As the economic recovery continues to build, Americans are again able to consume and invest; and with recent reports from the U.S. Census Bureau noting 34 percent of American households are rental units, investors are taking notice and rushing to reap benefits of placing investment funds in single- and multi-unit residential property.
“Investor demand for single family properties remains strong,” says Kirk McGary, CEO of Real Property Management, citing a recent study from Zelman & Associates that found investor demand for residential properties ranking at 60.9 on a scale of 0-100. “Trends like this in the housing market have created significant demand for property management companies like ours, as investors choose to put their money in real estate as opposed to the alternatives.”
Although there are many investment options available, real estate vehicles offer the ability to finance a portion of the purchase price to leverage the initial investment to control an asset valued much higher – unlike stocks, bonds and CDs. With lower interest rates available, a small increase in the value of a leveraged property investment can carry a greater return than an unleveraged investment — approximately 12 percent gross according to the same study by Zelman & Associates.
Investing in real estate also offers tax benefits where earnings from investments in CDs, bonds and stocks are taxed. By making deductions from the profit on mortgage interest, cost of property repairs and depreciation, property owners are writing off depreciation of an asset that is actually ascending providing yearly benefits to a long-term investment.

KITCHENS REMAIN A TOP REMODELING PROJECT IN 2014Article by: NARI
Kitchens remain a top remodeling project in 2014, according to the Member Profile Study done by the National Association of the Remodeling Industry (NARI), in time for National Home Improvement Month this May. Eighty-two percent of NARI members identify kitchens as their No. 1 service.
This year, the association’s 2014 CotY Awards program, which recognizes top projects in 25 categories, totaled nearly $73 million worth of remodeling projects and identified national trends emerging, especially in the areas of kitchen updates.
“Consumers want practical, comfortable kitchens that are efficient to use and easy to live in,” says Tom O’Grady, CR, CKBR, chairman of NARI’s Strategic Planning. “Bigger isn’t better, but homeowners still want a feeling of space, and open concept and islands are still part of kitchen trends in 2014.”
Improving the overall look and feel of the kitchen was most often cited as the main motivating factor by homeowners for remodeling, followed by improving function on the CotY entries.
LIGHTINGThe continuing trend of fewer upper cabinets in the kitchen creates more space for decorative task lighting, often on adjustable arms that gives the option to have the light directed where it is needed most. Decorative task fixtures in black, iron and aged brass finishes make a statement. Other trends include:
• Pendant lights over kitchen islands continue to be a great opportunity to bring style into the mix
• Chandeliers in kitchens add a pretty and an unexpected sparkle and can soften up the hard lines and smooth surfaces of appliances and countertops below

Is it finally time to sell your house?
That’s the question on homeowners’ minds as house prices just posted their largest annual gain since 2005. Congrats to those no longer “underwater” on their mortgages, even as interest rates remain tantalizingly low. But here’s the catch: Those same higher prices can make buyers as choosy as a restaurant reviewer.
“A house with a $1,600 mortgage payment last year now has a $2,000 mortgage payment,” one broker told the Wall Street Journal. “Buyers are saying, ‘I better like it.’”
To increase your home’s “like” quotient, read on to see which upgrades are worth making and which aren’t.
WORTH IT: A new front door. Strictly in terms of return on investment, a steel one topped the list of Remodeling magazine’s annual Cost vs. Value Report for 2014 – recouping 96.6 percent of the average price. But a fresh coat of paint can work wonders, too.
NOT WORTH IT: A home-office remodel. We know what you’re thinking: With so many more people working from home, wouldn’t it be brilliant to rewire the space for electronic equipment, say, and install commercial-grade carpeting? Not really. The magazine gave it the lowest return on investment (48.9 percent), and the guy who oversaw the study says, “Home offices don’t sell houses.”
WORTH IT: A back-up power generator. It’s the biggest gainer in the study, jumping 28 percent over last year, and plays especially well in areas brutalized by storms.
NOT WORTH IT: Major bathroom work. “You could install the most spectacular jetted tub, and it still might not suit a buyer,” says Patsy O’Neill, a sales associate in Montclair, N.J. “Meanwhile, you’d have spent tens of thousands of dollars.”
WORTH IT: Roofing replacement. There’s a reason this ultimate “curb appeal” enhancer consistently makes Remodeling’s list and is up 11.2 percent over even last year: A roof is the first thing prospective buyers notice even before exiting their cars, and you can kiss that sale good-bye if yours looks like it’s been through hell.
NOT WORTH IT: Major kitchen renovations. Again, the key word is “major,” and again it’s a “taste” issue.
