TIDEWATER PLANTATION COMMUNITY ASSOCIATION 1 For an emergency call 911, not the Tidewater Gatehouse President’s Message Cathy Weis, BOD President We are officially in summer now and will be celebrating Independence Day this month. Please enjoy the fireworks and all the barbecues in a safe manner. And remember that South Carolina can get very hot June through August so be sure to drink plenty of water and/or sports nutritional drinks when enjoying the outdoors. As I am sure most of you know, June 1 marked the beginning of the official hurricane season which lasts until November 30. Therefore, we have dusted off our Tidewater Emergency Plan and updated it with the latest information. You can find it on our Tidewater website at tidewaterplantation.org. Just sign in and look under “Latest News.” Also, you may recall that we put together a Good Samaritan program last year in which over twenty Tidewater residents volunteered to look after a section of Tidewater homes to check for any damage after a major storm. We gathered all the volunteers together again, reviewed the plan, tested walkie-talkies, checked phone numbers, and feel we are in a state of general readiness. As we did last year, we hired Leif’s Tree Service who will clear Tidewater streets of any debris and be available to home owners if they choose to use the company. The generator at the Cassels building is working well and this will be a central location where electricity and, hopefully, internet connection will be working. Go there if you need protection, need to charge your phone or just want a cup of coffee! We are also getting at least four volunteers from our Watchman service to remain on duty in case of a storm. Even though we are ready for a storm, this doesn’t mean you should stay, especially if evacuation is being recommended for our area. Even many of our Good Samaritan volunteers may be leaving if a major storm is forecasted, but they will still do their part after the storm, as they return home. So even though we feel we are prepared for a major storm, we are NOT encouraging people to stay; leave the area if you feel it is the right thing to do. You will see periodic email blasts throughout the summer containing reminders about how to prepare for the storm. If you do not receive our email blasts, contact Chelsa Fenner, our Community Manager at chelsa. [email protected] or call her at 843-663-3500. Thankfully, we are able to utilize our new Beach Cabana parking lot this year. Please respect our rule of one vehicle allowed per household with the proper credentials (RFID or appropriate pass) and let’s hope not too many of us have to park on the street this July 4th holiday! You should have heard by now that our 2018 Tidewater Telephone Directory is in. If you haven’t already, you may pick your copy up at the HOA office. For those of you with addresses outside of Tidewater, you should have received a copy in the mail. We were disappointed by the very late delivery of these directories this year, so we are reviewing other options for next year. However, did you know that all Tidewater residents who have agreed to publish their contact information can be found on our website? Just sign into tidewaterplantation.org and click on “Contact Us” at the top of the Home page. Then click on Tidewater Owners. The listing is alphabetical, but you can enter a name in the search box and it will take you directly to that listing. By the way, speaking of our website, you may have seen a notice in the past when first signing in that indicated our site was not secure. We have taken care of that and purchased the necessary certification to secure our site. So, now you can surf the site feeling completely safe. Enjoy your summer! First Service Residential Message Chelsa Fenner, CMCA, Property Manager

Summer has finally arrived! It’s time to whip out the sunscreen, the bathing suits and the BBQs. I know many of you will be traveling and getting some well deserved relaxation. Remember to wear your sunscreen and to drink plenty of water… And have lots of fun!

There are many guests here on vacation or visiting family. There are several important things I would like to remind you of. Please make sure your pets are on leashes at all times and PLEASE PLEASE PLEASE pick up after your pets. That is one of the biggest complaints we receive.

Another item I want to address is speeding. There are so many people out enjoying the weather, going on walks and riding bikes. Please watch your speed and be extra cautious of others!

Tennis players: Please use the left side bathroom entrance at the Fitness Center rather than walking through the Fitness Center. Those that play on the clay courts will often bring in debris from their shoes.

Please remember that there is no smoking or no vaping at any of the pools or in any of the buildings. Also, remember that glass is not allowed at the pools or at the Beach Cabana.

This is the first summer with the new parking lot at the Beach Cabana. Please remember that those allowed to park in the overflow lot are your parents, children and grandchildren. These guests must be registered as Beach Cabana authorized users. They must have a pass from the guardhouse and it should be displayed on the dash of the vehicle. Those without a pass are subject to towing. To register your parents, children and grandchildren, please contact our office at 843-663-3500 or send an email to [email protected] or come in during office hours. Please note that only one car per unit is allowed in the parking lots. Additional autos must find alternative parking on the street or in a city parking lot.

