Why not build on site?- Consistent feedback from the

community was to protect the site’s natural resources

- Given the site layout, there is limited space for the vehicles, materials and equipment for the 80-person construction crew

- There would be no outdoor space for students, which would limit their academic programming

Geothermal wellsMoving the wellfield after construction would add considerably to the cost

and extend the project by 6-8 months,

at a minimum.

In addition, the new school would not have heat/AC until the new

wellfield is built (6-8 months).

Why the shared campus solution?• Facilities staff looked at how all

of the division’s buildings are being used

• Hermitage Elementary has the space and capacity to share a campus as well as a nearby location

• The building has an additional multi-use room and meeting spaces for Thoroughgood’s use

- Dey Elementary is using 20 right now for its modernization project (pictured left)

- 24 schools and centers use portables each day, 11 are elementary schools (including Thoroughgood)

What about inclement weather/natural disaster?

• Custom decking will be added, similar to the portables at Dey Elementary

• In case of emergency, all students will shelter inside the building

• Drills will be held throughout the year • The Office of Safety and Loss Control

and Fire Marshal have made site visits and determined the quickest entry and exit points

• Covered walkways are cost prohibitive for the project

• Adding second parking lot for staff and guests

Traffic and parking

• Schools will operate on separate schedules

• Worked with city traffic engineers to evaluate traffic patterns

• Second crossing guard will be assigned to the school

• Schools will coordinate special events to not have them at the same time

Cafeteria:Hermitage students will continue to use the school’s cafeteria. The multi-use room will be modified to be used as the Thoroughgood cafeteria.

Shared spaces

Library:Hermitage’s library will be scheduled for use by both schools and collaborate to increase volume of popular books. Thoroughgood teachers will bring their classroom libraries with them.

Shared spaces for P.E.

• Thoroughgood will use the music room as a gym

• For outdoors, even with the addition of the learning village, there is approximately 2.8 acres of open space for recess, P.E. and other activities

Planned Project Alternative(Not recommended by staff)

Timeline • Keeps with current timeline, with new Thoroughgood opening by Fall 2020

• Extends project by a minimum of 9-12 months (including time for redesign)

Costs

$800,000 (Estimate)• Fencing• Decking• Security cameras• Radios• Moving/maintaining portables• Restrooms• Additional parking lot• Relocation of

technology/infrastructure

$2 Million (Estimate)• Cutting down the trees• Modified design fee • HVAC rental for 6-8 months while

wells are being installed • Price of market increase (2% each

6 months)

Other Impact• Thoroughgood students will be in an

outdoor learning village for two years• Some challenges with traffic and parking

• Limits academic programming for Thoroughgood students
