HIS seaside propert y is, without qu esti on, the finest marinesubdivision that has been or can be offered for sale.It is quite uni qu e. It is close to a beautiful sandybeach, and, being on t he lower slopes of the hill, it can bereached without fa tigue - yet it is high enough to enjoy

one of the most beautiful panora mas of beach , estuary, sand dunes,hills, an d dist ant snow-clad moun tain ranges, t ogether with the Sumner

Promenade and Cave Rock in the foreground. No such combinat ionof natural beauties can be found elsewhere. The excellent tram serviceconnect ing Sumner with Christchurch in 37 minutes, has a stopping placeat the foot of the Sp ur. This Spur was the first selection of hill property

for residential purposes. It was chosen by Mr. S. Hurst Seager as beingan ideal spot for carrying out his ideas of a garden suburb. The wholeof the property was laid out as a garden, and the site for the cottagesselected so that no cottage should-overlook or interfere in any way withits neighbours. On eight of the sites, cottages have been built from theplans of Mr. Seager , and under his superintendence, leaving three siteswith the same advantages as the rest , on which cottages may be built .These will also be designed by him in the same charact er , so that the

harmony of the whole will be undisturbed . Each cottage has an unin­terrupted view, is surrounded with well-grown trees, shrubs and flowers,and is reached by well-formed asphalt paths. These will remain as atpresent, and mutual easements will be given. There is an entrance to allthe cott ages both from the old Christchurch Road close to the stoppingplace of trams, and from the Clift on Road. Each site has it s legal frontageas shown by the plan.

A good high pressure water supply and gas are laid on to all the .cot­tages, and the drainage is connecte d with the main sewage system.

Sumner, as is well known, has an ideal winter climate, but it is notso generally known that the temperature on the hill is several degrees

warmer In winter and cooler in summer than that on the flat. Theclimate is, therefore, ideal throughout the whole year. The soil is ex­cellent, and the Spur is noted for it s blaze of spring and early summerflowers. All the cottages have been continuously let since their erect ionat good rentals. The property as a whole is therefore a first-class in­vestment, whil e it offers to purchasers an opportunity of securing siteswhich must increase in value, for there are no others to compete withthem in the advantages which they individually possess.

In order that the beauty of the whole shall not be in any way des­troyed, no dividing fences will be permitted other than 4-wire fences,with light iron standards. The outer boundary of the property is fencedand enclosed by gates at the ent rances on both roads .

The cost of maintaining the joint asphalt paths and banks averagesabout £10 per annum. This would therefore be ab out £1 per annumper section. All the cottages ar e numbered, and their positi ons shownin views Nos. I ; 2, and J . They have all been painted every third orfourth year since the date of their erection. They were painted recentlyand are in first-class order. Plans of all the cottages are given. Atime for sale has been chosen, when the greater number of tenancies