I hope you all have a wonderful Independence Day. There is no greater country than America and we are all so blessed to live in the Land of the Free. Enjoy the beautiful weather and spend time with your family and friends.

God Bless America!

Reminder Our office staff is here to assist you. We can be reached at 843-663-3500. Office hours are Monday through Friday, 8 AM until 5 PM, excluding holidays. My email address is [email protected].

As we all may or may not be aware, the 2018 hurricane season began Friday June 1st! Here are some tips and tricks to try to keep damages to a minimum, should we experience any storms this season:

• Be sure to secure your belongings as quickly and as safely as possible in order to prevent them from becoming potential projectiles. Remember, it does not take hurricane-strength winds to cause property damage.

• Reduce the potential of property damages, i.e., remove all items from your rear deck and store inside your dwelling. If you have anything hanging on your exterior door(s), please remove and relocate inside your dwelling, along with any type of planters/furniture that may be in the front of your unit as well.

• If you rent your unit, please make arrangements with your rental agent beforehand to make sure all items are removed from your balcony or patio.

• If you reside in your unit, please make sure you remove or secure all of your items on your balcony or patio.

• If you do not rent your unit, please make arrangements with someone locally to make sure items are removed from your balcony and your unit is secured. If a key is needed to access your unit to perform this task, a written request from the owner must be submitted to the managing agent granting permission to release a key.

• Be sure to lock and secure your patio/balcony/storage doors.

Tips for Successful Renting within a HOA

Approximately 4 in 10 homes in suburban America are occupied by renters. If your unit is one of those homes—or about to become one—here are a few tips that will help you, your renters, and the association.

Talk to the ManagerThe association manager can give you important information about what the association requires of owners and renters and tips about the rental process that will be very helpful, especially if you’re leasing for the first time. The manager has sample leases you can use and copies of the association rules to give to your tenants.

Check the DocumentsMake sure you comply with the association’s governing documents—the bylaws and CC&Rs. They may contain special requirements for nonresident owners who lease their units.

Prospective TenantsBe sure to inform prospective renters about the special considerations of living in a community association before they sign a lease. The association will be happy to give you a copy of the rules to pass along.

Use a Lease AddendumNo doubt you’ll have your renters sign a lease. Please attach an addendum to your lease that covers the specifics of the community association and require renters to adhere to association rules. This is very important because it gives you and the association a means of enforcement. A good lease or lease addendum should support the community by: • Requiring the tenant to obey the bylaws, rules, and regulations of the association. (Attach copies!) • Requiring the tenant to pay fines for association rule violations. • Requiring the tenant to vacate if community association regulations are repeatedly violated.

Keep the Association InformedOnce the lease is signed, give a copy to the association manager or a Board member. The more information you provide about your renters, the more successful they will be in our community. Please provide the following information to the association: • Renter’s name (and children or roommates) and phone number. • Renter’s email address, employer, or other pertinent details. • Renter’s vehicle description and license plate numbers. This will allow us to provide parking information. • Your forwarding address and phone numbers.

Encourage Tenants to Participate in the AssociationBe an advocate for your tenants with the association. Make sure they have access to the recreational and parking areas and that they have the keys and passes they need. Please give them the name and phone number of our association manager. Even though tenants have no vote on association matters, they are an important part of our community. Make them feel welcome, provide information that will familiarize them with the association, and encourage them to participate in community activities whenever possible. Today’s renters may be tomorrow’s owners—or even Board members. The more we all do to promote a sense of belonging for renters, the more positive and successful the leasing experience will be for everyone.

Promotion Committee

John Mouco, Tournament Director

The Tidewater Charity Tournament Committee (TCTC) is sponsoring a DJ Bingo fundraiser at the Tidewater Grille on Friday, July 13, starting at 6:30 PM.

The event will offer fun, great music and cash prizes totaling $300. There will be a winner for each round of DJ Bingo played.

To play DJ Bingo we ask that all you do is purchase one Ball Drop Ticket for $20 (with a bonus) for each set of bingo sheets. (each set has 4 sheets, 1 for each round, with a total of 4 rounds). The ticket gives you 3 chances to win (1) DJ Bingo, (2) Ball Drop and (3) 50/50 drawing after the tournament. Cash or checks accepted made out to TCTC.

DJ Bingo players start off with a free square in the middle. All the other squares contain the name of a song. There are four specific categories of music for each session (four games of DJ Bingo per session).

The monitor will play a 30-second song clip. Players find that song title on their card and mark it. There’s no lapse between songs, the next song is coming right up. The first player that hands in their card, with bingo in the specified format for that game, is the winner!

