Once again we are half way through the year and the market for real estate assets in Sri Lanka has shown a significant growth with a marked increase in price levels, including bare lands, residential housing, commercial premises and condominium style apartments. We have also witnessed an increase in foreign investment for prime blocks of commercial land in and around Colombo along with the aquisition and re sale of leisure properties along the coast line and inland parts of the island.

There has been a general increase in the confidence levels of both developers and house hold investors. In this issue our cover features ‘Elements’ by Fairway. Fairway Holdings pioneering role in building luxury apartments is once again in the fore front with ‘Elements’ which encompasses their innovative construction solutions, aesthetic appeal, modern conviniences, amenities and above all an idyllic environment to come home to.

While featuring ‘Elements’ we felt it necessary to highlight the architect behind the scenes - Mohan Silva, a modest, introspective man with a passion for urban design who has been instrumental in this project. With years of experience behind him with the UDA we see he is one of the few looking at architecture in the macro context. He continuosly stresses the importance of understanding a building and it’s environment so that one is always an extension of the other. He is a man with a vision to help transform the city scape of Colombo.

In this issue we also feature

OZO Colombo a contemporary city hotel that has given Colombo city landscape a new look and feel with it’s contemporary, fun and fuss free appeal - located in the heart of the city. Next we travel through a private tea and rubber plantation and visit the beautiful house on Roysth Estate in Kegalle. This has been recently opened as a luxury boutique hotel, just 2 hours from Colombo and in close proximity to Pinnawella Elephant Orphanage and Kandy it makes a good tourist stop. Walking into the offices of Avant-Garde Urban Design Partnership, one imagines meeting the likes of a boisterous architect, but meeting Architect Mohan Silva proves to be quite the opposite. On the contrary, the architect is a modest, introspective man with a passion for urban design.

He was first aware about the Architectural profession in his school days when Geoffrey Bawa rose to fame for designing the parliament.

After completing his Bsc[B.E.] from University of Moratuwa, Mohan joined the Urban Development

Authority (UDA). Later he obtained M.Sc in architecture at the University of Moratuwa as well as a Diploma in Inner City Revitalization and Urban Renewal from the Institute of Housing and urban Deveopment attached to Erasmus University of Rotterdam.

After resigning from public sector in year 2000 he joined his former Director at UDA, Archiect /Planner Piyal Silva to form the partnership.

It is evident that Mohan’s experience at the UDA influenced him greatly to look at architecture in a macro context. He explains that it is vital to understand that designing a building must not be

considered in isolation from its social and physical environment. Instead a building must be an extension of its context.

Amongst the main projects that the partnership has taken under its belt, is a brand new luxury resort hotel in Passikudah called the Beach House Collection, the South Eastern University in Oluvil, as well as the Fairway Groups latest apartment complex called The Elements which is located in the surroundings of the Diyawanna Lake.

A modern set of apartments was constructed to compliment the busy urban lifestyle that its new tenants would need. Mohan explains that the aim was to create a building that would complement the luscious green and glistening waterways that surround the complex. Melding numerous components of a building to create an impression of simplicity whilst catering to multiple functional and social elements, the minimalistic design of this building was created. The construction of The Elements seems like a well-suited match, as the new apartments were required to echo clarity and simplicity.

Amongst other greats in the industry, Mohan explains how Bawa influenced his design ethos. In particular, the fresh modernist twist introduced to Sri Lanka by Bawa, all whilst paying homage to the vernacular, traditional architectural style that existed from time immemorial. This is what Silva draws inspiration on, creating a new genre of architecture that is forward thinking, whilst drawing inspiration from our Sri Lankan heritage. Just like Dr Ediriweera Sarachchandra drew inspiration from the Nadagam (a folk drama) to create a modern theatrical performance, the same act of reorganizing old elements to create a new language applies to various art forms, including architecture.

However Mohan feels works of Architect Valentine Gunasekara who adopted expressive modernistic style and used rather radical and fluid built forms was more progressive politically and socially in contrast.

Further he remembers Architect Turner Wickramasinghe’s unparalleled contribution to the Sri Lanka’s social architecture segment without pursuing glory and fame both which he could have easily achieved.

With the city developing at a steady pace, Colombo’s architectural landscape is rapidly changing, being punctuated by very tall skyscrapers. Mohan believes that this type of development is inevitable & acceptable. As a city evolves so will its style of accommodation. Whilst two-story housing was once considered the norm, it’s now considered a major luxury, especially in the heart of Colombo. Just like post-industrialization Europe or any where in the world, cities are magnets that attracts people, many migrate to the cities in search of a better life styles. With this comes the need for taller buildings with a smaller footprint. This could be the reason for the sudden surge in apartment complexes around the

city. Whilst it is undeniably the future, Mohan believes that it is the architect’sresponsibility to create innovative designs to articulate the urban fabric while catering to new demands.

However, Mohan is quick to mention that these changes should not hinder the social fabric of a city. By this he means certain underprivileged slum-dwellers should not be driven out of a city. Whilst relocation is often necessary, it should be conducted responsibly, ensuring all stakeholders are treated with dignity. Proposed gentrification of the city can do more harm than good according to Mohan. Relocation should be done with the assistance of expert team of Urban Designers planners and sociologists, as every person, down to the humble garbage collector plays an important role in society at large and the way a city thrives. Due attention must be given to workers from both the formal and informal sectors. This, Mohan believes is the true meaning of revitalizing a city, juggling various elements and meticulous planning will enable all dwellers to live a happy lifestyle.

