new website, which will also allow residents another avenue to make their payments for Grogan’s Point Security and GPRA Membership Dues.

The Grogan’s Point Wine Tasting Club had their first 2015 tasting on January 24th at the home of Bob & Pat Kramek. Thank you Bob and Pat for the evening of Tuscan wines and fabulous dinner. It was a huge success! Here are links to information about wines selected, tasting notes and the Tuscan wine region. See you at the next tasting.

Our season opener for Dine-In is on Saturday, February 7th at the home of Gary & Mary Lou Fitch. Please RSVP to Mary Lou at [email protected]. We are looking forward to seeing you there.

MEET VICE PRESIDENT,ROBIN SHRIFTMAN

Following college graduation, Robin moved from Rochester, New York to Houston and has been a resident of Grogan’s Point for 18 years. After a 16 year career in the cosmetic industry, Robin retired as a Regional Manager with Lancome Cosmetics, and began a second career in the travel industry. Motivated by her love of travel and Italian ethnicity, she has been to the European Continent well over 27 times in the last thirty years. Robin is a Franchise owner of Cruise Planners, an American Express Travel Service. She is married to Michael Shriftman, a financial advisor. When not managing her family of five, she enjoys helping others navigate through

Europe and the world and planning her own travel adventures. Robin is active with the Grogan’s Point Resident’s Association, where she is responsible for the GPRA’s directory advertising. She also co-chairs the Dine In Club.

MEL KILLIAN PARK CLEAN-UP

On behalf of all GP residents, we wish to thankfully acknowledge the work done by Chris Nunez in clearing the strip between Tranquil Path Road and Mel Killian Park. Residents and passersby can now enjoy the view of the pond and its fountain, as well as the gazebo. As an added benefit, law enforcement officials now have an unobstructed view of the park from their vehicle.

WINE CLUB

On Saturday, January 24, we hosted the 1st wine tasting of 2015. All 32 guests tasted some of the

outstanding Tuscan wines we discovered during our recent trip to Tuscany, including Tenute Guicciardini Strozzi Vernaccia Di San Giamignano (served with antipasti). We finished with La Fornace Brunello di Montalcino. We made baked ziti with "wild boar sauce" and topped things off with dolce! Wonderful!! Please join us for our next tasting event on March 14th.

WHAT EXACTLY IS DINE IN AND HOW DO I JOIN?

For each Dine In event, there is one set menu (chosen by the Dine In Chairs). Each “host home” will make the same menu, with each couple providing one part of the meal. So, for instance, the host couple might make the main dish, one couple may provide the appetizers, two couples may provide side dishes and one couple may provide a dessert. All recipes are the same for each house. The number of host homes is determined by the number of couples participating. There are typically 4-5 couples per house.

Couples providing desserts will drop these off to the “Dessert House” prior to going to their assigned host house. At the end of the meal, all couples in each host house tally their receipts in order to share expenses equally.Typically, since the host couple provides the main dish and the wine, the remaining couples (having spent less) reimburse the host couple the difference.

After dinner, everyone heads to the “dessert house”, to enjoy the deserts as well as coffee and liquors that are provided by the desert host.

the year is decided upon and hosts sign up for their preferred dates. It is essential to this program that all who participate be willing to host at least once.

We will have our season opener on February 7th at 7:00pm at the home of Mary Lou Fitch. At that time we will present the 2015 Dine In Dates for sign up. Everyone should bring an appetizer for ten and a beverage of choice; we will provide coffee and dessert. RSVP to Mary Lou by February 5th at [email protected].

TONY'S POINT

Hello Friends!!

It is February, the month of love. I hope the beginning of 2015 is going well for everyone. With that said, I would ask everyone reading my submission this month to "pay it forward". Not with money or items (but, if so inclined, contact me for a suggestion list), but with a kind word to a friend or stranger and maybe even a smile. In our fast paced, everything needs to be done this second world, I have seen that common conversation and human interaction have been replaced with text and instant messaging. You never know when just a simple kind word or smile will make a difference in someone's day or particular situation.

Now to business:

There was no major law enforcement and/or security activity to report regarding the community. I wish to extend a "welcome" and "thank you" to our new security program members (membership is increasing) and a very grateful "Thank You" to all the returning security program members. Without your support and dedication, the program would not be the success it is today.

Security program activity for the month of January, 2015 included 221 individual vacation watches (7.1 per day); approximately 10 traffic contacts; and 8 calls for service ranging from residential alarms to a priority officer assist.

Security program activity for the year of 2014 included 2,005 individual vacation watches (5.5 per day); approximately 90 traffic stops; and 64 calls for service with the majority being residential alarms and assisting other agencies (Sheriff's Office; Fire Department; Emergency Medical Service) in and near the community.

REAL ESTATE UPDATE

Hello Neighbors!

Many of you have been asking, “What will happen to real estate sales with the drop in oil prices?"

We are seeing three things:

First: There are literally thousands of inbound corporate transferees who will move to our area in the first half of 2015. That's an external unstoppable wave of qualified buyers who will boost and buoy the market in the first 3 quarters of 2015.

Second: We are seeing some elective buyers, who are well qualified and secure, pause in their decision making as they evaluate the market. These "pausing buyers" are not like buyers in the recession who lost half their retirement savings and their business was mired in recession. These are motivated, elective buyers pausing. This means that as soon as oil prices stabilize and again begin to rise, these buyers will pounce. We expect the pent up demand from pausing buyers plunging forward will create an additional head wind as this happens.

Third: While MLS market data show that The Woodlands is still a strong seller's market with only three months' supply of inventory, the selection of homes has dramatically improved over last year at this time with over 670 properties for sale in all price ranges.

The bottom line is that inbound corporate buyers will buoy the market and pent up demand from pausing buyers will push the market forward in the last half of the year.

Some data for you regarding our neighborhood activity: In 2013 there were 33 homes that sold and closed in comparison to 27 closings in 2014. As of this writing, there are only 12 homes currently available. The great news is there are also 6 pending sales due to close soon and 2 others that have recently closed! SALE PRICES AND VALUES ARE UP IN GROGAN’S POINT!
