Italian adventurer, GiovanniVerrazano, was among the firstEuropeans to sense the “magic” ofthis special place in 1524.However, his highly favorable report tothe King of France, his sponsor, encouraging him to send French settlers went unheeded. Two years later Lucas Vasquez de Ayllon with three ships and a large group of Spanish settlers sailed into our harbor. They stayed only long enough to build what was possibly thefirst ship built in the New World after having wrecked one approaching Cape Fear.

The exploits of pirates darting in and out of the coastalwaterways of the Carolinas brought Col. William Rhett upfrom Charleston to seek out Blackbeard’s cohort, StedeBonnet, known as “the gentleman pirate”. Having careenedhis ship, The Royal James, in what is now known asBonnets Creek in Southport, Bonnet was caught by surprise and after “the battle of the sandbars” was takenprisoner and hung in the Charleston harbor.

Perhaps Maurice Moore felt the “magic” of the area as he brought his troops along the CapeFear River from South Carolina. On his way inland to assist in subduing the 1715 Indianuprising, he took note of the high bluffs and desirable land along the banks. Ten years later, accompanied by his brother, “King” Roger Moore and other relatives, Maurice and “TheFamily” as they came to be known, were given grants for immense tracts of land by theEnglish Lords Proprietors. In 1726 the Moore brothers laid out the colonial town ofBrunswick a few miles upriver and the first permanent English settlers established homesand engaged in the naval stores business of providing tar, pitch and turpentine to the moth-er country. Roger Moore also built Orton Plantation, the gardens of which can still beenjoyed by visitors today.

RT With people coming to the town to transact busi-

ness, the population continued to grow and by the1850’s became a favored resort with hotels andboarding houses. Tourists in the antebellum days ofthe 1850’s were eager to experience the “magic” ofSmithville and its healing breezes.

By the end of April, 1865 the war was over. Fourthof July celebrations resumed in 1868. The first cele-bration had started in 1795 and even todaySouthport is recognized as the official site of the North Carolina 4th of July Celebration.

Eager to do whatever it took to please developers who were planning to turn this fishingvillage into “the port of the South” and to attract the attention of the railroad magnates, the town leaders agreed to change the name to Southport and on May 29, 1887 it wasofficially renamed.

War came again in 1917 when America joined the allies to fight Germany. Red Crosschapters were formed immediately in Southport to provide for emergencies at Ft.Johnston and Ft. Caswell. Dr. J. Arthur Dosher returned home to set up his practice andwas appointed post physician for the quarantine station. Today’s Dosher Hospital isnamed for him, as he was instrumental in establishing Brunswick County’s first hospital.

Southport celebrated her bicentennial in1992 and her popularity as a resort townand excellent place to retire accelerated. Thelast decade has seen phenomenal growththroughout Brunswick County and moreand more folks have come to find thisquaint seaport village filled with “salubriousbreezes” just the place to find the lifestyleenjoyed during those “gentler, kinder” daysgone by. Yes, there is “magic” here, comeand experience it for yourself!

Oak Island The Cape Fear River had always been important to those living near its banks, and tothose who sailed along the Eastern seaboard. Oak Island began to play a significant role inthe early development of the North American Coast when Fort Caswell was established atits eastern tip in 1826 to protect the harbor entrance. However, early explorers knew theriver centuries ago. Later, with land access to Fort Caswell, Yaupon Beach provided thegateway to development of the beach area there and in what is now Long Beach.

Since Long Beach as an entity is a rather late development on Oak Island, the early histo-ry of the island is considered an integral part of the history of Long Beach as well. Thishistory deals primarily with 20th century developments. It could not be complete, howev-er, without recognizing that an earlier civilization lived here long before the Europeans

arrived. The coastal area was the homeland of the American Indians. They had developeda social structure even in their often nomadic life style. They knew and visited Oak Islandlong before the European steamroller made whites and Negroes the dominant races inthis area.

