    SituationSulgrave is a popular historical conservation village situated on the borders of south Northamptonshire and north Oxfordshire between Brackley and Banbury. Sulgrave Manor was the ancestral home of George Washington, dating back to the mid-16th century.     The Watermill Believed to date back to the 16th Century, The Watermill is built of limestone under a slate roof and is Grade II Listed. Situated on the edge of the village, it is a unique property with flexible family accommodation arranged over several floors.

    Alleged to have been granted to the Washington family - direct ancestors of George Washington, the first President of the USA, its unusual layout takes into account the former mill workings. In 1788, a steam engine built by James Watt was installed, for which at the time, over £600 was raised on the London Stock Exchange.

    The entrance hall on the ground floor is double aspect with flagstone floor. To the right is the library with open fireplace and beyond a double bedroom with en suite shower room.

    Stairs rise from the entrance hall to the former wheel house, now converted into the drawing room with corner fireplace and the former wheel itself as a distinctive feature. Adjacent to the drawing room is a large cloakroom with access to the garden.

    A staircase rises from the landing to the open plan dining room/sitting room and kitchen. Situated on the top floor of the house, the vaulted beamed ceiling and double aspect rooms offer a sense of space and light. The kitchen has wooden wall and base units with granite work surfaces.     Directions to viewFrom Banbury take the A422 towards Brackley. At the top of the hill at the end of the dual carriageway, turn left at the roundabout onto the B4525 towards Thorpe Mandeville. Continue along this road for about 3 miles and turn left as sign-posted Thorpe Mandeville and Sulgrave. After a further 2 miles, turn right as signed to Sulgrave. On entering the village continue into the centre and just after the village shop on the left hand side, turn left onto Stockwell Lane. Proceed down the lane and fork right into The Watermill.