The experienced architect highlights how important it is for young designers to understand whom the end user of their product is. Most of the time, especially in terms of corporate clients, the architect is creating a building for not only the investor/developer but the end user as well. He recalls one of his most challenging projects was the building one of the largest laboratory complexes in Sri Lanka. His end users were all scientists and a lot of technical research into various chemicals and gases that would be present on site together with the attitude of the users had to be undertaken.

The whole world is going through rather trying times with energy becoming a scare resource, skyrocketing prices to unforeseen numbers. Mohan says it becomes an essential part of an architect’s duty to take this into consideration in his design decisions. In a tropical country like Sri Lanka, sunlight is a resource that can be used almost all year round. He explains that it is important to study traditional design solutions through history, such as wide courtyards that let in sunlight as well as provide ventilation. However it is up to the designer to recreate this idea in a revolutionary manner aided with technology in order to move forward.

Mohan foresees a surge in future development, however he states that this is largely dependent on the economic and political status we gain as well. It is incorrect to look at developments of buildings, parks and public spaces only as physical elements. Instead you should be analyzing whether socio-political & cultural issues are being answered in line with all the development. Built environment should not be a depiction of picture book urban design; instead a complete city with social and cultural harmony should also be harbored. Mohan feels that as a nation we are over dependent on private transportation, and developments must be made to create a public multimodal transportation system that uses rail, bus and boat systems that runs like clockwork. Further he notices that housing within the city is very expensive, as a result fuel is wasted on long commutes that people have to take daily. It could be a good idea to provide public rental housing schemes, Mohan further explains, as this would reduce the long hours wasted on commutes from out of the city.

It is evident that Mohan believes that the city is developing at a fast pace, yet this philosophical strategist believes that a city will take shape as part of the bigger picture; the macro economic reality, combined with socio political & cultural aspirations of the city dweller.

ALUXURY BOUTIQUE HOTEL IN A RURAL SETTING

Set in a private tea and rubber plantation, the Estate House at the Rosyth Estate in Kegalle recently opened as a luxury boutique hotel. The property is in close proximity to the city of Colombo and with a travel time of approximately two and a half hours. It is also in close proximity to the Pinnawella Elephant orphanage and an hours drive away from the ancient hill capital of Kandy.

The redevelopment of the 1926 planter’s bungalow combines the best of yester year with the restorations being done have not disturbed the old world charm of the original planter’s house. The seven bedrooms, five of which are within the original plantation house and two

nestled in a new duplex building in the rear garden, combine with a stunning new dining pavilion, open Shala&classic sitting room and verandahs from the original house.

The development of the house has taken advantage of the terracing around the Estate House. The new dining pavilion built on pillars and constructed entirely out of wood, appears to float off the rear lawn & provides stunning views over the pool and to the rear of

What is the significance of the real estate market and financing within this space ?

Access to housing is one of the basic needs of mankind and a necessity. It is on this fundamental requirement, that housing market has evolved providing lifestyle choices together with the availability of various financial arrangements ranging from outright purchases of properties to renting arrangements which in the case of the latter doesn’t involve the transfer of ownership of the real estate asset. The global financial crisis in 2007 is generally considered to have triggered from the collapse of the subprime housing market in some of the developed economies, and thus is the global dependence and significance of this sector. It is often said that a well functioning real estate market catalyses economic growth, encourages household savings and places solid assets in the hands of the population, thereby making them more resilient to economic shocks. For the majority of individuals however, the construction or purchasing of a house is the single largest investment they would make in an entire lifetime and such investments could constitute even as much as 70% of householder wealth considering worldwide averages. Hence, the availability and the cost of such financing are of paramount importance to varied stakeholders whether it is to be real estate buyers, real estate sellers or those in the wider economy.

What is the context in Sri Lanka?

In countries like Sri Lanka, the housing finance market is mainly fuelled by individual house builders who opt to build a house of their own, hiring the services of architects, engineers, contractors and labour on varied models to achieve this objective. The building of one’s house (or home as we most of like to define it) is most often a once in a life time experience, and the trading of houses until recent times has been a very rare in Sri Lanka. In western economies, like USA, UK and most parts of Europe and even in markets like Australia in the Asia Pacific, the majority of customers purchase ready-to-live-houses from property developers most often on mortgages with staggered payments across a number of years. In Sri Lanka, the hHousing fFinance market comprises mainly of individual borrowers who require the financing very early in the housing life cycle, sometimes even prior to construction.

The demand for housing has shown a growing trend in recent years. According to a World Bank report on Sri Lanka’s housing needs, the annual demand for housing in Sri Lanka ranges between 50,000 -100,000 units . The concern however is that around two thirds of the incremental demand is not met in terms of supply. Thus, every year, the backlog of previous years’ demand is adding to new demand. The housing pressure is felt mostly in cities, where population growth

is faster than the overall national population growth rate of 1% per year. There are also significant challenges relating to affordability when it comes to housing and often a gap in what is expected, what is available and what is affordable.

