2 President’s Message JULY 2018

I recently had medical emergency and was hospitalized. It happened 2 days before our 4th of July party. 13 volunteers stepped forward to make the party happen. I was told there was over 100 people there. One board member sent me a letter recently about how when she and her family were younger, they got together with neighbors and friends to have fun times that cost very little money. I think we can have more events like our recent party to meet your neighbors. I will work on a few ideas and let you know what is next.

MANAGER’S REPORT

The seal coating was completed in colony 1, and I have received one bid for seal coating, patching, and curb repair in colony 2. I will obtain two more bids, and we will plan on completing in the fall.

Stefanie and I have completed property inspections of three of the four colonies, and plan on finishing the last colony (2) next week. We will then send out letters to home owners, mostly regarding fence repairs.

I have inspected sidewalks and have quite a list of bad concrete. I will be obtaining bids on those to present at the next board meeting.

We had to replace the pool gate controllers at all four pool gates. Our phone company upgraded their equipment, and our old equipment was no longer compatible. Luckily we were able to accomplish these repairs right before the pool season opened, and all is running smoothly!

SIGN UP NOW FOR ELECTRONIC DUES PAYMENT

Four Colonies residents now have the opportunity to pay their monthly dues electronically.

To participate, residents must go to the office and provide your bank account information.

Also you will need to sign the bank's required written authorization to participate in the withdrawal.

Four Colonies will authorize your electronic dues payment on the 15th of each month or the first business day thereafter.

Let there be light!! Lots of lights As you have heard, this year Four Colonies will replace the lights that border our walkways, streets and cul-de-sacs with more efficient and longer-lasting LED lights. The design of the light unit was approved by the Board of Directors at its May meeting. A picture of that light unit can be seen here. Because these fixtures will put more light on the ground, fewer of them will be needed along the walkways and streets. In addition, power to these lights will be from the Association’s power grid. As a result, those houses that currently supply power to walkway lights will no longer have a small discount on their HOA dues. Removal of that discount should be offset by a slightly lower electric bill at those houses. Once an electrical contractor is hired, installation should begin in the fall and continue into early 2019. Questions regarding dues and the light installation should be directed to the HOA office.

Collection will be made on the following MONDAY dates:

Thank you for choosing Republic Waste for your yard waste recycling needs. We appreciate your business and look forward to a great year.

All items must be packaged in paper lawn waste bags or tied into 18’ x 36” bundles.

Route Service begins at 7:00 a.m. Please make sure all items are easily accessible from the street.

We only pickup natural yard waste including grass, leaves, tree limbs, flower or garden plants (without their pots), walnuts, apples, Christmas trees (6’ or less), etc. All materials collected are taken to a licensed compost facility. This recycling facility does not allow for ANY trash, landscape, or construction materials. If bags contain trash or foreign material they will have to be left at the curb. Any plastic inside your bag will be considered trash and not picked up. We do NOT collect animal waste. Please tie brush securely with rope or twine – not wire. Mark bundles of thorns for the driver’s safety. Christmas Trees are the only items that do not require bagging or bundling. We will accept Christmas trees up to 6’ in length, if larger please cut in half.

Maximum item weight is 50 pounds. Do not use plastic tape on paper bags since it is not biodegradable. We suggest that you bundle or use boxes for small brush, wood or items that would easily break a bag during removal. We ask you to not use cans for your waste.

Architectural Control Approval is required before any permanent exterior change is made. This would include the re-

moval of a fence, the removal of trees, the addition of trees and shrubs, basically any addition, or removal or replace-

ment.

If you are planning to rebuild a deck or a fence in the same way it is currently designed, it is still necessary to get

approval.

Architectural control helps to ensure that changes will fit in with the aesthetics of the surroundings. The look of your

home impacts the look and value of your neighbors home. The reverse is also true; what your neighbor does to the ex-

terior of his home impacts your home value. The Architectural Control Committee works hard to quickly approve

homeowner requests.

PARKING REMINDERS

We do not allow commercial vehicles

We do not allow vehicles to be stored. If they are not operational or in regular use,

they are not allowed to be parked in Four Colonies.

Article III, Section 3 of the Revised Bylaws

Parking Rights. The Owner or Owners of a Lot which does not have on-lot parking shall be

entitled to no more than two automobile parking spaces as near to the owned lot as practical.

The Owner or Owners of a Lot which has on-lot parking shall be entitled to no more than one

additional automobile parking space as near to the owned Lot as practical. Garages and

carports shall be considered to be on-lot parking facilities. (Adopted: September 18, 1989)

The second space should not interfere with your neighbors’ parking by their front doors.

Guests should be instructed to park in a clubhouse parking lot. Any additional vehicles should

be parked where they do not interfere with your neighbors parking privileges.

REGULAR BOARD MEETING MINUTE

MAY 21, 2018

The Homeowner’s Forum started at 5:45 p.m. There were eight homeowners present. CFS Engineers did a

presentation concerning the exterior lighting project. A sample of the recommended fixture was on display.

Discussion followed.

President Linda Khan called the Regular Board Meeting of May 21, 2018 to order at 6:30 p.m. A quorum

was present.

Ms. Khan made the motion to ratify the Board members elected April 16, 2018 (Amy Guion, Sara Hurley,

Ann Schenke, Dale Thomas, and Stefanie Weishaar). Mr. Burgdorfer seconded. The motion passed.

Mr. Thomas made the motion to ratify the officers that were elected in the executive session on April 16, 2018. They are:

Common Facilities – Mr. Burgdorfer reported the committee plans to upgrade Clubhouse 3 inside and they are assessing what needs to be done. They are also working on renovating the outdoor basketball court at Clubhouse 3. Mr. Burgdorfer reported the committee wants to purchase 3 metal trash cans. Discussion followed. Mr. Burgdorfer made the motion to purchase 3 metal trash cans. Mr. Thomas seconded. The motion passed. (Vote #6) Finance- The Board received copies of the financial reports. Discussion followed. Grounds- Mr. Thomas reported the ground committee met May 8, 2018 and he was looking forward to Chairing the committee. Painting – There was no report. Social – Ms. Khan reported the committee was working on plans for a July 1, 2018 celebration. Also the community Garage Sale is scheduled for June 1, June 2, and June 3. She is also on the committee to upgrade the entrance signs. Long Range Planning Committee – There was no report Communications - Ms. Guion reported on some new ideas for homeowner communication. Ms. Schenke made the motion to adjourn, seconded by Ms. Weishaar. The meeting adjourned at 8:30 p.m.

The low number of sales during this period was the result of low, low inventory.

sold in one day. This latter property had three offers, all over asking price.
