On your behalf, I extend a warm welcome to Nancy Bouillon and her Val Roca Property Management team.

As you would expect, Val Roca has a busy agenda the first few months with the transfer of numerous files, changing banking authorizations, contracting the comple-tion of ongoing projects, working with the Board and our engineering company to finalize our Reserve Fund Study, conferring with our auditor to verify our financial situation on transfer from Axia, and with the Board to prepare a new budget for FY 2018-2019.

All that, while adjusting to the increased reporting demands of the new Condo Act.

The good news is the Val Roca offices are right in our building and as a result, response times have improved already.

The exercise room at the Saint George just keeps getting better. Improve-ments began with the reorganization of equipment to create a more flexible workout space. Recent changes include the installation of new equipment and upgrades.

Most noticeable are the universal gym and a third treadmill. The universal gym is safer and more adaptable to individual users. The third treadmill reflects the popularity of this piece of equipment. The stationary cycle and exercise benches are improvements over the previous items . New dumb-bells and weights will help reduce sound transfer when this equipment is properly used.

Two orientation sessions are being scheduled to demonstrate the safe and appropriate way to use this new equipment. There will be an evening session from 7:15-8:15 pm on Tuesday,

April 10 and a Saturday morning session on April 14 from 10:00-11:00 am. Residents are encouraged to take advantage of these sessions and learn more about the new equipment now available.

Further, respondents to the exercise room survey recommended that a monitoring system be put in place. Such a monitoring system would be helpful for individual users of the exercise room, and perhaps the swimming pool and deck, who might require assistance but be unable to call for that assistance themselves. Various options for such a monitoring system are being considered. It is expected that a preferred option will be identified and put in place in the near future.

Fitness/Gym Equipment Update by George Hack

Maintenance update by Lorne Richardson Over the past year, your Board of Directors has approved a number of actions including preventa-tive maintenance routines. Additionally, the Annual Spring Inspection is used by the Board to catch small problems before they become big ones. As part of The St. George’s Reserve Fund initiatives, the Exterior Caulking Project – Part I (covering two thirds of the building) commenced last Fall. Because the materials used allow work to minus 27 degree weather, the project continued into December. The project is 80% completed, with the area over the garage entrance remaining. This will be completed in this Spring. Still to be approved is Part II, covering the remaining one third of the building. A Garage Condition & Rehab Assessment is being prepared by Keller Engineering. The report will include a recommended schedule for required repairs and enable the garage painting and floor asphalt repairs to be scheduled (which have been put on hold pending the assessment.) The Board is looking to the future by directing Keller Engineering to consider options that include recharging stations for electrical vehicles. Last April, the Annual Spring Inspection observed a number of items requiring corrective action – both large and small. Our Condominium Manager has corrected 49 of those observations. Some actions can be seen by owners and residents, for example, the fire door on Level 2A now closes properly and a handle was replaced on the sliding door in the pool area. Other actions have been taken but are not apparent to owners and residents, for example, the painting a roof-level door and the repair of a leaking pipe in the fire pump room.

CPR A/AED training on Saturday, April 28 from 9 am to noon

What would you do if someone collapsed or was choking?

Could you identify the signs of a heart attack or a stroke?

Would you know how to perform cardio pulmonary resuscitation (CPR)?

Do you know how to use either of the two automated external defibrillators (AEDs) located at the St George (just off the lobby before the door to the li-brary/recycling room, and on the 19th floor between units 1901 and 1902), or AEDs in public spaces all over Ottawa and all around the world?

In only 3 hours, you will have all the answers by taking the CPR A/AED course sponsored by the St. George Board for residents and non-resident owners on Saturday April 28 from 9am – noon in the lobby of the St George.

The bilingual instructor from the Ottawa Paramedic Service will cover basic functions in CPR, treatment of a conscious and unconscious adult choking victim, as well as heart attack and stroke. Course content includes:

Scene management and primary assessment

Anatomy and physiology

Adult CPR and choking procedures

Automated external defibrillation (AED)

Cardiovascular emergencies: heart attack, angina, stroke and transient ischemic attack (TIA).

Although the course will be given primarily in English, participation in French is welcome. The manual is bilingual.

This course is suitable for those who have never had training in CPR or AED, and those for whom it is time for annual recertification.

It doesn’t get more convenient than taking the course right in the lobby of the St George. To sign up for the course, please add your name, unit number, and e-mail address to the notice in the lobby, or contact Maria (Mary) Samson at [email protected] or 613-241-1622.

WHY ASTHMA AND PERFUMES DON’T MIX Researchers have found that the intense smells associated with perfume can prompt respiratory symptoms, including coughing and wheezing, even in people who don’t have asthma.

For those who already have airways compromised by asthma, reactions to perfumes and other scented products can be more severe. The cause is usually not the fragrance

itself but the some of the many chemicals used to create them.

Confined spaces such as automobiles, public transit and ELEVATORS can be very problematic for those suffering from asthma.

We are asking you, as a resident of the St. George, to refrain from wearing perfumes and other scented products, particularly in our elevators.

Your understanding and co-operation are appreciated.

DRIVING SAFELY AND RESPONSIBLY IN THE GARAGE - Speed limit signs are posted and procedures for opening and entering through the doors on B1 and B2 are clearly visible, however, one place which requires extra attention is in front of the door on B2, when it has been opened and a car is entering down the ramp from B1. If another car is exiting coming up the ramp from B3, it must turn left in front of the B2 door. If it reaches B2 at the same time as the car entering, it must stop at the top of the ramp and give priority to the car entering to avoid driving over the door activation cable on the floor, which will cause the door to close on the incoming car.

Annual Clothing and Household Items Drive April 21 Got more stuff than room for it? Bring the extras to the St George lobby on Saturday, April 21 between 9:00 AM and noon and help the Canadian Diabetes Association. The items will be picked up and sold to Value Vil-lage by the Canadian Diabetes Association which uses the proceeds raised to support its research, advocacy, education and programs. What items do they accept? Clothing, bedding, belts, handbags, yarn, hats, footwear, toasters, toys, dishes, cell phones, and small electronics. Volunteer coordinator is Krystyna, [email protected]