Developing the mortgage market can be seen as an enabler to meet housing requirements in the country. However, the World Bank report on Sri Lanka’s housing needs notes that this segment of housing finance is hampered by legal limitations, risk management issues and funding.

Who are the operators in the housing financing market?

There are currently many banking and non-banking institutions providing financing relating to property acquisition in Sri Lanka. These entities may provide housing loans for construction of houses, housing loans to finance the purchase of a house or an apartment, a loan for the purchase of a block of land or a loan for improvement of an existing property asset. In the commercial sphere a loan may be associated with a property development project, for the acquisition of an inventory of real estate assets, for the purchase of a commercial property such as a building or similar investment.

There are two specialized housing banks which have been operating in the country for many years. There was also a third housing bank which was later merged with its parent entity, a large development bank. Apart from the two specialized housing banks mentioned earlier, some of the large State Banks are also significant contributors to the housing finance market. These institutions are the main operators in housing finance among the specialized and state banks.

In addition to these, almost all other domestic commercial banks and even some of the branches of multinational banks currently provide housing finance. In the past, housing finance was mainly provided by the state owned specialized (single purpose) institutions, but now private banks are also very active in this space. The intensified competition amongst the 22 banks that operate in the country at present has improved the quality of service provided to the customer and also on the cost of borrowing. These commercial banks are also seen to aggressively advertise and promote housing finance which is a key portion of most banks’ lending portfolios. Special housing loan product brands are available in the market. Housing financing of smaller magnitude is also provided by regional and rural development banks. However, this is most often carried out as part of development finance and linked with social contributions or community development. Further, property development and related financing is one of the avenues pursued by a number of finance companies. However, these institutions often provide very limited short-term housing finance options.

A number of micro-finance institutions also provide limited housing finance to households with limited income. Most of these institutions have the objective of uplifting the quality of life of these communities through the provision of funds for basic livelihood necessities and income-generating activities.

Are there any other authorities who engage in housing financing, regulation or related activities ?

The National Housing Development Authority (NHDA) is one of the main public sector institutions that implements housing programs in Sri Lanka generally targeting lower income households where the necessity is greatest.

Currently the Employees Provident Fund (EPF) provides housing loans to its members through State banks, retaining the fund balance of members as collateral. There has been a steady demand for loans under this scheme since loans are granted purely on the recommendations of the EPF. The main drawback of this scheme is that borrowers use the EPF loan scheme to make early withdrawals from their Provident Fund balance, which would otherwise become available to them upon reaching the age of 55 years as per present criteria. Employees of certain institutions can also obtain housing loans at concessionary interest rates which have been subsidized, arranged or negotiated by their employer organization.

What is the significance of collateral or mortgages in lending arrangements relating to housing financing ?

Banking and financial services institutions would naturally be cautious about lending housing financing, particularly because ofabout the significance of values concerned and the long and staggered repayment period. Most banks would insist on a mortgage on the property asset or alternatively a collateral or security to be pledged against the loan in order to provide the bank with recourse in case the borrower was to default. Banks would also assess the credit worthiness and the individual’s capacity or ability to repay the borrowing sometimes in the context of their wider financial commitments. It is therefore generally those with higher income levels and asset bases who would find it easier to borrow when it comes to housing financing. These are essential components to managing the risk exposure of banks but also hinder the growth of the property financing market since limited lending iscould be made under stringent criteria.

What do you think is the future outlook for the housing financing market in Sri Lanka ?

I think we will see competition intensify further between providers, resulting in greater choice, quality and better financing options for customers. At the same time, we can’t rule out the possibility of regulations which might come into place to create a more uniform housing financing market, as seen in many other economies. We are also likely to see more combined propositions and collaborations where property developers package their offering with financing to improve inventory flows and expedite the pace of sales when it comes to housing and apartment units.

A non-objective era birthed in Paris, the city of love and light, in the early 20th century; for the artist and artistic alike, cubism was a period of brilliance in which creative self expression received a new face of freedom and was given character by the reducing and fragmentation of the organic natural shapes and forms into abstract display, giving much appreciation and attention to geometry and perfection, usually rendering the finished product as a set of alluring planes.

The designer was heavily fascinated by the likes of Pablo Picasso and Georges Braque, fathers of Cubism and their stand in developing a new brand of art, one that was not immediately received with great enthusiasm but by the strife of the artists and their faith in the beauty of their

creations came pass as one of the most influential art and design eras of the last century. Picasso’s work during 1907, notably seen in Les Demoiselles d’Avignon, may have been the inchoate beginnings of Cubism.

Its denial of everything that was perceived as classical beauty is what makes it so innovative, inspiring and revolutionary. Upon its foundation principals cubism paved its way to becoming the most radical ism of the twentieth century. Within the document the designer would like to engage in an aggressive debate on the various interpretations of cubism and its providence to architectural marvels and disasters.

It is hence important to engage in thorough understanding of Cubist principals and their properties; the interpretation of different creative personals through the decades and how the cosmic change of universal design has played a significant role in bringing Cubism to Contemporary design solutions. In progress of formulating this document the designer will make reference to the psychological and philosophical trends that caused such vivid interpretations of a solid art era.

