On yOur MarK, gEt SEt – gO! We are officially in our spring real estate sea-son. Our Portland market saw an increase in real estate activity across the board in Feb-ruary. The 1,648 closed sales posted for the month outpaced last February’s by 12%. Which amounts to the best February since 2007! Pending sales were 37% higher than February 2014. New listings were up 22% from February 2014. We’re still dealing with low inventory as we dropped to 3.0 months of inventory. Inventory is calculated by –di-viding active listings at the end of the month by closed sales for that month. A balanced market is 6 months. Yes, we are deep in a sellers’ market. Sellers -- you still must hire a strong broker who will price your property with the market, present it in the very best way and work for that paycheck! My mar-keting team produces a top of the line True View property suite for every property. Ask me about it!

I hold my own open houses and I really en-joy them. I get to meet people, understand what it is they are looking for, how long they have been looking and what their plan may be. This past month I have had a few serious conversations with buyers. Serious because they are honestly worn out and frustrated by the fast paced market we find ourselves. Properties tend to get multiple offers before some buyers can even schedule a showing. My heart goes out to these buyers, because now is really one of the best times to buy a home. Why? Our interest rates hover around 3.5% and rents continue to rise.

Top 5 Ways a Buyer can Avoid an Emotional Meltdown.

A home purchase can be the perfect storm for an emotional meltdown. Think about it, we’re talking about one of the biggest financial investments we will make in our life, so much is happening in a relatively short time, if you have a family then you have the added pressure of making sure there is a roof over everyone’s head, coordinating the actual move and things can change on a dime!

5) Make your offer a strong clean one: You want that property, so do others. You may not get a Seller Counter Offer or even a response. Be clear about what’s included or excluded in the sale. You don’t want to be moving in and find a big gaping hole where there is supposed to be a refrigerator!

4) Know your timelines: What’s happen-ing when and why? Contracts must have a begin and end date. Inspections, repair ne-gotiations / repairs and appraisals need to be safely in the allowed timelines.

3) Communication: Have the discussion with your real estate broker and lender as to what you want to know, how often you want to know it and the best mode to get it to you.

2) Be Flexible: Just when you think you’ve got it all planned, it will change. Do not make hard schedules for closing, possession or movers. Even the amount of closing costs can change due to an increase of insurance, HOA fees etc

1) Take a breath: We do this every day. If you have an experienced team working for you, it will all work itself out. Visualize yourself 30 days out…It will all be worth it!

Below, top-ranked national real estate expert and consumer advocate Rhonda Duffy shares 5 benefits of buying a home.

“If you’re caught in a renting rut or uncertain about joining the ranks of homeowners, you should consider the benefits of buying a home,” says Duffy. “Although home prices are slowly inching upward, now is still an excellent time to buy. This is especially true if you’re a first-time homebuyer. Here are five benefits of homeownership:”

1. Tax advantages When tax time rolls around, homeowners are entitled to deduct certain expenses related to their mortgage pay-ments and owning a home. Mortgage interest is typically deductible. In the early years of your loan, this is a sizable amount because a large portion of your mortgage pay-ment is interest. You can deduct mortgage points, which are fees you pay to receive a lower interest rate. You can also deduct your property tax, and you might be eligible to deduct your private mortgage insurance.

2. Appreciation When you rent, your money goes to someone else. There’s no benefit to you other than a roof over your head. When you buy, you earn appreciation as the value of your home goes up. Instead of paying rent, you’ll pay a mortgage and invest in future eturns. For example, if you buy a house for $150,000 and five years later, it’s valued at $200,000, you have a $50,000 return on your investment.

3. Catching an upswing in home values Although the increase in home prices nationally slowed last year, prices are expected to continue to rise this year. “If you want to buy before you’re priced out of the market, now is the time to make your move,” Rhonda says. 4. Low interest rates While mortgage interest rates are creeping upward, they remain at relatively low levels, especially compared to rates that were in the 8 to 9 percent range 20 years ago. Even as recently as 2007, rates were in the 6 percent range.

5. Pride of ownership Perhaps the most satisfying of all the benefits of buying a home is the sense of gratification you feel when you relax in your own home. You can remodel and update as you please, you don’t have to rely on a landlord for repairs, and you have a sense of stability

A home warranty is a service contract, not an insur-ance policy, and it is designed to repair or replace major systems and appliances that become inoperable due to normal wear and use. By contrast, home-owner’s insurance is designed to compensate or reimburse a homeowner for covered dam-ages or losses incurred by some unknown or contingent event.

What does that mean in the real world? If a water pipe ruptures and the house is fl ooded, for example, the home warranty may cover the repair of the pipe itself, while the homeowner’s insurance may cover any secondary damage to the home. As such, a Home Warranty Plan and homeowner’s in-surance can work together, offering your cli-ents budget protection and peace of mind.

Talking “Home Warranty” With Your Clients…

Many Real Estate Professionals simply hand a Home Warranty Brochure to their clients and say, “Don’t worry! If a system or appli-ance breaks down, the Home Warranty will cover it!” This statement can lead to prob-lems down the road for all parties involved.

Home Warranties typically cover items lo-cated within the main foundation of a home

that fail during the term of the Plan. Be aware of the limitations on a Plan. Limits come in two va-rieties: those that vary by com-pany and those that are fairly standard to the Industry. For in-stance, concreteencased items such as plumbing and electrical lines usually have a specifi ed dollar limitation that can vary from $500 to $1,000, depending on the company. Some standard Industry limitations include dam-age caused by pets, cosmetic defects, secondary damage, and more.

Being knowledgeable about the Plan you offer will enable you

to properly explain the benefi ts and limita-tions to your clients or better yet refer them to your local representative. This way they will have reasonable expectations of the service offered by the warranty, resulting in happy clients. And happy clients earn you more referrals!
