Complementing the house are the gardens and grounds which create a wonderful and private setting. Having originally been a nursery garden for Westonbirt Arboretum, the grounds are stocked with a wide variety of mature specimen trees and shrubs as well as beautifully stocked borders. These are enhanced by the sweeping lawns whilst to the side is a hard tennis court. The gravel driveway is flanked by clipped beech hedging together with flowering cherry trees. Next to one of the stable blocks is a productive vegetable garden with brick based greenhouses.

Away from the main house and screened by beech hedging is The Clock House together with a boiler room above which are two staff flats, both recently fitted. The ground floor of The Clock House is an office/games room. There is also a timber stable block as well as feed and tack stores and implement shed. In total the property extends to about 35 acres with the paddocks being railed and having water troughs. There is a bridle way through the grounds.

Energy Performance - Available on request.

Viewing - Strictly by appointment with Savills

Situation Westonbirt is a charming village situated in the south of the Cotswolds and within a Conservation Area. In addition to the Church and hotel, there is also the world renowned Westonbirt Arboretum. The nearest town is Tetbury, a popular and traditional market town well known for its 17th and 18th Century architecture. Although the town is noted for its antique shops there are a wide range of everyday shops, exclusive boutiques, restaurants, cafes as well as two supermarkets. The larger centres of Cirencester and Bath are thirteen and twenty two miles away respectively and provide a more extensive range of shopping and recreational facilities.

The property is conveniently located with access to the M4 at Junctions 17 and 18 which provide easy access to London as well as Bristol where it links with the M5. There is also a regular rail service to London Paddington from Kemble or Chippenham, both around ten miles away.

Description The Garden House was designed in 1939 by Norman Jewson, a distinguished English architect/craftsman of the Arts & Crafts movement. However, the current owners have undertaken considerable improvements in order to create a home of unquestionable quality, style and character.

The house is well laid out to provide excellent entertaining space with the principal reception rooms being approached off the impressive entrance hall; this large and light room has French doors opening onto the garden, limestone floor, an impressive open fire and fitted drinks cupboard under the stairs. There are lovely aspects over the garden and grounds from all the reception rooms; there are open fires in the drawing room and dining room and lovely gas fire in the study. In addition to the beautifully equipped, brand new, kitchen/breakfast room, with limestone floor and Aga, there is a media room as well as a cellar/wine store, which is approached from the outside, and a spacious cloakroom. The main staircase rises to the first floor where there are six bedrooms served by four newly fitted quality bathrooms, two of which are en-suite. The principal bedrooms have new gas fires set in elegant fire baskets. From the rear landing there is a return staircase to the kitchen. The whole house has been newly carpeted.

The house has been pre-wired with Cat 6 for audio, data and media distribution with a hub in the utility room already installed with a rack.