The principals of Cubism were taken on by the communist who strived to make every individual equal and provide them all with equal lifestyles and economical sustainability. The designer would therefore explore the circumstances and beliefs in society which made the creators of communist Russia to found such structures, giving a critical analysis of each structures engagement with cubist principals.

Also the Adventures Elite of the Czech Republic invested much of its treasures in promoting the architectural and design explorations of Pavel Janak, Josef Gocar, Josef Chochol and Vlasislav Hofman, Four young designers who made it their lives priority to give a transforming touch to every kind of creative production, ranging from the design of crafts to furniture to Buildings. It is justifying to say that no other nation in the world took the principals of cubism so literally and so adoringly into forming their own national design identity.

The designer would then discuss how the Cubists Inspired the Creative Community of Sri Lanka, the pros and cons of being passionate about such a building formula and its significant place in the evolution of designed spaces in her motherland.

This article will conclude marking the designers’ thoughts on the contribution of cubism in creating well designed, significant spaces as well as the upbringing of eyesore structures.

Cubist Principals and Chronology

Primarily, in Cubist artworks, the painting (or sculpture) is broken up into many geometric “pieces” and arranged in a distinct way. The ordering, usually highly abstract, gives the viewer of the artwork multiple viewpoints providing representation in a greater context. Unlike in traditional forms of art, the surfaces intersect at what are seemingly random angles. This removes a sense of depth to create a shallow ambiguous space. Another striking feature of this fresh form of art is that the above said multiple viewpoints conflict with each other, but give a sense of the curve and volume of the object without succumbing to illusionistic conventions. Alternatively, Cubist forms represent objects from characteristic viewpoints or by including fundamentals that are predominantly representative of the object.

The most significant piece created during the cubist era is perhaps Picassos’ “Les Demoiselles”. The piece created quite a bit of controversy and provoked fellow artists of the previous era to pronounce it an outrage and be very critical of its fourth dimensional properties. The painting depicts five women within a prostitution establishment. In creating such an aggressive piece of art Picasso turned a deaf ear to the general hub of upper middle class society and the cultural values that were regarded the corner stone of the 1900’s. Publicly produced in 1907 the “Les demoiselles” was a revolutionists opting for sexual liberation. By this stance it becomes the primary symbol of all that cubism represented; an era of freedom of expression. One may notice that two of the women have been given the hard brush handling of an African tribal mask; it is here that one truly understands that the creative field in all its forms: art, design and architecture, have a universal evolution, a never ending cycle of repetitive elements, where gifted individuals have manipulated that which was, to create that which is.

Other than the tribal images that created a founding impact on the first pieces of cubism was known to render at a broken viewpoint, in all forms it made a two dimensional image come to life by giving it a three dimensional perspective. Early cubists were great lovers of neutral color palettes as the inclusion of many colors would create disharmony between the geometric pieces within the work of art. Cubism was mainly categorized under two forms or agendas; Analytic and Synthetic Cubism. The first Form Represented Natural or organic formations and shapes which were reduced to flat two dimensional canvases that portrayed almost no color, depicting form and shape were considered a much higher priority than giving actual evidence of the object itself through the means of color. Synthetic cubism on the other hand favored color and was one of the primary forms of collages as synthetic cubists incorporated the usage of mixed materials, flat yet textured to create their pieces, also giving significance to the oval shaped canvas they used as to contrast with the many geometric angles that were painted or laid out its surface.

The incorporation of cubism in communist Russia

Within this chapter the designer becomes very analytical of the buildings that came up in soviet Russia the sovereign nation of communism; making an effort to understand the design principles that led to these atrocities, and also find discover a conceptual simile between cubism and communist governing.

In all clarity communism or the communist bible “the communist manifesto” by Karl Marx was an extravagant dissertation denouncing the unbearable poverty that consumed the lives of a majority of the lower class population. Like cubism it was a rebellion against the classical or traditional justified standards of life. Both isms dared to challenge the norm and push the limits of comfortable productivity. Both eras influenced the social, political and economical circumstances of their society; they prospered under an ideology created by individuals; Standard orientation, general awareness, attention to theory and public understanding where the substance on which these two eras founded their forum. Both communism and Cubism represented common principals in overcoming obstacles and completing transactions: there were firm set down rules and regulations, discipline and structure in maintaining the purity of the ism as well as constantly monitored and controlled aspect of both groups formation. The most significant however, of all these characteristics are that: both eras personal needs but it became a solution to a communal need. It was no longer about a single shape in all its beauty but many similar geometric pieces coming together to form a complete unit.

The Relevant irony: communist Russia, and with her many other nations incorporated cubist principals into their structures creating buildings that provided equal providence and facilities for all consumers alike; however their take on cubist principles were severely atrocious and created eyesore structures that welcome bulldozers to the territory. Usually such historically significant structures are given an important place in the marking of a nations heritage line, but under the current reviews and statement, particularly from the younger generation call upon their removal or demolishment.

