Enhance The Pedestrian Experience: Create architecture scaled to enhance the street experience. Provide physically and visually accessible retail and building common areas.

Refresh The Facade With Warm and Lasting Materials: Use metals such as copper to give as sense of warmth along the sidewalk.

Improve Neighborhood Amenities: The use at the ground level will increase street activity by providing more locations for retail. Interweave the main building entrance at key locations on the facade, provide a featured bicycle entrance to encourage clean commuting.

Create Memorable Architecture: Use the new architecture to create a fresh view of the building from afar and from the street.

This project is the revitalization of the Patrick Henry Building at the corner of 601 D (NW) and Sixth Street. The 10 story building was constructed in 1973 and had systems upgrades in 1997. The building BOMA area is currently 533,374sf with 2 levels of parking below grade and 10 levels of office space. The scope of new work includes a renovation of the exterior envelope, street and lobby experience, interior common areas and amenities. It also includes an 11th floor addition for increased office area and shared amenity space.
