Aſter a long cold winter and a long wet spring, our community will come out to Guy Mason to catch up on news and have some grand fun. ere are activities for all ages, all day long. And this year, in honor of the 30 th An- niversary of Glover Park Day, we have a very special surprise…a Zip Line! For Kids Special Kids’ events include goats and other critters, a mechanical bull, a moon bounce, face painting, balloon art, sno cones, cotton candy, and fresh popcorn. All the kids’ events will be on the hill near Calvert Street. For the Whole Family Activities for the whole family abound. e day’s live music performances will feature six great bands. We have jazz, Dixieland, rock and roll, as well as a teenage Glover Parker who is a part-time troubadour. Much dancing as well! Bring Your Appetites Come hungry and eat well! We have a food court with scrumptious culinary offerings from Italy, Spain, Germany, Vietnam, and China as well as Uyghur cuisine and traditional American fare, including ribs, hamburgers, hot dogs, and wings. New Field Arrangements e baseball field will be the site for our local businesses, expert craſters, and community service agencies, including the Georgetown Public Library and the Second District Police. e police will offer fingerprinting for children and a special treat—a brand new, state of the art police car with sirens and flashing lights and who knows what else. And visit our Photo Station, where we will have props, hats, and all sorts of things for you to dress up and take photos. Share these on social media using #gloverparkday! spring, our community will come out to Guy Mason to catch up on news and have some grand fun. There are activities for all ages, all day long.

And this year, in honor of the 30th An-niversary of Glover Park Day, we have a very special surprise…a Zip Line!

The Gazette Needs You!

The Glover Park Gazette is delivered nine times a year to Glover Park residents. We rely on a small army of volunteers for this, and that army needs a new coordinator!

For many years, Elaine and Dick Sullivan have have ensured that the Gazette reaches your doorstep. They now need to pass the ba-ton to a new individual/couple/small team of neighbors who can continue their work. The key requirements are a love of Glover Park and a commitment to ensuring that the volunteer deliverers receive their bundles of Gazettes in advance of GPCA meetings.

The Sullivans have this process down to a science and are eager to work with their successors!

Can you take on this task, which requires only a few hours nine times a year? It would be a great family activity and is a tremendous contribution to the neighborhood.

Two years ago this month the pundits were raising concerns about a housing bubble like the one that occurred in 2008. I wrote a column in this paper about the conditions that constitute a bubble – but all indications were that rising prices would not be the prelude to a steep drop. Where do things stand now, given continued price increases in Glover Park, Burleith, and the DC region overall?

DC’s population growth has continued to be faster than that of the U.S. as a whole, and mortgage interest rates have remained very low. This has kept demand for housing high. The supply of homes for sale has increased only slowly, and this imbalance between demand and supply has sent prices ever higher. We have had 85 consecutive months of price appreciation! But mortgage lending standards have continued to remain relatively strict, so there are still no indications of a “bubble” of inflated prices.

What is emerging, though, is a tale of two markets: premium/luxury homes versus move-up/starter homes. On a national level the number of luxury homes for sale has increased almost 20% from March of 2016. The supply of more moderately priced

move-up and starter homes has increased also, but only by about 2.4%. This has had implications for price appreciation: it has slowed to a crawl for luxury homes while move-up and starter homes continue to increase in price at the rate of about 4% per annum nationwide – and more rapidly in strong markets like ours.

Here in DC, the “move-up” category of homes includes properties that sell for well over a million dollars - and even in this price range, homes are sold quickly for top dollar. In the last 30 days, homes priced from $500,000-$1.3 million sold on average in 30 days, with half of them selling in 14 days or less.

In contrast, however, homes sold at or above $2.5 million were on the market for an average of 181 days! Half of them took over 4 months to sell. This means that DC’s luxury market is rapidly becoming a market in which buyers have greater control over the price point. So if you’ve always wanted an over-the-top house or condo, now may be the time to make a move. Meantime, here are some recent, fabulous sales in Glover Park and Burleith.