Czech cubism and their improved take on cubism

As discussed in the earlier chapter cubism and certain three dimensional elements of it have been incorporated into many nationalities architecture. However nowhere was it given as much significance as it was in the Czech Republic; and by this they created an era of their own league, a setting that design critics and artists

sought after. The first structures that incorporated cubist principles were erected in Bohemia in 1910 and kept developing under the financial support of the elite ranks and adventurous designers until 1925. Since its foundation cubism has been given the status if national heritage and considered the modernist version of the Baroque. An era known as “rondo cubism” emerged from Czech cubism, prior to the World war and its survival in the “dirty thirties”; planar and angular designs by Czech Architects such as Gocar and Janak Evolved into circular formations creating curves and organic shapes and was adopted as a national style. Pre war Czech cubism developed into a era that was heavily influenced by geometric shapes and structures and unlike the original cubist formations they took pride in incorporating a vivacious and liberal use of color, mostly solids in red, blue and white; their national colors.

By reinforcing the properties of sculpture and seeking complete integration from cubist paintings Czech architects laid a solid development point for modern arts and crafts as well as titling themselves the creators of the first modernistic trend of the 20th century. This is proof of how the architecture design and creative representation of a country gave it the foothold to become the center of intellectual exchange and creative activity.

The appreciation of Czech cubism is universal and undeniable. With

their sharpness and crystalline formations they created facades with spiky but characteristic little pyramids. Their furniture designs were full of life and energy given accents and compiled with decorative objects that were made beautiful by the crisp black lines that stroked each piece; each piece had a story and a purpose, a unique edge that made it an irreplaceable piece of the design cosmos. Czech Cubist Architects strongly believed that in the corruption of vertical and horizontal facades/ surfaces they could release a designed objects true energy , and by this break off all restrains or limits that repressed the inner creativity and the impact each piece or structure had on humanity, through the term of conventional design.

“By incorporating angled planes into the design of everyday objects, they tried to give them a dynamism that turned them into works of art in their own right. For them, the pyramid was the pinnacle of architectural design and the crystal the ideal natural form.” Rory Wilmer.

“Prague became the city of cubism with cubist apartment blocks full of cubist flats furnished with cubist furniture. The inhabitants could drink coffee from cubist cups, put flowers in cubist vases, keep the time on cubist clocks, light their rooms with cubist lamps and read books in cubist type.” (Miroslav Lamac, art historian)

Local examples of cubism- relevant irony

Since the time of colonial rule Sri Lankan builders and architects have shown great favor to development concepts under the geometric alignment. While there has been structures that truly revolutionized the perception of how a structure should be created it has also gave Sri Lanka an Architectural era that became quite repetitive along the years. The few individual designers and architects who stepped beyond this norm deserve commendation. This also brings into light the revolutionary attitude that should be instilled into every freshman that hopes to improve the countries creative mindset. It is important to understand that the designer is not proclaiming that Sri Lankan Architecture doesn’t have its beauty and value but merely that it’s been around for years and designers and architects

alike have become complacent in their execution and by this a truly contemporary piece becomes a rare find in this nation.

Many Authority figures in the Sri Lankan Creative Community make a proud claim of having been heavily influenced by the “Bauhaus School” and this particular school of design holds many properties in common with cubism; most prominent among them is their love and beautiful manipulation of geometric forms and planes. They have derived influences from the likes of Le Corbusier and Frank Lloyd Wright. The former being a Swiss-French nationalist was a very influential architect in the 20th century. He is given a significant place in the chapters of Universal architecture due to his unique projects and theoretical thought process. He firmly believed that architecture is a perfect balance between simple shapes and utilitarian needs.

It is evident that majority of the time when a structure is being represented by someone who is learned in the creative field the piece becomes more than a buildings, it becomes a space that evokes the best kind of emotion from the consumer giving truly innovative views and perspectives. It is because they were taught to love this cubist way of rendering spaces and they were instilled with a proper and complete understanding of the isms principles. By this it becomes easy to identify structures that were the product of creative individuals from the structures of mere constructors who never truly understood the beauty of cubist character; it is unfortunate that given the economical, social and political status of Sri Lanka most Structures come into being without the influence of a capable architect or designer.

The works of Geoffrey Bawa and his products Chelvadurai Anjalendran, Anura Ratnavibhushana and Channa Daswatte have received global recognition for their perfect understanding of cubist and Bauhaus principles, having executed geometrically inspiring space. The designer recognized that these great men were a league all

on their own and shared a similar concept throughout a majority of their projects. In the opinion of a majority of student designers this becomes their way of maintaining a harmony in Sri Lankan architecture and creating an era of their own, perhaps like that of Czech Cubism. To a minority of Students, the era should come to a healthy end and a new format should be introduced in creating breathtaking views; to the heartiest of the designers peers, the comfort zone of designing within set lines and rules have become tiresome and they look forward to revolutionizing this beautiful yet repetitive era of structural design into an ism of total contemporary design where the individuality and style of each designer comes into play. It is no longer about the space itself but the conceptual thinking and personality of a designer; it will be this uniqueness that makes their contribution to the much needed revolution in Sri Lankan Spatial Design a significant one.

To those who aspire to change and improve the current, the works of Young Architect Philip Weeraratne gives much hope. The Designer has a personal fascination for this his works and finds the cubist format executed with so much clarity in his spaces. He has dared to take the Bauhaus school into the next level and because of this his pieces while being in complete harmony with the other significant structures of Sri Lanka provide him with an individuality as a creative person, magnifying his contribution to the Architecture of our nation. The designer would wish to make a bold statement that the future of Sri Lankan Spaces looks very promising due to the Solid Foundation Laid By Bawa and his pupils, which was given a radical makeover by the likes of Phillip Weeraratne and the revolutionary attitude demanding change that is instilled in the hearts of many student designers.

