverse group of all ages, experiences, and opinions but with that, we all work together as a team to continue to grow and care for our fellow members.

Describe your vision of Virginia REALTORS® for the future. Where will we be in five years? Ten years? How must we change? How do we reduce our weaknesses?

Continue to be the Voice of Real Estate in the Commonwealth and continue to provide resources and tools for brokers, property managers, commercial and residential agents, and most of all our local associations and executives. Think outside the box while staying focused on our strategic plan but be flexible enough to change or adapt to market changes and uncontrollable issues that arise.

If there is any weakness that we have it would be getting the word out more to the general public about what we do and how our association is an advocate, trusted advisor and ways we lobby and legislate to protect property and homeowners.

Briefly discuss some of the issues in which our National Association is currently involved, and how you see those issues affecting Virginia REALTORS®.

Why should I join and be a REALTOR®? This will continue to be a battle that can only be addressed through focused advertising nationwide and continue to develop more tools and resources for members. We have had this issue in Hampton Roads with non REALTORS® next door to a REALTOR® firm. It is a growing concern and we need help to tell the story about the differences. Two other major issues are affordable health care for our members and flood insurance. We are on the right path for AHC in Virginia but flood insurance needs to be more affordable and less of a barrier for first time home buyers when purchasing.

Past association leaders reference the time commitment and its possible impact on your business. What is your impression of the time commitment required to serve in these positions and the impact such a commitment might have on your business?

Having spoken to several folks about time commitment, I have found that I will be able to accomplish both my volunteer duty as Treasurer and continue my business in working with buyers and sellers. I have good systems in play and our VR staff is amazing.

Biography

Born and raised in Richmond, Virginia, I have lifelong knowledge of the greater Richmond area, witnessing first hand the growth and development of rural areas and the revitalization of the city’s most historic communities. Over my 20+-year career as a real estate broker and REALTOR, I have worked with a diverse mix of sellers and buyers interested in both historic and new construction, as well as various builders in the development of new communities. Highly regarded by clients and colleagues, I have a well-earned reputation for professionalism, integrity, and providing superior customer service. I have a keen sense of what makes a house a home—both from a buyer’s perspective and when staging a seller’s listing. With an attention to detail, full utilization of the latest technology, and an unparalleled work ethic, making every transaction, from offer to closing, as worry free as possible so clients may focus on more important things such as planning a move, meeting new neighbors, or getting the kids settled into a new school. An unwavering commitment to meeting his clients' needs, whether buyer or seller, is why I am consistently ranked in the top 5% of all real estate professionals in America. I have known Wes for many years and have witnessed his dedication and commitment to this association and to his community. He is a talented leader with the business acumen and knowledge to fulfill the duties of Treasure.

Wes has served with distinction at all levels of the REALTOR® organization. His experience is robust, from leadership in his local association and MLS to quality involvement at the state level to dedicated service as an NAR Director and Chair of Member Information Services Forum. Wes was instrumental in shaping the Virginia Leadership Academy as a member of the first graduating class in 2005 to many years of service as an Academy Trustee, leading to a Chair role in 2013. As a long-serving member of Virginia REALTORS®’ Board of Directors, he has deep knowledge and understanding of all facets of our association.

While Wes’ REALTOR® resume´ is lengthy and his achievements many, his community involvement brings honor to our profession. He is an accomplished tennis player and shares his talents with others by coaching Richmond’s youth. What do you envision as key issues for the real estate industry over the next three years, and why?

The landscape in the real estate industry is changing. First, banks tried to become real estate companies. Thankfully that failed. Today technology companies of every shape and size are jumping into our industry. Their loyalty is not to the agent or to the consumer. Their loyalty is to the stock holders. When Inman makes a statement that Zillow is the preeminent real estate company, our industry is not sailing on smooth waters. Buyers and sellers are using online sites to locate and view homes before going out with a REALTOR®. These same online sites use algorithms to locate prospects and are bypassing the use of the MLS and traditional ways of marketing. Traditional companies will need to adapt and educate through marketing campaigns, explaining how and why the consumer needs a REALTOR®. This is a contact sport. Algorithms cannot negotiate a contract, find reputable vendors that will get the transaction to settlement, or will answer the phone to alleviate the fears of the seller or the buyer who is getting cold feet. Algorithms are not professionals. REALTORS® are! Which brings me to my next issue, Professionalism. Our industry is made up of over one million small business owners yet so many still do not treat their business as a business and this reflects badly on those who do. We do a terrible job of differentiating ourselves from the person who gets a license when the market is hot to make a quick buck and when the market goes through a down-turn, gets a job. We are a profession just like doctors, CPAs, lawyers and such. Those professions have internships that groom the prospect from novice to expert. We must strive to implement programs that nurture the newly licensed REALTOR®. It does not serve our profession to have a new licensee begin their career with “You now have a license. Here’s your desk. Let me know if you have any questions.” And then allow them to fend for themselves and hope they’re doing it right. We must do a better job of conveying to the consumer the value of using a professional REALTOR®. Providing health care options/plans to the real estate industry is key. As a group of independent contractors, we do not have the opportunity to pool our resources together to lower insurance premiums. NAR is addressing this issue on the national level and has made positive strides however more needs to be done to ensure health care coverage at an affordable price.

