I sincerely apologise that you feel we have not made any direct engagement with Sunderland University regarding the above application. However, I did personally call the University in May 2017, before our application was made, and was directed to the accommodation office. The member of staff asked me to email the office directly and said they would pass it to the relevant department. Please see email below, dated 26 May 2017. We did receive an automatic response from our email but no further correspondence was received. We have also been in discussion with the University through legal representatives, regarding another site that the University are disposing of and one of the questions asked by Sunderland University through their agent, was about our capability of financing two large sites in the Sunderland area, at the same time. This question was raised on 31 May 2017, within one week of our initial email to the University and before our application was made once again. Therefore, we had no doubt that the University were fully aware of what we were doing and had received our email. WYG are also aware of our involvement with the Forster Building in Sunderland, as we have supplied them with CGI's, which they have commented upon.

Dear Sir/Madam, I am writing to let you know that our company Jaspia Ltd have now acquired the Joplings building in Sunderland City Centre. It will be a fully serviced accommodation available for short and long term periods of stay. This development will attract students to enrol in Sunderland University with our proven marketing strategy, which has been utilised in our existing student developments in Teesside. It will also establish Sunderland City Centre as a student hub and place to live, as it has for other university cities such as York and Newcastle. We trust your accommodation office will not have any objections to this development as placement is not directly close to any of your accommodation blocks and it will be an added service and variety offered to future students. In turn , we hope to have your support in encouraging students and their visitors to stay and spend more time in Sunderland city centre, making it the positive place to be

Please find attached, a public consultation notice for the development.

Regards

Seema

PUBLIC CONSULTATION NOTICE

JOPLINGS BUILDING, JOHN STREET, SUNDERLAND SR1 1DP PROPOSED LUXURY 186NO. STUDENT BED ACCOMMODATION ON UPPER FLOORS

& RETENTION OF RETAIL UNITS AT GROUND FLOOR

We understand that this building has a prominent place in hearts of the local community and people would like to see it restored and put back into a viable use rather than being left vacant and falling into disrepair. The developers are fully committed to occupy the building and have all finances in place to proceed with the development once planning permission has been granted. The developers would like to reassure the local community and businesses, that this development will be forthcoming other than previous developers such as hoteliers and hospitality groups failed commitments.

We propose to keep the retail aspect on the ground floor, with the concept of high quality student accommodation for international and national students. The concept of this proposed type of accommodation will stand out to what is presently being provided within the City of Sunderland, which will ensure occupancy of the building will be encouraged for its perpetuity. It will accommodate students as wells as placement students, with short and long term contracts. This will assist in accommodating students in relation to the enrolment of new nursing courses of Sunderland University, when the students are on short term placements as well as full time courses. The accommodation will be fully serviced and will provide full and part time jobs for the local community. This development will attract students to enrol in Sunderland through the assistance of the developers proven marketing strategy which has been utilised used in their existing student developments in Teesside region. The developers work alongside agents based in International locations such as Europe and Asia. This development with no doubt, will encourage students and their visitors to stay in the city centre for longer periods, making it a more vibrant place to live and shop whilst having a significant positive impact in strengthening the local economy. It will establish Sunderland City Centre as a student hub and place to live, as it has for other university cities such as York and Newcastle.
