The Modern, the most recentarrival in South End loft living,is getting ready to welcome its
first residents. A little more than ayear ago, the 25-unit development at255 Northampton St. existed primari-ly on construction plans and in theimaginations of its developers, PEGProperties and New Boston Ventures,whose previous projects include theAllen House and Dover Lofts.
The fully realized version is a hand-some six-story building, designed bythe architectural firm of Domenech,Hicks & Krockmalnic of Boston.Interior spaces are the work of award-winning Boston designer DennisDuffy. Exclusive marketing agentsare David Crowley, Jamie Curtis, RobKilgore and Ricardo H. Rodriguez ofColdwell Banker Residential Broker-age. Prices range from $469,000 foran 845-square-foot, one-bedroom,one-bath unit to $765,000 for a 1,336-square-foot, two-bedroom, one-bathunit with city views. Sixty percent ofthe lofts, including three live-workspaces for artists, have already beensold.
The first floor of The Modern hous-es the lobby and the garage where tan-dem lift parking spaces are being soldseparately. The second through sixthfloors contain the residences, with
five units on each of the first three lev-els, four on the fifth floor, and fourpenthouses on the sixth floor. It wouldbe possible to combine two of thepenthouses for a much larger unit, andthere are other possibilities for com-bining units throughout the building.The condominiums here are fullybuilt out with state-of-the-art kitchensand excellent storage space. In the lobby, and in all of the build-ing’s common spaces, Duffy has usedwarm, inviting colors like burgundyand mustard. Natural slate tile andstriped carpeting are on the floors, andthe textured walls are a signatureDuffy touch. In the units themselves,Duffy also designed the kitchens andbaths.
A model has been created in Unit502, a two-bedroom home, andyoung Boston designers Dustin RockAxtman of Rock Axtman Design andElyse Smith of Elyse Smith Interiorshave collaborated to furnish it. “Weasked them to maintain a subdued andsophisticated palette and also to createan interior that is functional,” saysColdwell Banker’s Rodriguez. place that is elegant, modern and alittle edgy.” The combination ofunique pieces like a sculpturalRoto-tiller blade with antiques andmore modern furniture achievesthat goal.
“Some of the people who will livehere are accustomed to more tradi-tional homes, and we wanted toshow how they could use their ownfurnishings in a contemporaryway,” adds Smith. The designersalso made an effort to use SouthEnd vendors for this project. “Wethink it’s great for people to knowwhere they can go to find things,”they said.
In Unit 502, the kitchen andbathroom are near the interior frontdoor, and the open dining and liv-ing spaces take advantage of thefloor-to-ceiling windows at thefront of the home.
The kitchen is really lovely.Duffy has used Carrara marble forboth the island and the counters onthe back wall. The island is frontedwith brushed steel panels. Glass-fronted Thermofoil cabinets with asoft metallic finish and the Eco-Resin backsplash in a complemen-tary blue-gray combine with thepale marble to brighten up theentire rear corner of the room. Thestainless steel appliances are all byAmana and include a gas stove,refrigerator, microwave and dish-washer.
In addition to the furnishings inthe living and dining areas,Axtman and Smith have definedthe space through the use of colorand texture. For example, twoquite different area rugs on the pol-ished concrete floor differentiatethe dining room from the livingroom.
To help maintain the open feel-ing of a loft, fabric curtains havebeen used in place of doors to thetwo bedrooms. While both of theserooms are bright, the front roomfeatures a floor-to-ceiling window.The closet space is excellent.
In the bathroom, the wall abovethe long limestone vanity is mir-
rored and makes the space seemmuch larger. A deep soaking tubwith a lively patterned tile sur-round occupies one wall. The flooris also limestone tile.
These units have completelynew mechanical systems, includ-ing gas forced air heat and air con-ditioning. The open metal ductwork adds an architectural fea-
ture to the space. Each unit alsohas hookups for a washer anddryer.
A year ago, the developers hadexpressed the hope that The Mod-ern would be appealing to peoplein the neighborhood who neededmore space or former residentswho longed to return. Gratifyingly,both of those things have provedtrue.
