Do you own a home? Do you want to, even if a purchase is a few years away? Are you thinking of remodeling your home, or perhaps you’re intrigued by the latest in home design? If you fit in one of these cat-egories, then the Topeka Home Builders Association’s 2015 Parade of Homes is an event you should not miss.

Builder Jon Rollenhagen of Dultmeier Homes has participated in the last four Pa-rade events. He said, “To me, the Parade of Homes is an exciting way for us to step back and show off our hard work and new ideas. Seems like we get so busy going for-ward and building homes for customers we don’t get a lot of time to interact with the general public.”

This year’s Parade features ten homes. Mark Boling of Mark Boling Construction has been a part of the event, with his com-pany and a previous one, for more than 25 years. He said, “I’ve had people say to me, ‘We wanted to come and see what you did this year.’ Some will contact me five or six years later to build a home because of what they saw on the tour.”

The key reasons to take the Parade of Home tour include:

n Trends: The tour is a great time to check out the newest trends in housing, both in design and products. Visitors can see different home floor plans and layouts, plus the newest in appliances and home systems, such as heating, air conditioning, and plumbing.

n Style: Each builder has his own style preferences. The tour allows visitors to compare and contrast each builder’s style to see which one best fits what they want

in a home.n Quality: This is also a good opportu-

nity to look at the quality of each builder’s work. Boling noted, “The prices vary on each home, but it’s not always based on the size of the home, but the quality of what is being put into it.”

Rollenhagen said, “It is fun to watch people come and snoop out every little thing about the home. Some walk through slow and others are very fast. Others try to catch a glitch with the home, but most of the time they don’t know what they are looking at.”

n Information: If a builder isn’t avail-able on a particular day, there will be a Realtor® on hand to answer questions and put visitors in touch with the builder. Bol-ing noted if he isn’t available, his wife and son (who is a Realtor®) will be on hand to answer questions about the home and the company.

n To buy: Most builders create cus-tom homes for specific clients. However, many of the Parade homes are speculative, which means they were built to be sold. For someone looking to buy a newly built house, this is a chance to see some that are available and meet face-to-face with the builder to get details on how it was built.

The Parade of Homes also benefits the builders, not only as a way to show-off what have they built, but also as a means for them to get information for the future. Rollenhagen said, “I find it interesting to hear everyone’s comments on the things they like and dislike. We don’t generally build too many speculative homes. Most are customs. It is a guessing game some-times to find out what people like and are expecting out of new houses.”

As a kickoff to home improvement sea-son, there are many home updates hom-eowners are undertaking. But before you grab your toolkit or enlist the help of a professional, do your wallet a favor, and conduct a little research.

To help homeowners budget for home projects, HomeAdvisor’s True Cost Guide provides the average cost of more than 350 projects coast-to-coast based on data re-ported by real homeowners.

“When completing home projects, a common concern among homeowners is not knowing how much a home project will cost,” said Leah Ingram, HomeAdvi-sor’s personal finance expert.

In fact the True Cost Report, released from HomeAdvisor, found that 38 percent of homeowners don’t know how much it will cost to hire a professional for home projects, and nearly 70 percent are con-cerned about overpaying as a consequence

of not having reliable cost information. As a result, almost half of homeowners put off projects or attempt to complete them on their own.

The top five spring projects include: n Repairing the roof: Maintaining the

roof protects a home from the elements and can raise property values. Small re-pairs keep a roof in good shape for several years and help avoid costly damages. Most homeowners assume repairing a roof can be costly. In fact, according to HomeAdvi-sor’s True Cost Guide, the average roof fix only costs $550.

n Remodeling a kitchen: Kitchen re-models boost a home’s resale value and add functionality to the most utilized space in a home. Many factors go into remodeling a kitchen including flooring, plumbing, appliances and electrical. Homeowners in New York hire more pros to remodel their kitchen than any other state in the U.S.

n Remodeling a bathroom: Homeowners can choose from different types of bathroom remodels, de-pending on style preferences, and budget. The average cost of remodeling a bathroom is $9,000.

n Painting the home’s exterior: Painting the home’s exterior not only boosts its curb appeal, but it also acts as a home’s primary defense against weather, insects, and other damage. Boston homeowners spend the most money hiring a pro to paint their home’s exterior and Albuquerque homeowners pay the least to have a pro paint their home’s exterior.

n Installing landscaping: Landscaping can dramat-ically change the look of a house and property. Add-ing landscaping such as an outdoor patio, flowers or shrubs can increase the value of a home. The average cost of installing landscaping is $2,938.

So, you’ve decided to make some up-dates to your home? Whether you plan on building a home from the ground up, pur-chasing new construction or adding value to your current residence, there are many opportunities for upgrades.