In 1939, Ernest F. Middleton, a timberman from Charleston, South Carolina, envisionedthe potential of Oak Island as an area for year-round living. The official opening of LongBeach took place in July 1, 1939. It was the grand opening of the newly built pavilionand canteen on a Saturday night with the musical sounds from Vince Eiserman, and hisorchestra from Florence, South Carolina. He played for the very first dance ever to beheld in the new Long Beach pavilion.

Everything is a little different today, but many still come to this family oriented atmos-phere which is second to none for beautiful beaches and what they still call “Beach Fever.”

Bald Head IslandDating back thousand of years, Smith Island beganits formation at the mouth of the Cape Fear River.Beginning as a small tidal flat, it begins to take itsshape. Marsh grasses and small scrub trees took root.

Throughout the centuries, native Indians livedthroughout this desolate island. The Marsh, tidalcreeks and ocean provided excellent fishing and shellfish to feed upon.

On Smith Island the river pilots would walk thehighest dune ridge where the ocean met the river insearch of incoming vessels. Then they would boardtheir boat and try to be the first pilot to reach thevessel. Their walks across the dune ridge wore all vegetation off the dune so that whenships approached the river, the first sight of land was a naked dune on Smith Island. Thatnaked dune looked at sea liker a man’s bald head. And so the name Bald Head Island wasborn. The large ships would look for the bald head island and the river pilots locatedthere to lead them to Wilmington. Today, a portion of the bald head is visible – althoughno longer bald. It is located at the end of Sand Piper Trail.

Pirates used Bald Head Island as a hideaway. The pirates would watch for vessels thatwould run aground on the Frying Pan Shoals, and then commandeer their cargo andvaluables. Bald Head Island was a favorite stopping point to refill their food supply andbury some of their loot! Along with Blackbeard, Stede Bonnet was one of the infamouspirates, who often used this island paradise as a hideaway.

During the increasing rumblings of mutiny, Bonnet met up with the ship Queen Anne’sRevenge, captained by the feared Edward Teach, nicknamed Blackbeard.

Many of the streets on the Island today are named after famous pirates that frequentedthese waters. Bald Head Island has been used as a vacationer’s paradise back to the early1900’s. That same Bald Head Island charm from the early 1900’s still holds true today asmuch as ever.

Just off the coast of Southport and themainland, at the mouth of the Cape

Fear River, is the pristine Island of BaldHead. The island is easily identifiable inthe distance by the wide-based, octagonshaped brick Bald Head Island Lighthouse, built in 1817 and retired in 1935 and cata-logued as the oldest lighthouse in North Carolina.

An 1817 lighthouse, known affectionately as “Old Baldy,” standssentinel over the island’s entrance, and the shops, restaurants andcharming residences of Harbour Village capture the essence of old-fashioned coastal communities—an architectural tone that resonates throughout the entire island.

Beautiful unspoiled beaches wrap up the island, including the majestic Cape Fear Point, the southernmost of North Carolina’s magnificent capes. Fourteenmiles of pristine beach are fully devoted to traditional seaside activities—such as finding theperfect shell, building a not-so-perfect sandcastle, and simply splashing about in the goldensurf. With classically designed coastal cottages along their periphery, Bald Head Island beach-es recall carefree days by the shore—an experience well worth preserving and passing downthrough the generations.

Modern-day Bald Head Island is a village with a cadre of year- round residents; a retreatfrom modern pressures with no automobiles; an upscale vacation resort featuring the exclu-sive Bald Head Island Club’s championship golf course. In the middle of the island, a vastmaritime forest preserve beckons adventuresome hikers and families seeking a shaded picnicspot among centuries –old live oaks, yaupons, and sabal palms. Across the northern edge ofthe island, 10,000 acres of tidal creeks and salt marsh stand forever protected as nature pre-serves. The gentle rise and fall of the topography, together with the variety of trees andplants, create an enchanted forest setting that is exceptionally rare along the coast.