“What we have is beautiful; but it’s already in existence, a significant effort to push the limits, still valuing all that Sri Lanka has been, is what will take Sri Lankan Design to the Global Contemporary design forum.”

In conclusion the designer would like to state that the ism of the cubist revolution has indeed created a historical impact that its founders wouldn’t even be able to fathom. The way in which Picasso and Braque men of a single vision were able to influence global design for the last century is solid proof that it only takes the effort of one man to produce a masterpiece and by that masterpiece for that simple man to become immortal. From the corners of Prague, to the paradise we Sri Lankans call home the universal design cosmos has played a humongous role in developing an architectural identity that Sri Lanka can call her own.

To young designers this article represents the still small voice that encouraged a revolutionary attitude; giving the encouragement to pursue visions and bring to reality dreams that would in time shake the very foundations of this country. To the Braques and Picassos of today and tomorrow it provided ample proof that to challenge the norm and classical, to brave opposition for having a contradictory mission, tough pungent for the moment will in the longer run result in the designer finding their true creative identity, achieve universal recognition and impact the centuries to come as part of the grand design cosmos.

The spaces we inhabit on a daily basis and the atmosphere they create can greatly impact our being and consciousness. They can either aid or negate positive and negative outcomes throughout our schedule. Because more and more people are enlightened to this fact Interior design and décor is becoming a much pursued subject and many take the extra step in order to surround themselves with spaces that enhance and beautify their day. Our team here at Top Properties, would like to render our service and expertise in the field to you, so that you may re-design or rather re-establish you spatial boundaries to fulfill maximum potential without too much cause for stress. Within this issue we have decided to answer a larger range of questions, covering a variety of design subjects, giving more attention to accessorizing and decor.

Q. I live in a studio apartment. I am trying to decorate in compartments. What type of items can I use to separate my bed area from my living area and it not be so bulky or obvious? (I wanted something different from a screen.)

A. Understanding that floor and perimeter space is limited within a studio apartment, ceiling height also needs to be taken into consideration.

If you have 9-10ft. high ceilings, (lucky you!), then your space may seem larger. To make an unobtrusive, cohesive look, think about open “etage” or open book case. This idea would create your separation, and also give functionality of order and storage, utilizing the open design of the book case.

The style would be something that could “dress up or dress down” your space in a matte black with tubular metal frames with back stretcher support, and solid birch shelving with rounded corners. (Usual height for bookcase is 84”Hx42W”x 16D). It would have a fixed top, as your center line, bottom and center shelves, and four adjustable shelves where you could create closure/privacy with accessories or books.

It would be open -pulling your eye up and out, instead of screening or blocking your area. This idea is versatile, and will also work spatially, even if your ceilings are lower.

Q. I’m just about to decorate my bedroom french style with stone and mauve colours. I was planning on a ‘feature’ wall of horizontal thick stripes and was wondering if you think it would look ok if I

added a thin lace trim between each stripe? Or maybe small daisy trimming?

A. I think that adding a thin lace trim between each stripe would take away from the drama of the accent/feature wall. Perhaps you could add something lace in your bedding ensemble – accent pillows, or even pillow shams with lace trim or a lace bed skirt. That would tie it all together.

Q. My ‘inspiration pieces’ for decorating my “Diva Den” are Dan Kessler art prints. My upholstered pieces are taupe colored, the walls are a pale yellow, and the floor is a dark hickory. Sounds like a train wreck! Can you give me some guidance on how to select new color for the walls, drapes (large window), and accent pieces? And a little more advice on how I can meld these colors into adjoining rooms?

A. What fun prints you are incorporating into your bedroom makeover – all primary colors. These prints are so vibrant in color that my suggestion would be to allow them to take center stage in your room, and select a color scheme that is more toned down so that this artwork truly shines. Actually, I like the idea of a soft yellow wall, and the dark hickory floor combination. Without knowing how truly large your window is, perhaps you could add some texture to the window with a woven wood shade or drapery, I’d suggest a drapery fabric in a color that blends with your wall color. You could add some fun primary color trims to the drapery that would compliment your artwork. I’d also look for an area rug in an abstract design filled with the colors in your prints and add that to the overall mix of your room. As far as bedding goes, I’d suggest a solid color bed spread in one of the colors in your prints, and then add lots of accent pillows in fun colors. Good luck – sounds like a really fun project!

Q. I’m currently re decorating my bedroom to make it more sensual and feminine rather than girly. I’ve heard of a “boudoir” concept… I’ve had too much pink all along and need a change. I’ve considered investing on large mirrors and good lighting. Any advice?

A boudoir is a French word for a lady’s private bedroom, sitting room or dressing room. The term derives from the French verb bouder, meaning “to be sulky”.

Lighting sets the mood in a bedroom, especially when creating a dark, moody space to relax in at night, all comes down to having different light sources rather than the basic ceiling lighting. Put a dimmer on the overhead lights and mixed with bedside lamps it can quickly help change the look and feel of a room, as well as adding an element of glamour.