The Ball Drop will be held on Friday, August 31, at the Tidewater Golf Club driving range with 5 winners. First place worth a minimum of $500. So there are several chances to win! All proceeds go to the Tidewater Charity Tournament Committee charities: Folds of Honor, North Strand Helping Hand and Little River Medical Center “Miles for Smiles” program. The Tidewater Grille will offer a buffet dinner prior to the start of DJ Bingo (5 PM- 6:30 PM ). Reserve your table early by calling the Tidewater Grille at 843-913-2412 or email [email protected].

This is a Charity event not associated with the Tidewater Recreation Committee.

Looking Back:

A Story with a Happy Ending: On Saturday, May 19, Armed Forces Day, Connie Muirhead and the Blue Star Mothers had worked for a year to recognize our troops and first responders with a fundraiser. The event had to be cancelled due to torrential rains. On Sunday, May 20, the Recreation Committee held its first concert of the summer with Blackwater Rhythm & Blues Band. When the 50/50 was drawn, Jewel Mellas was the winner of $241.00. She thanked everyone and without hesitation donated the entire amount to the Blue Star Mothers. That’s the Tidewater Spirit of Giving at its Best!

And the winners are! Winners of the best Kentucky Derby Hat Contest are: Roger and Jane Ellen Bonner for best couples, Eileen Shuman for best lady’s hat and Rod Walker for best man’s hat. Congratulations!

RummikubGloria Cabe

There is a new group in Tidewater for anyone interested in playing Rummikub. We meet at The Grille the second Tuesday of each month at noon for lunch and then play around 1 PM. Players decide if they want to have lunch or just come at 1 PM to play.

Rummikub is played with tiles and is much like the card game Gin Rummy. The object is to be the first player to eliminate all the tiles from your rack by forming them into sets of runs and groups. Try to keep as few points in your rack as possible. It is an easy game to learn where you can enjoy the fun and socializing with other players, but there is a strategy to the game which should challenge you as well. Anyone who is interested is welcome to join us. There is no cost. Contact Gloria Cabe for more information. 731-234-6556 or [email protected].

Reservation Procedure:Please read below to sign up for an event!

YOUR CHECK IS YOUR REGISTRATION: To register for an event, place your check made out to ROTSC in an envelope. On the outside of the envelope, include the following: names of all people attending, your phone number and email address. Place the envelope in the gold mail box at the Fitness Center by the advertised cutoff date. There will be a notice on the box if the event is full and a waiting list will be established if necessary. For events where reserved tables are available, payments for a full table of 10 must be included in one envelope. If you are not part of a reserved table, you will be assigned to a table with others. If you are out of town, you may mail your check and information to the Tidewater Recreation Committee, 2000 Spinnaker Drive, North Myrtle Beach, SC 29582.

Quilt of Valor PresentationLinda Bulger

On Monday, May 14, five Tidewater residents and Vietnam veterans were honored at a ceremony at the Cassels Building. These amazing vets were each given a unique patriotic quilt to commemorate their service to this country. The quilts were designed and constructed by the Tidewater Never Ending Quilters group. Those receiving quilts are shown in the photo. Left to right are: Gunnar Hicks, Jim Offutt, Bob Johnson, Frank Sanocki and Ridge Crouch. We hope that this small token shows our appreciation for the sacrifices that these men have given.

Artisans of Tidewater Marilyn Drange

Love farmhouse décor?

Then continue the Summer Fun with Paint Washing Terra-Cotta Pots Workshop on Monday, July 30 at the Amenity Center beginning at 12:30 PM. Marylou Convery and Marilyn Drange will demonstrate how simple it is to create fun terra-cotta pot projects with chalk paint. You bring the terra-cotta pot and paints and materials will be provided. The cost of the workshop is $10.00. Please contact Marilyn Drange at [email protected] by July 15 to receive the supply list.

Paint washing is amazingly simple and a great way to bring farmhouse style to your porch, deck, or garden. Make this your day of the month to express yourself and unwind!

Budding Artisans of TidewaterMarilyn Drange

Kathy Turnauer and the Artisans had a great time decorating wine bottles into creative works of art in April.

Marylou Convery and the Artisans painted a watercolor beach scene. Everyone had fun and best of all no experience was necessary. The Artisans painted with alcohol inks while sipping martinis.

All residents are welcome to join the Artisans and explore their inner artistic talents and relax with their Tidewater neighbors.