The purchase of real estate is contingent on the contractthat the buyers and sellers agree to and sign that sets

into motion the necessary events that will eventually lead toa closing. A Closing refers to the meeting when the buyers, the sellers and their respective real estate agents meet at the closing attorney’s office to con-summate the delivery of a deed, the signing of notes, and the disbursement of funds neces-sary to the sale. The closing Attorney is skilled in real estate matters and has the necessaryexpertise to ensure that both parties’ interests are protected. The Attorney’s labor begins longbefore closing and continues until all matters are completed satisfactorily. This includes, titlesearch, document preparation and the orchestration of the closing itself.

Title Search and InsuranceA title search of the public records of the county in which the property is located is vitalto ensure that the current owner has a good title to the property purchased. In addition todetermining ownership, the title search should uncover all liens, encumbrances, covenants, easements, right of ways, and any other matters recorded against the respective property.

Title insurance will be required by the lender to insure against hazards inherent in realestate titles, but may not be apparent from the title search. Most title insurance policiesshould protect against defects.

Settlement StatementThe attorney has prepared a settlement statement for the closing, which is the mantle ofthe real estate transaction with respect to the financial aspects. This important statementlists all those charges that the buyers or the sellers must pay. It is also a balance sheetshowing debits, credits and adjustments to the buyer and seller resulting with the amountof cash the buyers must pay at closing and the net proceeds the sellers are to receive atclosing. Purchaser’s settlement costs must be paid with a certified check.

DeedThis is the singular most important document from the buyers point of view. This is thedocument by which the sellers transfer legal ownership of the property to you.

Note & MortgageIf you have borrowed money from a lending institution to help you finance the property, you will be required to execute at settlement a mortgage note and a mortgage. This noteoutlines the obligation between you and the lender for the amount borrowed.

ClosingWhen you employ a competent attorney and real estate agent working together in tan-dem to resolve problems before closing, your closing generally goes very well and smooth.Choosing an experienced real estate attorney to handle your transactions is of paramountimportance in protecting that investment.

When most people think about choosing a mortgage firm, they think about finding thelowest rate. Period.

Of course, financial considerations are important to every homebuyer, and you certainlyshould consider the different rates mortgage firms in your respective area offer on comparableloans. But you also want to find a mortgage professional you can trust, and someone youcan work with effectively. It’s sometimes very wise not to let rates be your only criteria.

1. Build a list of mortgage companies. Talk to people you know who have bought or refinanced a home recently. Check the newspaper’s real estate section or business section,or ask your real estate agent if their firm has an in-house loan originator.

2. Talk to a mortgage professional. Call or visit the firms on your list. Get a feel for whatit will be to work with them, and how they approach your needs. If you’re still uncertain, ask for references—recent homebuyers like yourself –and talk to them.

3. Compare rates for similar loans. Among the things you’ll want to discuss with prospectivefirms are the rates they offer on mortgages. But when comparing rates between firms, besure the rates are for comparable loans—and remember to include fees and other costs soyou’re really comparing apples to apples!

Two Key Factors in Qualifying for a Home LoanIn attempting to approve homebuyers for the type and amount of mortgage they want, mortgage companies basically look at two key factors: the borrower’s ability and willingnessto repay the loan. Ability to repay the mortgage is verified by your current employment andtotal income. Generally speaking, mortgage companies prefer for you to have been

The borrower’s willingness to repay is determined by examining how the property willbe used. For instance, will you be living there or just renting it out? Willingness is alsoclosely related to how much you have fulfilled previous financial commitments, thusemphasis on the credit report or rent and utility bills.

It is important to remember that there are no rules carved in stone. Each applicant ishandled on a case-by-case basis. So even if you come up a little short in one area, per-haps one of your stronger points will make up for the weak one. Everyone involved inreal estate is in the business of selling homes, in one way or another. Therefore, if theloan makes sense, mortgage firms and insurers will do their best to see that you qualify.

By its very nature, mortgage insurance is an aid to affordability, because it allows fami-lies to purchase homes with less cash on hand. The industry plays a central role in help-ing low-and moderate-income families become homeowners.