Hanging pendant lights add a sense of luxury and mirrored furniture that also helps reflect soft lighting in the room. An oversized full-length mirror propped up against a wall not only captures light but is the perfect accessory for a glamorous boudoir.

To complete the opulent look, add curtains that hang from just under the ceiling for full impact, and a rug under the bed for extra comfort and warmth and an extra layer of texture.

This room is also a good example of how a lady can create a boudoir to share with her gentleman. The neutral colors and simple black and white scheme, without a pattern or any pink in sight, means it is sensual without being girly.

INTERIORS - INDOOR OUTDOOR LIVING

Life today is a constant dance of attempting to balance the positives with the negatives. . Balancing the highs and lows, the pros, and the cons. There are many aspects that are above and beyond what we as human beings can control, and the realization of such is a sign of our own inner growth in the sphere of understanding and truly evolving. I am a firm believer that the choices we make, the environs we choose make a world of difference to the way that We navigate through life. The choices include the People we have in our lives, the way we spend our time, be it work or leisure, and the surroundings in which we choose to exist.

I have in the past written on my own likes when it comes to personal living spaces, and I have also opined on hotels that I love etc. The interiors in which we cocoon ourselves makes a great impact on our existence. I believe that making the right choices makes for a more serene, and productive life,

and in reality, this is a component that is necessary for all of us. I am a believer in remaining organic and true to the external elements that have an effect on the interiors of our lives. There is no reason to fight the natural forces of life, when in reality working in co-existence makes the process so much easier, and more centered. The easiest format for this would be to think regionally, and in doing so to simply staying true to these elements, while making the elements that are natural and all around us, work for us.

Taking the areas, and looking at it regionally, we can divide by external weather which would be a great starting point indicator. Historically too, looking at the way buildings were planned, and

interiors laid out, with the weather always taken into account, we have some great starting reference points from which to start. Taking Sri Lanka as a wonderful example, let’s look at some of the areas in which we can make the outdoors work for us. . . Indoors.

From the existing buildings/structures and plans that remain of the spectacular ancient capitals of Anuradhapura and Pollonnaruwa, We are given clear indicators, and living examples of how the arid and dry weather patterns of the area were taken into highest consideration when planning the buildings that made these Cities exemplary even in the times we live in now. Air circulation, one of the fundamentals of living was always taken into account, and given great importance. Columned hallways were often seen, with high ceilings, and polished stone used to maximize the cooling effects, required to make the interiors comfortable, and often times bordering on grandly luxurious. This trend continued, and was seen

in the stately “walauwa” homes that were a staple into the early 20th century, as an aristocratic Srilankan version of the “manor Houses” seen in Europe. Here again the “Verandah” concept was put to great use, as these often columned, and pillared outdoor/indoor areas surrounded most of the home’s exterior. This not only made for wonderful air circulation, but also allowed in a great amount of natural light, which in turn was not only natural and organic, but also facilitated energy/fuel saving efficiency. Another element often seen was the sometimes beautifully and elaborately carved and always functional ventilation panels that were seen above most of the doors (and sometimes Windows). These again let in air to the interiors even if the doors were shut, and also made for a more natural existence as it also let in the sounds of the exterior, something that many People who lived in the Countryside homes appreciated. The high wooden ceilings, and “Open plan” spaces, where one room “opened” into the next also made for comfortable living, and a wonderfully Familial way of life. Another aspect included in most of these Homes was the “Indoor garden”, or “Inner courtyard”, that usually had a water feature, that included Fauna and Flora. This too landed a congenial sense of Aesthetics to the Home, while again facilitating ventilation with the open roof above, letting in plenty of light and air.

This “trend” so to speak was also seen in a trickledown effect, to the humblest village homes, where a simplified version of the above building elements were incorporated and put to good use. We also see the same used today, in a time of wonderfully advanced technological developments, where smart designers do not overlook the examples of the past, when deigning and planning the future. The key aspect of consideration that is a differentiating factor is the lack of available space, for building, in today’s congested Cityscapes. I see a lot of homes today, showing beautiful verandahs, and ventilation panels, and also the indoor courtyards that always add to the beauty and livable aspects of these modern homes. Even with the availability and use of air-conditioning in many modern homes, there are elements of open ventilation that makes the indoor/outdoor aspect, wonderfully co-exist. I often wonder, and smilingly realize why we take every opportunity to “Get away” from our everyday lives, and go to “resorts”, and have understood that it’s the need for pampering, and wonderful cuisine, but also the stunning, and often serene interiors that draw us to these properties. Many a time we see the above elements of indoor/outdoor living, and the bringing together of this is an attraction that provides a sense of comfort and well-being. For those of us, who have the choice of planning our own interiors, I think the correct choices, keeping in mind the positives of our environment, would make for a much more comfortable and “Livable” space, that would provide the haven that is much needed by us all, in the world we live in.

From time immemorial, humanity in all its recorded history have always documented the dizzying heights of blissful happiness, and the abysmal depths of sadness and desolation. Great philosophers and historians have always found the ability to justify, and almost find logical avenues of thought that manages to make these events justifiable in the forms of life’s swinging pendulum, and its necessity to balance the good and the bad, the highs, and the lows together with happiness and sadness.