What do you believe are Virginia REALTORS® major strengths and weaknesses?

Advocacy for our profession, our members and more importantly for the rights of homeowners has been our major strength for quite a while. Virginia REALTORS® has assembled a legislative staff that, in my book, is second to none. The association has a prominent seat at the table and therefore is “Not on the menu”. Virginia REALTORS®, as an organization, is highly respected in the Commonwealth as well as across the nation. This respect translates not only to the paid staff but to the volunteer leadership. This

can be seen in the increased number of Virginia REALTOR® members being appointed to NAR leadership roles and committee assignments. Although Virginia REALTORS® has been working on this weakness, communication to the rank and file membership is still a concern and should be a primary focal area. Members need to know and buy into the value of membership.

Describe your vision of Virginia REALTORS® for the future. Where will we be in five years? Ten years? How must we change? How do we reduce our weaknesses?  

Shaping the future of real estate: With a slogan like that Virginia REALTORS® is destined to achieve great things. How do we shape a future? With the strategic plan as our guide, we have developed an atmosphere of professionalism. We have developed a steady flow of volunteer leaders who are ready, willing and able to fill the shoes of outgoing leaders. Virginia REALTORS® should continue to hire well qualified staff whose primary concern is the membership. We have created an environment of cooperation that helps the locals to grow and also shape their futures. You see, we are shaping the future of real estate now. In five years, I see Virginia REALTORS® as a role model that other state associations will want to emulate.

Briefly discuss some of the issues in which our National Association is currently involved, and how you see those issues affecting Virginia REALTORS®.  

Congress and other Federal Regulatory Agencies are considering  several  issues  regarding how businesses  operate.  One  of  those  issues  is  how  REALTORS®  are  treated  as  an  Independent Contractor not an employee. NAR’s position supports the continuation of REALTORS® being in the Independent Contractor classification.  Change in this status would have an adverse impact on the business operations of real estate firms and individual practicing REALTORS®.  With the emergence of non‐REALTOR® business models, it is more important than ever that NAR keep the “R” in the forefront of the public.  Serious ad campaigns highlighting the benefits of using a REALTOR® will help accomplish this task.  The perennial issue has been, and will continue to be, concerns over the funding of the National Flood Insurance Program.  NAR has lobbied Congress for years to stop putting temporary band aids on the program, to do an overhaul of the program and provide the funding. 

 Past association leaders reference the time commitment and its possible impact on your business. What is your impression of the time commitment required to serve in these positions and the impact such a commitment might have on your business?  

For years I have volunteered my time and energy serving all three levels of REALTOR® associations, my church and my community. I was President of Greater Piedmont REALTORS® in 2014. I had a very productive year and my business did not suffer. My wife supports this decision. I take great pleasure in being a volunteer and get almost as much out of it as I put into. I find when I volunteer, my energy level is higher and I am a more productive person, both on a professional and personal level.

Prior Experience Relating to Virginia REALTORS® Treasurer Position: From June 1977 until December 1987 I was an Officer in the U.S. Navy. My last tour of duty I was the Financial Manger for the Navy’s Occupational Health and Safety Department. I oversaw the funding of a multi-million dollar program. My duties included monitoring the expenditures of over 50 programs within the department. Based on my analysis, I prepared the briefings for senior military and federal government civilians to present to congress. I left the Navy in December 1987 and landed a job as a budget analyst on the Navy’s multi-billion dollar Aegis ship weapons system program. Again, I was tasked to monitor expenditures, and make recommendations to senior staff on how to resolve current cost overruns. Over the next 16 years I did this type of work on several other military programs. In 2004 I left government contracting to concentrate on my Real Estate Business.
