• 4 star Green Star tenancy fitout for the

Western Region Branch of DERM.

• A single level office in an existing three storey

commercial building, Located in Toowoomba, Qld.

ESD Project Objectives:

• Improve indoor environment quality for the occupants of the tenancy,

• Minimising the potential energy consumed.

• Focus on using sustainable materials in the fitout.

THE PROCESS1. Client initiated project & requested 4 star Green Star result. Funding from EPA & QGAO (50% each). Building owner paid for half of Solatubes.

2. Design, Research and Specification Writing. Approx. 8 months from inception to end of Construction Documents.

3. Start up Green Star meeting with contractors, going through the Green Star requirements. Handed over template letters for suppliers and deliveries.

BENEFITSThis Green Star tenancy was a catalyst for operational change in the tenancy & the construction process. The design & construction knowledge gained from this project was certainly valuable and has had a positive influenced on other government projects!

• Budget

This Green Star tenancy was achieved within the construction budget. The tenancy construction costs were between 10~15% more than a typical tenancy fitout of this size.

• Informed Client- Client Driven• Passionate & informed team- very important• Believed in and embraced the Green Star process• Most team members are Green Star AP’s• Detailed & tight specification documentation• Good communication within the team• It was a TEAM effort! One person could not have

completed the Green Star process by themselves • Being proactive through all stages of the project

LESSONS LEARNT ON THIS PROJECT

• The design team & GS AP needs to be available to the construction team to solve issues quickly & effectively.

• Be proactive with all the contractors, including the sub-contractors throughout the construction process.

• If team members change during the design & construction process, allow for a long “cross over” time.

• If people are not motivated to get involved in the Green Star process & the submission, don’t expect decent Green Star documentation from them.

• Standard contracts need to be improved to handle the Green Star requirements.