You may be wondering what projects are worthwhile, and which are not? In a re-cent study commissioned by ClosetMaid®, 45 percent of existing home buyers noted that they have made changes to their mas-ter bedroom closet since moving in. In ad-dition, 61 percent of new home buyers said they are considering renovating or upgrad-ing their master closet within 18 months. When considering where to make invest-ments in your home, don’t close the door on the closet! You can create the closet of your dreams with a few simple tips.

Add paint and update the lighting.Bring the bedroom paint into the closet.

This makes the space feel like a true exten-sion of your bedroom, not a forgotten area that belongs behind closed doors. Great lighting is also important in a closet – it helps you to see everything clearly. Why

settle for a standard light fixture when you can add a statement piece that not only provides proper light, but proper style.

Utilize more space. Most master bedroom closets come

standard with only a single shelf and rod. Since most closets have little need for so much long hanging space, professional organizer Lorie Marrero, author of “The Clutter Diet,” suggests improving your closet with the addition of double hang space.

“Don’t be shy about adding shelving up as high as you can to accommodate sea-sonal items and long-term storage boxes – utilize every space you can,” said Marre-ro. A good rule of thumb for double hang space is 84 inches for the top shelf and 42 inches for the lower shelf.

By adding additional shelves, your stor-age space goes from standard to functional. Adjustable systems such as ClosetMaid® ShelfTrack® create a perfect upgrade for your closet. The wire shelving and brack-ets can be reconfigured as needs change.

Consider accessories. If you plan to update your closet with

a wire system, there are a multitude of

perfect accessories to include such as a tie and belt rack or shoe shelves. You may also consider installing a laminate or wood system. These products can provide drawers, doors, decorative molding and more and can transform your closet into a personal haven.

“Adding drawers into your closet sys-tem can centralize your clothing into one space,” said Marrero. “The more storage, the better.”

Investing in a functional closet organiz-ing system can help you save time now by reducing the stress of finding items when you need them, and benefit you in the fu-ture by adding extra value to your home. After all, “standard” just doesn’t work for today’s closet.

For more information about how to get organized visit ClosetMaid.com, Storga-nizationBlog.com or call 1-800-874-0008.

A recent study found that 50 percent of homeowners claim their garage is the most disorganized place in the home. In addition, The Department of Energy cites 25 percent of people with two-car garages have too much clutter to leave room for cars, while 32 percent only have room for one vehicle. Isn’t it time to do something about the mess? This year, focus your ef-forts on maximizing storage space in the garage.

“It’s ironic that many of us would rather store our boxes of unwanted stuff in our garage, leaving our valuable cars outside to deal with the elements,” says Lorie Marrero, professional organizer and au-thor of “The Clutter Diet.” “Let’s rethink our storage priorities and turn our garage into a space that’s more organized and functional.”

Clear the floor. Since floor space is at a premium, get things off the floor and onto the wall. One option is affordable heavy duty wire shelving from ClosetMaid®. This durable shelving can withstand the weight of some of your heaviest things, plus it’s easy to install and adapts to your changing storage needs. Perfect for the ga-rage, this product allows air to ventilate, and is not affected by the humidity or sud-den fluctuations in temperature.

“Wire shelving is the perfect choice for ‘DIYers’ in need of a garage makeover,” said Marrero. “It is flexible and can be cus-tomized to fit in all types of spaces, suits

any climate and is easy to keep clean.”Tuck away hazardous materials. Things

like poisonous pesticides and anti-freeze, or dangerous tools like hedge trimmers and power tools should be hidden safely out of reach from children and pets. Find a home for these items with cabinets, such as those from ClosetMaid’s ProGarage® line. These heavy duty cabinets are scratch and stain resistant and are a good place for ob-jects not in use.

Keep smaller items tidy, accessible and out of the way. Can’t find your wrench or screw driver? Why not use a peg board to keep your favorite hand tools neatly stored, and ready to grab in a moment’s notice. Hooks are another great way to keep track of your belongings. Use them freely for stowing hoses, extension cords, bicycles and step ladders.

Invest in an area rug. Limit the dirt tracked inside the house with an area rug or repurposed carpet. For many, the ga-rage serves as the main entry point into the home, so be prudent and keep the en-tryway as clean as possible.

Transforming your garage into an or-ganized, functional space rather than a catchall is one of the best and most satis-fying ways to begin an organized routine. Not only will you delight in all the space you create, but your car will simply love its new indoor home.

To find your perfect state of organiza-tion, visit ClosetMaid.com, Storganiza-tionBlog.com or call 1-800-874-0008.