I personally believe that we all have in the past, do so in the present, and have to in the future face obstacles and challenges, that are true tests of our mettle, and what we are made of, from our very core, to our hearts, minds and souls. I have seen numerous examples of life’s graph change,

of the People around me. One thing that fascinates me, and always reassures me in the dynamic ability of the human spirit, are examples of People who have overcome obstacles, and life events that would leave most of us emotionally spent, and non-functioning.

One such example is Chethiya Wadugodapitiya, a Man who has from early childhood, lived, and survived unimaginable loss, picking up the pieces, managed to move on to set an example of survival, and success, progressively steering his way through plateaus of his life, making the best of it along the way. His early Childhood was typically complacent, and filled with the usual moments of laughter, and school books, teasing a younger Brother, avoiding chores where possible, and bike rides at breakneck speed (sometimes ending in crashes and the ensuing cuts and bruises). A typically Kandyan Family life was enriched with a Strong, and supportive Father with a Military background, and an academically inclined loving, doting Mother, who was a Judge. Idealic times progressed through idealic scenes, and His Mother’s promotion to High Court Judge, was a time of celebration, and solemn gratitude for Her efforts, and dedication having paid off. In keeping with the traditions of the families spiritual life, they decided to visit the sacred shrine at Kataragama, in the South of Sri Lanka, as a mark of deep respect, and observance of the Blessings that they as a family had received.

As planned the Family paid their respects, and attended the ceremonial “poojas” or blessings rituals in honor of the sacred deities. It was time for the Family, which included Chethiya’s Maternal Aunt, and Cousins, to make their way back along the scenic coastal route, before heading inland and back to the beautiful hill climes of Kandy. The date was December 26th, 2004. It is here that the hand of fate dealt an unimaginably tragic blow, in a single sweeping catastrophe that was known as the “Asian Tsunami”. This wave of destruction which roared in from the Ocean’s depths, had already wrecked havoc along the coastal areas close to its epicenter, when it washed over the coastal areas of Sri Lanka, particularly the South West, and Eastern seaboards, of this serene Island. It was boxing day, and most People were completely unaware of any impending danger, when this wave of fate, came in. In this single dark moment of time, a Family was torn apart, and lives changed forever, when Chethiya lost his Mother, the heart of his home, and guiding light of his life. I will, in keeping with my strong beliefs of respect, leave out the details of the devastating loss that Chethiya suffered. This included losing his Aunt and 26 year old Cousin Sister. He was just 13 years old, with a Younger Brother of just 11.

Time warp to the present day, and You see Chethiya a man of almost 23 years of age, standing 6’1”, with a quick smile, bright inquisitive eyes, and a ready laugh, taking on the challenges of life. He is in Pre-Law, an homage to his Mother and her career, and a path which will utilize his oratory skills, Plays club division Rugby, is a mentor, and supportive inspiration for his Younger Brother, and a source of pride for his Father. When speaking with Chethiya, I have often wondered at the resilience that he has possessed, and the ability to literally pull himself up by his boot straps, and walk tall (no pun intended), through life. I asked him how he came through those darkest of times, being a teen of a very impressionable age, and he said “My Maternal older Aunt, my Uncle, and their three Daughters, who were my cousins, and my eternally steadfast and strong Father, gave me the love, support, and strength, to come through these dark days. My Father went back to the UK, to handle his business matters there, and Living with my Aunt and Uncle, afforded me the sense of continuum, and a strong hand of discipline, which I believe has brought me to where I am today. My code of conduct and ethical values, I would credit to them, along with my Father. In 2008 I moved back in with my Father, along with my Brother, as my Father had returned from the UK, and as an impressionable Young Man, My

Father believed it best that his two Sons to get his strong guidance at this point”. Chethiya added that His energies were channeled into Rugby starting at 13, and continued progressively, including conditioning, and playing for his School at different age categories. A spirit of togetherness, and strength drawn from amicable rivalries, instilled during his rugby career, also molded Chethiya’s sense of fairness, and across board equality that is a strong moral quality he possesses today.

“Every day of my life I wake up, and have the belief that I need to work hard, and honor not only the memory of my Mother, but also shine is what I do, so that I bring pride to my Father, and Family members who were the backbone of my Young life. As much as I sometimes think that life can be unfair, I am also grateful for the years I had my Mother with me, and look forward to always making life a tribute to my Parents. My Younger Brother, who looks to me as an example, is also a very important part of my life, and People close to me constantly see the Unity of the “Three Wadugodapitiya Men”. As a final note Chethiya advises that “What is meant to happen will happen, and one cannot let any obstacle defeat us, in contrast take the lessons learnt, and use them to rise up, climb higher, and go further, in the knowledge that We are all survivors”.

I feel greatly inspired to know such a resilient Man, who is exemplary in his life course, surviving tragedy and heartache, to emerge a well balanced, positive thinking, hard working, academically inclined and athletic Man. In this course we call life, the graph may change, the hills and Valleys may suddenly come upon us, but seeing a Man such as Chethiya, shine bright, through all his life events, truly shows us that survival and success is within reach for all of us, and it’s a matter of seeing the positives, while using the lessons of the negatives, staying the course of one’s true path, and calling, that makes the Journey enriched, not only for oneself, but also for those around us.
